REMARKS: 1. The floor plan shows that the existing kitchen will no longer have widows that
open directly to the exterior as required by the code. 3. Window "B" adjacent to the Master Bed
Rm SGD must be tempered. 5. Provide design caic's from a licensed engineer for the roof
system shown on the plans. There is no direct tie between rafters. The system shown on the
plans certainly does not qualify as conventional construction. 6. The CJ must be 2X8@ 16" OC
to span the 16' as shown. 8. Provide GFI protected receptacles within 24" each side of the
kitchen sink. There was no response to this item.

NOTE: The items listed below must be corrected prior to approval of the plans to issue a building
permit. Submit two sets of revised plans and details d to show compliance.
Provide a floor plan of the existing rooms adjacent to the additions. Show all existing doors and
windows and the use of these adjacent rooms. Without this information I can not determine whether
the addition will allow the required light and ventilation into the adjacent rooms and whether the
required emergency escape from existing bed rms is blocked.
Note on the plans that smoke detectors will be provided in all existing bed rms and the hall
providing access to the existing bed rms.
Window type "B" adjacent to the Master bed rm SGD and office door must be tempered glass.
Glazing within 24" of a door must be tempered.
Note on the plans that the fire retardant shakes on the roof must be a mm. Of Class "C" fire
resistant.
Provide design calculations by a licensed engineer for the roof system spanning 36' over the new
master bed rm and office. The rafters do not have either ceiling joists or ties parallel to the rafters.
The 2X6 CJ shown at 16" OC are not sufficient to support any storage loads. The ceiling system
must be designed for a mm. of 10 PSF live load if the storage is accessed by a crawl hole in the
ceiling and 125 PSF if accessed by stairs. If this area is accessed by a crawl hole only then the CJ
must be 2X8 @ 16 ".00. If the storage is accessed by stairs the joists must be 2X10 @ 12" OC.
The '94 UBC does not recognize let-in braces in the exterior walls as an acceptable bracing
method. Use plywood or some other recognized bracing method at or near the corners and every 25'
of exterior wall.
Show GFI protected receptacles at each sink in the master bath in accordance with the '93 NEC.
Provide complete energy documentation to show compliance with the State energy standards.
Show on the plans all the requirements of the enrgy documentation.
Include on the plans a completed and signed copyy of energy form CF-1 R. For your convenience
a copy of CF-1 R is attached.

Please note that some metal-frame windows may not satisfy the U-value requirement of
0.75. For additions and alterations only, dual glazed "greenhouse" windows and
skylights may be assumed to meet this requirement.
