RE-LEVELING USING HELICAL PIERS The re-levellng/ underpinning of exterior footings can be performed utlllzlng 2-7 /8-lnch round pipe hellcal anchor piers with hellcal underpinning brackets Installed to a minimum torque of 2700 ft-lbs. For a minimum torque of 2700 ft-lbs, the allowable capacity of the hellcal pier Is 12 kips (FS = 2). The capacity of the hellcal piers Is determined from publlshed correlatlons with the lnstallatlon torque and should be verified by load testing during lnstallatlon. The hellcal piers should consist of 8-10 hellcal plates at minimum and Installed with a tension connection to transfer upllft forces on the house to the piers. Construction and Inspection requirements for lnstallatlon of the hellcal piers should be placed on the repair plans. The piers should be Installed to so that the top hellcal plate Is at least 15 feet bgs and founded on firm, competent materlals. The effect of group action wlll not be significant when the plles are spaced at least 3 times the diameter. Hellcal piers for this project are not Intended to resist seismic, wind, or lateral soll loads. Total and dlfferentlal settlement of the foundations where the piers have been Installed under their design loads Is expected to be less than :1/2 and :I/ 4 Inch, respectlvely. ADDITIONAL LATERAL SUPPORT USING HELICAL TIE-BACKS Based on the results of the floor level survey, it appears that the building has experienced some downslope movement. Therefore, it is recommended that helical tie-backs be Installed to provide lateral support for the structure. Surficlal slope stability analysis (using assumed shear parameters of unit weight of 120 pct, phi angle of 28 degrees, and cohesion of 150 psf) performed for a conservatively estimated 26.6 degree (2H:1V) slope to a depth of 5 feet indicates that the helical tie-backs should provide a minimum capacity of 100 psf for the top five feet to obtain a minimum factor of safety of 1.5 for surflclal slope stability. The shear values used for our analysis should be confirmed with testing during construction. The helical tie-backs should consist of a minimum of 1.5-lnch solid square or round shaft with 8-10 helices with a minimum length of 25 feet at an angle of 15 degrees below the horizontal. The minimum installation torque should be determined by the structural engineer based on the capacity required using a Kt factor of 10. LATERAL RESISTANCE Resistance to lateral loads wlll also be provided by passive earth pressure and base friction of the existing foundation system. Passive earth pressure may be developed at a rate of 150 psf per foot of depth. Base friction may be computed as 0.25 times the dead load. Base friction and passive earth pressure may be combined without reduction. These values are based on Class 4 materlals from Table 1806.2 of the 2019 CBC and should be verified during construction with testing. CORROSION Due to the corrosive potential of the onslte solls to ferrous metals, the piers should be galvanized or designed with adequate sacrlflclal thickness redundancy to provide a minimum SO-year design llfe. EXTERIOR REPAIR RECOMMENDATIONS The stablllzatlon should be performed by coordinated raising of the perimeter and Interior of the structure untll the maximum dlfferentlal elevation Is no more than 1 Inch across the bulldlng footprint. Upon completlon of the stablllzatlon operation, It Is recommended that the foundation be observed for cracks In the footings and stemwalls. Cracks In the footings and stemwalls greater than 1/8 Inch should be structurally evaluated and repaired so that the structural Integrity of the footing Is maintained. Foundation cracks less than or equal to 1/8-lnch-wlde should be Injection grouted with Simpson ETI-LV or GV epoxy and reinforced with Fortress Carbon Fiber Staples at 18 Inches on center across the crack. After the piers are Installed and the bulldlng Is llfted, structural grout should be Injected Into the space below the foundations and slabs to restore the orlglnal soll support to the structure. Addltlonally, the stablllzatlon may cause distress to the utlllty connections to the bulldlng. Care should be taken to protect the connections, and they should be monitored and tested upon completion of the stablllzatlon activities and repaired as necessary. Exterior repairs should be performed after the foundation repairs are made to restore the landscaping, Irrigation, and patios/sidewalks to their preconstructlon condition. Planters should be provided with area drains to prevent water ponding. Irrigation systems should be carefully Installed and monitored to ensure that solls near the bulldlng and/or slopes are not over-Irrigated. The site should be graded so that surface water flows away from structures at a minimum gradient of 5 percent for a minimum distance of :LO feet from structures. Impervious surfaces within :LO feet of structures should be sloped a minimum of 2 percent away from the bulldlng. Water should not be allowed to flow over graded areas or natural areas to cause erosion. Graded areas should be planted or otherwise protected from erosion by wind or water. Water should be directed to an approved outlet. INTERIOR REPAIR RECOMMENDATIONS Addltlonal distress to the bulldlng, such as drywall cracking may occur during the stablllzatlon. Therefore, It Is recommended that a quallfled contractor who speclallzes In performing such stablllzatlon performs the repairs. Cosmetic repairs to the bulldlng are llkely to consist of repairs to the Interior and exterior walls, celllngs, and floor surfaces. This work should be done after the stablllzatlon work Is completed. It Is recommended that any cracks within the Interior floor slab be repaired as detalled below. Slab cracks less than or equal to 1/4-lnch-wlde should be Injection grouted with Simpson ETI-LV or GV epoxy. Slab cracks greater than 1/ 4-lnch-wlde but less than 1/2-lnch-wlde should be fllled with Simpson ETI-LV or GV epoxy and reinforced with Fortress Carbon Fiber Staples at :LS Inches on center across the crack. Cracks greater than 1/2 Inches or more than 1/8 Inches vertlcal offset should be removed and replaced. The cracked section should be saw-cut and replaced with a new slab doweled Into the existing slab. The removed portions of the slab may be replaced with a new slab of the same thickness or thicker. The replacement slab should be reinforced with at least No. 4 steel reinforcing bars placed In both directions at :1.6 Inches on center. The reinforcement should be located In the mlddle one-third of the slab height. It Is recommended that "chairs" be utlllzed to aid In the placement