Show dimensioned parking layout, including any required disabled access spaces. Section 107.2. INTERIOR WALL AND CEILING FINISHES Are you modifying the ceiling at all in proposed tenant space? If so, show compliance with CBC Section 803.13.2.1: Hangers and assembly members of dropped ceilings below a one-hour ceiling assembly shall be noncombustible materials except in Types III and V construction, where fire retardant treated wood may be used. Provide a note on the plans or on the finish schedule, stating, "Wall and ceiling materials shall not exceed the flame spread classifications in IBC Table 803.11. EXITS The plans shall designate the number of occupants to be accommodated on every floor, and in all rooms and spaces. Section 107.2.3. Show the common path of egress on the plans. The common path of egress travel shall not exceed the limit given in Table 1006.2.1. Are there adjacent tenants on the same floor as the proposed hearing clinic? Please clarify occupancy of adjacent suites on the plans. In each story of a mixed occupancy building, the maximum number of occupants served by a single exit shall be such that the sum of the ratios of the calculated number of occupants of the space divided by the allowable number of occupants for each occupancy does not exceed one. This signage is only allowed at the main exit. Section 1010.1.9.3. When additional doors are provided for egress purposes, they also shall conform to the requirements of Section 1010 (width, swing, hardware, etc.). Section 1010.1. Regardless of occupant load, a floor or landing not more than 1/2 inch below the threshold is required on each side of an egress door. Section 1010.1.7. Door landings shall have a length measured in the direction of travel of not less than 44 inches. Section 1010.1.6. GLASS AND GLAZING Specify on the plans the bay window glass type and thickness to show compliance with Section 2404. FIRE EXTINGUISHING Specify on the plans that portable fire extinguishers will be installed in the building in accordance with Section 906. . NON-RESIDENTIAL GREEN BUILDING STANDARDS (Additions and Alterations) The California Building Standards Commission (BSC) has adopted the Green Building Standards Code and must be enforced by the local building official. The Green Building Standards apply to nonresidential additions or tenant improvements throughout California. These standards apply to nonresidential additions of 1,000 sq. ft. or larger or alterations (tenant improvements) with a value of $200,000 or more. CGC Section 301.3. Please provide a project valuation which states the value of the project is less than $200,000 or Provide a sheet on the plans labeled "Green Building Code Requirements" and include the following notes as applicable. Low-emitting, fuel-efficient and carpool/van pool parking. Note on the plans that fuel-efficient vehicle parking will be provided in accordance with CGC Section 5.106.5.2. The specific details for the parking must be submitted and approved by Planning Department. Light pollution reduction. Note on the plans that exterior light pollution must comply with CGC section 5.106.8. Waste management. Note on the plans that the contractor must submit to the Engineering Department or other Agency that regulates construction waste management a Waste Management Plan that outlines the items listed in CGC Section 5.408.1.1. Recycling. Note on the plans that a minimum of 65% of construction waste is to be recycled and/or salvaged. CGC 5.408.1. Documentation shall be provided to the enforcing agency which demonstrates compliance. CGC Section 5.408.1.4. Recycling. Note on the plans that an identified, readily accessible area shall be provided that serves the entire building for collecting recycling, such as paper, cardboard, glass, plastics, metals, etc. CGC Section 5.410.1. Documentation. Note on the plans that a building "Systems Manual" as listed in CGC Section 5.410.2.5 shall be delivered to the building owner or representative and the facilities operator. Further, note on the plans that the "Systems Manual" shall contain the required features listed in CGC Section 5.410.2.5.1. Pollutant control. Note on the plans that during construction, ends of duct openings are to be sealed, and mechanical equipment is to be covered. CGC 5.504.3. Pollutant control. Note on the plans that VOC's must comply with the limitations listed in Section 5.504.4 and Tables 4.504.1, 5.504.4.1 5.504.4.2, 5.504.4.3 and 5.504.4.5 for: Adhesives, Sealants, Paints and Coatings, Carpet and Composition Wood Products. CGC 5.504.4. Pollutant control. Note on the plans that mechanically ventilated buildings shall provide regularly occupied areas with air filtration media for outside and return air that provides at least a Minimum Efficiency Reporting Value (MERV) of 8. MERV 8 filters, shall be installed prior to occupancy. CGC Section 5.504.5.3. Pollutant control. Note on the plans that where outdoor areas are provided for smoking, such areas are prohibited within 25' of building entries, windows and outdoor air intakes. Signage shall be posted to inform occupants of the prohibitions. CGC Section 5.504.7. Environmental comfort. Note on the plans that wall and floor assemblies separating tenant spaces (and tenant spaces from public spaces) shall have an STC of at least 40. CGC Section 5.507.4.3. Water reduction. Show on the plans the following maximum fixture flow rates from the table below. Revise general notes, plumbing plans, etc. to match. CGC 5.303. ES 110.3. Shut-Off Controls: Each floor, each space (not exceeding 5,000 square feet), and each type (general, display, and ornamental) of lighting shall be individually capable of being automatically shut-off when the building is unoccupied. Include the control design. ES 130.1(c). Occupancy controls are required to shut off all lighting in: Offices 250 square feet or smaller, multipurpose rooms of less than 1,000 square feet, conference rooms, and classrooms of any size. Note: The water heater thermostat may not be used for compliance with this Code section. CPC 407.3. Energy Standards 110(C)3. . ACCESSIBILITY FOR REMODELS, ADDITIONS, AND REPAIRS The following disabled access items are taken from the 2016 edition of California Building Code. Per Section 1.9.1.2, all privately funded public accommodations and commercial facilities shall be accessible to persons with disabilities. Show the existing accessible entrance door threshold, door hardware, door width, and maneuvering clearances on either side of the door in compliance with CBC 11 B-206.4. 70. ABI 732 Section 1, Article 5: 118600: All single-user toilet facilities in any business establishment, place of public accommodation, or state or local government agency shall be identified as all-gender toilet facilities by signage that complies with Title 24 of the California Code of Regulations and designated for use by no more than one occupant at a time or for family or assisted use. The location of and directions to the compliant restrooms shall be posted in or near the building entrance and shall include the International symbol of accessibility. 11 B-216.8. 72. Show the raised character and braille floor identification sign located at the landing of each floor level, adjacent to the door on the latch side. CBC 1023.9 and 1023.9.1. a. At the exit discharge level, the sign shall include a raised five-pointed star located to the left of the identifying floor level. ACCESSIBLE PARKING 73. Show that accessible parking spaces comply with Section 11 B-502.2 as follows: Single spaces shall be 14' wide and outlined to provide a 9' parking area and a 5' loading and unloading area. This loading/unloading area may be on either side of the vehicle. When more than one space is provided, in lieu of providing a 14' space for each space, two spaces can be provided within a 23' area with a 5' loading zone between each 9'0" wide space. Each space is to be a minimum of 18' in depth. 78. At least one in every fi accessible parking spaces (but not less than one) shall be served by an access aisle 8' in width and designated as VAN ACCESSIBLE, per Section 11 B-208.2.4.
