regulating energy conservation, noise attenuation and disabled access. This plan review is
based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinances enforced by the Planning Department, Engineering Department
or other departments.

Please make all corrections on the original tracings, as requested in the correction
list. Submit three sets of plans for commercial/industrial projects (two sets of plans
for residential projects). For expeditious processing, corrected sets can be
submitted in one of two ways:
Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760)
602-2700. The City will route the plans to EsGil Corporation and the Carlsbad
Planning, Engineering and Fire Departments.
Bring one corrected set of plans and calculations/reports to EsGil Corporation,
9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468.
Deliver all remaining sets of plans and calculations/reports directly to the City of
Carlsbad Building Department for routing to their Planning, Engineering and Fire
Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be
reviewed by the City Planning, Engineering and Fire Departments until review by
EsGil Corporation is complete.
These corrections are in response to items not fully addressed or as the
result of information provided, the text in italic print indicates the
unresolved issue.
7. Please clarify the section view of all new interior, partitions. Show:
a) Please detail the connection of the 'new wall section attaching to the low
wall, indicate the size and spacing of the connector adequate to resist the
lateral forces. Please revise the connection of the studs shown in the
wall detail on sheet A-4 to 12" on center or provide calculations.
Please revise the details to show the bottom plate of the new wall
attached to the top plate of the existing low wall to be attached with a #8
SMS spaced a maximum of 12 on center.
21. Provide calculations to show compliance with UBC, Appendix 29, (Minimum
Plumbing Facilities) as per the City of Carlsbad.
Provide complete plumbing plans, including: .
Complete drain, waste and vent plans.
Provide complete water line plans UPC Section 610.0

Generally the plans are incomplete and a thorough plan check can not be
done, the following list is a general list only and corrections may follow.
1. Indicate on the Title Sheet of the plans, the name of the legal owner and name
of person- responsible for the preparation of the plans. Section 106.3.3.
2.. Each sheet of the plans must be signed by the person responsible for their
preparation, even though there are no structural changes. Business and
Professions Code.
Provide a statement on the Title Sheet of the plans stating that this project shall
comply with the 2001 edition of the California Building Code (Title 24), which
adopts the 1997 UBC, 2000 UMC, 2000 UPC and the 1999 NEC.
On the first sheet of the plans indicate:
The floor area of the remodeled area,
Type of construction of the existing building,
Sprinklers: Yes or No
. Present and proposed, occupancy classifications of the remodel area,
The story where the tenant improvement is located,
The occupant load of the remodel area(s).

Provide a fully dimensioned floor plan showing the size and use of all rooms or '
areas within the space being improved or altered. Draw the plans to scale and
indicate the scale on the plan. Section 106.3.3.
Glazing in the following locations should be of safety glazing material in
accordance with Section 2406.4 (see exceptions):

a) Fixed or operable panels adjacent to a door where the nearest exposed
edge of the glazing is within a 24-inch arc of either vertical edge of the door
in a closed position and where the bottom exposed edge of the glazing is
less than 60 inches above the walking surface.
7. Please clarify the section view of all new interior partitions. Show:
Type, size and spacing of studs. Indicate gauge for metal studs. Specify

Method of attaching top and bottom plates to structure. (Please revise the
spacing of the studs used to provide lateral bracing to 4' or provide
calculations to show the 8' spacing adequate).
Please detail the connection of the new wall section attaching to the low
wall, indicate the size and spacing of the connector adequate to resist the
lateral forces.
Show height of partition and suspended ceiling, and height from floor to
roof framing or floor framing.
8. Note on plan that suspended ceilings shall comply with UBC Tables 25-A, 16-0
and 16-B.
9. Specify lever-type hardware for passage doors on floors accessible to the
disabled. Title 24.
10. In areas where the occupant load is at least 30, two exits are required. See
Office'. Table 10-A. .
11. Provide an exit analysis plan (may be 8 1/2" x 11" or any convenient size). Show
in this analysis the occupant load of each area, the general exit flow patterns (by
using arrows), accumulated occupant loads and required exit widths.
12. Exits shall not pass through kitchens, store rooms, or spaces used for similar
purposes. Section 1004.2.2.
13. Exit signs are required whenever two exits are required. Show all required exit
sign locations. Section 1003.2.8.2.
14. . If exit signs are required, provide the following notes on the plans, per Section
1003.2.8.2: . . .
Exit signs shall be located as necessary to clearly indicate the direction of
egress travel. No point shall be more than 100 feet from the nearest
visible sign.
Exit signs shall be readily visible from any direction of approach.
15. Note on the plans: "All exits are to be openable from inside without the use of a
key or special knowledge." In lieu of the above, in a Group B, F, M or S
occupancies, you may note "Provide a sign on or near the exit door, reading
THIS DOOR TO REMAIN UNLOCKED DURING BUSINESS HOURS." This
signage is only allowed at the main exit. Section 1003.3.1.8.

16. Please indicate if the lighting system is to be altered, if so please provide
complete plans. Please provide the required energy compliance forms. The LTG
forms shall be signed and attached to the plans
17. Please provide panel schedules, indicate new and existing loads.
18. Please note on the plans "AC Cable is not allowed in A, B, E, H, and I
occupancies. NM cable is restricted (without City approval) to one and two
family dwellings. Note on plans that an equipment ground conductor is to be
installed in all flexible conduits".
19. Show exit signs on the electrical lighting plan(s). As per Section 1003.2.8,
provide two sources of power to exit signs and exit illumination.
20. When new rooms or spaces are constructed and the existing mechanical system
is not to be altered other than relocation of existing duct work; please note or
show mechanical ventilation will be provided capable of supplying outside air at a
minimum rate of 15 cubic feet per minute per occupant. UBC, Section 1202.2.1.
21. Provide calculations to show compliance with UBC, Appendix 29, (Minimum
Plumbing Facilities) as per the City of Carlsbad.
22. When alterations, structural repairs.or modifications or additions are made to an
existing building, that building, or portion of the building affected, is required to
comply with all of the requirements for new buildings, per Section 113413.2. These
requirements apply as follows:
The area of specific alteration, repair or addition must comply as "new"
construction.
A primary entrance to the building and the primary path of travel to the
altered area, must be shown to comply with all accessibility features.
Existing sanitary facilities that serve the remodeled area must be shown to
comply with all accessibility features.
23. Show on the site plan the complying disabled accessible path of travel from, the.
disabled accessible parking spaces to the primary entrance of the tenant space.
Please provide detailed plans of the path of travel, indicate slope and width, any
pedestrian ramps, curb ramps, walks, handrails, provide dimensioned parking
stall details etc.
24. It is unclear from the plans if the restroom servicing the tenant improvement is
disabled accessible, please provide a dimensioned restroom plans showing the
restroom to be accessible compliant.
