The project proposes the construction of detached single family residencial houses—with conventional two story wood framing and concrete slabs on grade. The property is located on the North side of Elm Street, South of McCanley Lane, between Valley Street and Monroe Street in the City of Carlsbad, being a portion of Lot 30 of Patterson's Addition per Map No. 565. SITE CONDITIONS: Parcels 2 and 3 of Minor Subdivision No. 721 are gently sloping to the West at about 5 at an elevation of about 190 feet. The building areas are covered with native grasses and are in a natural state with no cuts or fills. There is an existing cut bank along the Southerly boundary created during the construction of Elm.. Street. This cut bank will not affect the proposed construction. Parcels 1, 2 & 3 of Minor Subdivision No. 728 are sloping Easterly at slopes ranging from 2 to 500. There is a ravine and drainage course which runs between Monroe Street and the Easterly boundary of said Parcels 1, 2 and 3. Much of the property has been used as a dumping site for landscape trimmings, asphalt and other debris. All of this material will be required to be removed from the site. . SOILS CONDITIONS: The soils on all five properties consist of grey silty sand to sandy soils. An area of Parcel 1,. 2, & 3 of Minor Subdivision No. 728, as 504W.
