FOREWORD (PLEASE READ):
This plan review is limited to the technical requirements contained in the Uniform Building Code,
Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state laws
regulating energy conservation, noise attenuation and disabled access. This plan review is
based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinances enforced by the Planning Department, Engineering Department
or other departments.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3,
1997 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.
Please make all corrections on the original tracings, as requested in the correction list.
Submit three sets of plans for commerciallindustrial projects (two sets of plans for residential
projects). For expeditious processing, corrected sets can be submitted in one of two ways:
1. Deliver all corrected sets of plans and calculationslreports directly to the City of
Carlsbad Building Department, 2075 Las Palmas Drive, Carlsbad, CA 92009, (760) 438-1 161.
The City will route the plans to EsGil Corporation and the Carlsbad Planning, Engineering and
Fire Departments.
2. Bring one corrected set of plans and calculationslreports to EsGil Corporation, 9320
Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all remaining sets
of plans and calculations/reports directly to the City of Carlsbad Building Department for routing to
their Planning, Engineering and Fire Departments.

The following corrections are items not completely addressed from the previous plan

Item #8 Please detail the support of the gypsum drywall ceilings on the plans. Show the
type, size, spacing and gauge of the ceiling joists and the method and maximum
distance between supports or show other approved method of support. The restrooms
show gypsum wallboard ceilings. Please provide the information requested for
the ceiling supports.
Item #I1 Please reference on the construction plan the detail on sheet A-5 for the
corresponding proposed wall. Please reference the new wall added in front of
offices in room 111. Dimension the width of the hallway that will be created by the
wall.
Item #I2 The City of Carlsbad has adopted Appendix Chapter 29 and Table 29-A. Per
the table footnote # 5, the number of required water closets can be reduced by the
installation of a water closet, however, the number of water closets cannot be reduced to
less than on half the required number. Therefore, please revise the Men's restroom to
show two water closets and one urinal. Please show the added water closet on the
Plumbing sheet of the plans.
Item #I6 Please revise the Table number referenced to be for the current UPC edition.
Indicate on the water pipe sizing table shown on the plans the total developed length of
the water piping and the pressure range of the available pressure. Provide a total fixture
unit count. Show the branch pipe size to the multiple accommodation restrooms.
Please revise the water sizing table to be 6-5 as per current UPC edition. Provide
the available pressure at the tenant space. Show the corresponding water sizing
table. Show the types of water closets to be installed to justify the fixture unit
count shown for the restrooms.
Item #I7 Please show floor drains in the restrooms as per the requirements of UPC
Section 412.2.1. Detail the location and type of the automatic trap priming device for the
floor drains. This is not shown on the Plumbing plan. Please show both the floor
drain and the trap priming device on the plumbing floor plan and piping diagram.

This plan review is limited to the technical requirements contained in the Uniform Building Code,
Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state laws
regulating energy conservation, noise attenuation and access for the disabled. This plan review
is based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinances enforced by the Planning Department, Engineering Department,
Fire Department or other departments. Clearance from those departments may be required
prior to the issuance of a building permit.
Code sections cited are based on the 1997 UBC.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3,
1997 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.

plans for residential projects). For expeditious processing, corrected sets can be

City of Carlsbad Building Department, 2075 Las Palmas Drive, Carlsbad, CA
92009, (760) 438-1 161. The City will route the plans to EsGil Corporation and the
Carlsbad Planning, Engineering and Fire Departments.
2. Bring one corrected set of plans and calculationslreports to EsGil
Corporation, 9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858)
560-1468. Deliver all remaining sets of plans and calculationsheports directly to
the City of Carlsbad Building Department for routing to their Planning, Engineering
and Fire Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not
be reviewed by the City Planning, Engineering and Fire Departments until review
by EsGil Corporation is complete.
Please show the use of the adjacent tenant space on the plans.
Please identify the use of the room adjacent to rooms 119, 121, and 118.
Please dimension the opening width into the room above from room 11 1.
A complete description of the activities and processes that will occur in this
tenant space should be provided. A listing of all materials should be included.
The materials listing should be stated in a form that would make classification in
Tables 3-0 and 3-E possible. The building official may require a technical report
to identify and develop methods of protection from hazardous materials. Section
307.1.6.
a) Clearly show types of hazardous material is being stored or used. Provide
a list of the proposed hazardous materials as per the types in UBC,
Tables 3-D, and 3-E. Provide the material safety data sheets (MSDS).
Clearly show the amounts of each type of hazardous material to be stored
and in use.

6. In Groups B, F, M, and S Occupancies, or portions thereof, where Class I, 11, or
Ill-A liquids are used (in any amount), mechanical exhaust shall be provided
sufficient to produce six air changes per hour. Such mechanical exhaust shall be
taken from a point at or near the floor. UBC, Section 1202.2.2.
