This plan review is limited to the technical requirements contained in the Uniform Building Code,
Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state laws
regulating energy conservation, noise attenuation and access for the disabled. This plan review
is based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinances enforced by the Planning Department, Engineering Department,
Fire Department or other departments. Clearance from those departments may be required
prior to the issuance of a building permit.
Code sections cited are based on the 1997 UBC.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3,
1997 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.
To speed up the recheck process. please note on this list lor a COW) where each
correction item has been addressed, Le.. plan sheet number, soecification section. etc.

Submit three sets of plans for commerciallindustrial projects (two sets of
plans for residential projects). For expeditious processing, corrected sets can be
submitted in one of two ways:
1. Deliver all corrected sets of plans and calculationsheports directly to the
City of Carlsbad Building Department, 2075 Las Palmas Drive, Carlsbad, CA
92009, (760) 438-1 161. The City will route the plans to EsGil Corporation and the
Carlsbad Planning, Engineering and Fire Departments.
2. Bring one corrected set of plans and calculationsheports to EsGil
Corporation, 9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858)
560-1468. Deliver all remaining sets of plans and calculations/reports directly to
the City of Carlsbad Building Department for routing to their Planning, Engineering
and Fire Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not
be reviewed by the City Planning, Engineering and Fire Departments until review
by EsGil Corporation is complete.

Please revise the Suite 106 shown on the plans to be consistent with the permit
application that shows Suite 105 or whichever is correct.
On the first sheet of the plans indicate:

Indicate the use of all spaces adjacent to the area being remodeled or improved.
Please clearly show on the plans whether or not the demising wall shown on the
plans is new or existing.
Please reference on the floor plan the location of the partition wall details as
shown on sheet A-3.

A complete description of the activities and processes that will occur in this
tenant space should be provided. A listing of all materials should be included.
The materials listing should be stated in a form that would make classification in
Tables 3-D and 3-E possible. The building official may require a technical report
to identify and develop methods of protection from hazardous materials. Section
307.1.6.
a) Clearly show types of hazardous material is being stored or used. Provide a list of the proposed hazardous materials as per the types in UBC,
Tables 3-D, and 3-E. Provide the material safety data sheets (MSDS).

Ill-A liquids are used (in any amount), mechanical exhaust shall be provided
sufficient to produce six air changes per hour. Such mechanical exhaust shall be
taken from a point at or near the floor. UBC, Section 1202.2.2. Please
completely detail on the plans the required mechanical exhaust and make up
systems, if applicable.

Please show the glazing in the following locations to be of temperedkafety glazing
material in accordance with Section 2406.4 (see exceptions):
a) Fixed or operable panels adjacent to a door where the nearest exposed
edge of the glazing is within a 24-inch arc of either vertical edge of the door
in a closed position and where the bottom exposed edge of the glazing is
less than 60 inches above the walking surface.
Provide notes and/or details to show that the floor and wall finish in toilet rooms
are surfaced with a smooth hard non-absorbent material extending five inches up
the wall. Similar surfacing shall be provided on the walls from the floor to a height
of 4 feet around urinals and within water closet compartments. Section 807.
Please revise the note on the plan detail 5/A3 that suspended ceilings shall
comply with UBC Tables 25-A, 16-0 and 16-B.
Please show on the plans the type, size, spacing and gauge of the ceiling joists
that will support the gypsum wall board ceilings. Show the type and spacing of
any required intermediate supports for the allowable spans of the joists. Show
the manufacturer and the ICBO approval number for the joists or show an
alternate approved and listed gypsum wallboard ceiling support system.
Please show the janitor sink on the plumbing DWV plan as is shown on the floor
plan.
Please include in the Title 24 energy calculations the forms and calculations to
show the allowable watts to compare to the actual shown.
Please show in the restroom elevation detail or on the floor plan that the water
closet and lavatory are both positioned from the adjacent walls 18” to the center
of each fixture. Also dimension the required 28” clearance between the water
closet and the lavatory.
Please show on the floor plan the required 60 maneuvering circle within the
restrooms and that the circle does not encroach more than 12” into the circle.

Dear Ms. Balch,
We have submitted plans for a new Research and Production space we will be
occupying at 1817 Aston Avenue, Suite 105, in Carlsbad. I understand you have some
concerns regarding our operations and I hope I can alleviate them for you.
We will be using this new facility for two main purposes:
1. Production/Warehouse Area: fulfillment of vitamin/supplement orders for
our customers, using vitamins/supplements purchased from other
manufacturers (that they have produced off-site, in their facilities). We re-
package the vitamin/supplements into individual daily convenience
packages using CustomPak machines developed by Baxter Health Products
(they are a leader in the medical equipment industry). I have attached a
brochure showing the CustomPak machine and it’s specifications.
2. Research and DeveloDment Area: researching clinical and dietary
information used to support our doctors, clinics, and other related sales
outlets.
I was told that one of your concerns may be if our Research and Development staff
was actually mixing or producing vitamins/supplements. Our R & D staff does
“information” research only, we will not be doing any testing or manufacturing at this
facility.
