■ REMARKS: 1. Provide a roof framing plan showing the span and size of the ridge. Note that the
ridge must be designed as a beam where there are no CJ ties. The 2X12 appears to be
inadequate. 2. Opening between the existing and new bed rm must be 50% of the wall area in
order to allow the required light and vent. into the existing. 3. Specify the span direction of the
existing FJ. Are the headers over the existing door and 4o5o windows adequate for the
additional loads? 4. Note on the plans that smoke detectors will be provided inside the new and
all existing bed rms and the hall serving the bed rms. 5. Submit complete energy documentation.
Include on the plans a copy of signed energy form CF-1 R. See the attached. 6. The footing
detail on sheet 2 of the plans shows 2X4 studs but the sections on sheet 1 show 2X6. Please
clarify. 7. Provide a floor plan of the existing family rm to show existing windows for req'd light
and ventilation. 8. Specify the ICBO approval# for the tile roof covering.

7. Dedication for all street Rights-of-Way adjacent to the building site and any storm
drain or utility easements on the building site is required for all new buildings and

prepare the appropriate legal description together with an 8 ½" x 11" plat map

completed application form with the required checklist items and fees to the

IMPROVEMENT REQUIREMENTS

constructed at time of building construction whenever the value of the

GRADING PERMIT REQUIREMENTS
The conditions that invoke the need for a grading permit are found in Section
11.06.030 of the Municipal Code.
