PURPOSE AND SCOPE This report presents, the results of a soil corrosivity study for the Lenscrafters building l o c a t e d w i t h i n the Plaza Camino Real Shopping Center in Carlsbad, California (see Vicinity Map Figu r e 1 ) T h e purpose of the study was. to evaluàe the soil and'moisture conditions at the site and, b a s e d o n t h e conditions encountered, provide recommendations pertaining to the observed floor slabL d i s t r e s s , The field investigation was conducted on March 25, 2008,,. and consisted of coring through t h e i n t e r i o r floor slab at 2 locations and drilling 2 exploratory borings to.a' depth of 'approximately, 5 feet below the ' floor slab. On June 25, 2008, 2 exploratory trenches were excavated outside the building adjacent to the footings. The trenches were excavated using hand equipthent to depths of approximat e l y 2 . 5 f e e t 'below existing grade.' Details of the field investigation and logs of our borings and t r e n c h e s a r e presented in Appendix A. Laboratory corrosivity tests, including water soluble sulfate content, chloride, pH and r e s i s t i v i t y , w e r e performed-on selected soil samples obtained from the borings. A discussion of the laboratory t e s t i n g and the test results are presented in Appendix B. ' ' ' •' . ' ' 'At our sugetion, V&A Engineering was retained by Kimco Realty to provide corrosion en g i n e e r i n g consultation. The recommendations presented heriu were developed as part of our collabora t i v e e f f o r t with V&A and thei± additional testing. The results of .their observations and testing servies will be included in a separate report. The recommendations presented herein are based on an analysis of the data obtained d u r i n g t h e investigation, our experience with similar soil condit ions,-and testing provided by V&A Engineering. The base map that we used to record the boring and trench locations consisted of a plan p r o v i d e d b y Lyons Warren; 'Engineers and Architects. The map depicts the floor plan and w a s - p r e p a r e d t o accurately, survey the distressed areas. We added the approximate locations of the exploratory excavations. The results are illustrated on the Boring and Trench Location Plan, Figure 2. ' 2 SITE AND PROJECT DESCRIPTION The Lenscrafters store is located near the wet end of the Plaa' Camino Real Shopping Center in '. Carlsbad, California. . (see Vicinity Map). The 'overall building is an L-shaped structure with ' approximately 11 retail businesses. The Lenscrafters store. is located on the extreme w e s t e r n e n d o f t h e L-shãped complex. CONCLUSIONS AND RECOMMENDATIONS V V ' V V 4.1 V General ' • 4.1d Based on our visual observations, the carpet that covers the concrete slab-on-grade floor, - V V • exhibits circular staining patterns in the form of concentricV rings. The, staining is most likely , V a result of corroding steel reinforcement within the concrete slab-on-grade Water or water V V V vapor transmission through the floor slab, or even water introduced .from the surface has V allowed the rust discoloration to migrate to, the surface through the cracks in the slab. Based', V V V V V on laboratory test results, the underlying subgrade soils are highly corrosive to concrete, V V V V V metallic pipes and steel reinforcement. , V V ' ' V.' 4.1.2. The existing concrete slab-on-grade is approximately 4 inches thick and underlain with •' ' V V approximately 4-inches of clean bedding sand. The V ' observed distress and floor slab deterioration is primarily an aesthetic problem. However, the V , V. 'V 'observed deformation of the floor surface could be a trip' hazard. The structural engineer 11 retained on this project, i.e. Lyon s.Warren Engineers and Architects,- should pr ovide an opinion regarding the structural Integrity of the building V ' 41 1.51. Laboratory tests were performed on representative subgrade soil samples to determine the V . : • water-soluble sulfate content..(Califomia Test No. 417), pH and Resistivity (California Test V , Method 643), Chloride Ion Content (AASHTO T291-94) and unconfined compressive strength (ASTMC 42). The vapor barrier should be installed in general conformance with ASTM £ 1643-98 and the manufacturer's recommendations. Stego Industries, LLC may be consulted for a list of available moisture barriers meeting the above criteria, • 4.3.4 . Crack-control joints should. be spaced at intervals no greater than 12 feet and, should be constructed using saw cuts or other methods as soon as practical following concrete • . . placement. Crack-control joints should extend a minimum depth of one-fourth of the slab thickness. Construction joints should be designed by the project structural engineer. ....• . . . . . .. 4.3.5 Special subgrade presaturation is not deemed necessary prior to placing concrete; however, 16 the exposed slab subgrad6 soil should be moisture conditioned, as necessary, to maintain a moist condition as would be expected in any such concrete placement. . 4.3.6 After removal of the existing floor slab, the subgrade soils should be proof-rolled with a heavy vibratory compactor. If yielding soils are observed, additional compactive effort may • be needed achieve a firm and unyielding subgrade condition.