and support of the reinforcement. Welded wire mesh Is not recommended. If a moisture barrier Is present, It should be reconstructed. The concrete utlllzed In the new slab should have a slump of 4 Inches or less. Cracks In the concrete can occur due to shrinkage. The above recommendations regarding the reinforcement and concrete design should be taken only as mlnlmal and should be verified by the project Structural Engineer. In the event that ceramic tlles are Installed as a future floor covering, It Is recommended that the floor tlles be underlaln with a sllp sheet or other method for reducing the potentlal for future cracking of the tlles. To provide adequate support, concrete slabs-on-grade should bear on a minimum of 1.8 Inches of compacted soll and should consist of a minimum of No. 3 reinforcing bars spaced 12 Inches on center each way. A 4-inch-thick section of rock base should be placed immedlately below the slab-on-grade. The compacted soll should be moisture conditioned to 2 to 4percent above optimum moisture content and compacted to at least 90 percent relatlve compaction. The flnal pad surfaces should be rolled to provide smooth, dense surfaces. Use of maximum control Joint spacing of no more than 8.0 feet In each direction and a construction Joint spacing of 10 to 12 feet should be used In the design of flatwork. Exterior flatwork that abuts foundations or slabs should be separated from adjacent foundations or slabs. If the subgrade earth materlals are allowed to become saturated, there Is a risk of heaving and vertlcal dlfferentlal movement of the exterior concrete hardscape, sldewalks, curbs/ gutters, etc. Therefore, proper drainage should be establlshed away from such Improvements and mlnlmal precipitation or Irrigation water allowed to percolate Into the earth materlals adjacent to and/or under the exterior concrete flatwork or hardscape, curbs/ gutters, etc. Slabs to receive moisture-sensitive coverings should be provided with a moisture vapor retarder/barrier. We recommend that a vapor retarder/barrier be designed and constructed according to the American Concrete Institute 302.1R, Concrete Floor and Slab Construction, which addresses moisture vapor retarder/barrier construction. At a minimum, the vapor retarder/barrier should comply with ASTM E1745 and have a nomlnal thickness of at least 10 mlls. The vapor retarder/barrier should be properly sealed, per the manufacturer's recommendations, and protected from punctures and other damage. Per the Portland Cement Association (www.cement.org/tech/cct__con_vapor_retarders.asp), for slabs with vapor-sensitive coverings, a layer of dry, granular materlal (sand) should be placed under the vapor retarder/barrier. For slabs In humidity-controlled areas, a layer of dry, granular materlal (sand) should be placed above the vapor retarder/barrier. EARTHWORK Earthwork at the site Is anticipated to be relatlvely minor and llmlted to excavation for the llftlng points, minor site grading, and subgrade preparation associated with the floor slab and foundation repair. The on-site solls are considered Mmedlum" expansive and should be moisture conditioned to 2 to 4 percent above optimum moisture content when re-using the materlal as compacted flll. "Medium" expansive solls are not anticipated to slgnlflcantly affect the structure when stablllzed using hellcal piers. Compacted flll should be placed In horlzontal llfts not more than 8 Inches In loose thickness and compacted to at least 90 percent of the maximum dry density, as evaluated by the latest version of ASTM D1557. The moisture content of the flll during compaction should be brought to 2 to 4 percent above optimum moisture content. The on-11lte solls, less any contaminated soll, debris, organic matter, or other deleterlous materlals, may be used In the site fllls. Rock or other soll fragments greater than 4 Inches In size should not be used In the fllls. Temporary, shallow excavations with vertical side slopes wlll generally be stable, but there Is a potentlal for minor sloughlng. All excavations should be made In accordance with Cal- OSHA requirements. The following recommended procedures should be followed by the property owner to minimize slope instablllty: 1) Homes should be provided with roof drains, gutters, and downspouts, and these facilities should be checked at least twice per year. 2) All drainage devices should be checked at least twice per year to ensure that they are not blocked. All blockages should be cleared. 3) Drains at the top of slopes should not allow water to overflow onto the slope. 4) Terrace drains and brow ditches on slopes or at the tops of slopes are designed to carry runoff water to an appropriate discharge point. These drains should be checked at least twice per year, and cleaned of any accumulation of dirt and other debris. Water that backs up in surface drains wlll overflow and seep into the slope, creating Instability. 5) Water should not be permitted to collect or pond in yard areas. This water wlll either seep Into the ground (loosening the soils) or wlll overflow onto the slope. Once erosion is started, it is difficult to control and severe damage can occur qulckly. 6) Loose soil or debris should not be left on slopes. Loose soils soak up water more readily than compacted fill, and will often slide downslope. This materlal may clog terrace drains, and may cause additional slope damage. 7) Slopes should not be over-Irrigated. Naturally, ground cover will require some moisture during the hot summer months, but during the wet season, irrigation can cause heavy ground cover to move, which not only destroys the cover, but also may begin slope surface erosion. Heavy ground cover can cause surface sloughing when saturated due to the increased weight and weakening of the near surface soil. 8) Water should not be allowed to collect against foundations, retaining walls, or basement walls. These walls are typically bullt to withstand the effects of normal soil moisture, and may require subsurface drains to collect and transfer excessive water away from the structures. 9) Irrigation systems should not be left running on or near a slope, particularly during the rainy season. 10) Swales that have been graded around the home or on the lot should not be blocked. These swales are typlcally constructed to provide drainage toward the driveways, street or other positive outlet. • 11) Building pad and slope surfaces should be periodlcally inspected for rodent activity. Burrowing rodents will reduce slope stability by allowlng additional water infiltration and channeling of surface runoff into the slope soils.
