The ARC understands that the scope of the renovations to include: 1.Existing monument sign on corner ofAston Ave. and Pasteur Ct. to be demolished 2.ADA ramp at building entrance to be realigned 3.Elimination of 2 parking stalls; new patio area to be installed in this location 4.Tenant wall sign on West elevation of building (25 SF maximum area) Additionally, the application requests the approval for the location of a future monument/directory sign,as well as a future tenant wall sign on the South elevation of the building adjacent to the tenant building entrance. The plans show that the location of the future monument/directory sign is consistent with the CRC Design Guidelines (DG) because it is adjacent to the buildings driveway on Aston Avenue and also perpendicular to the building. The setback of the sign is shown to be 24'-6" from the curb, which is also consistent with the DG for a sign 36" in height. Per the DG your building is only allowed to have 1 wall and 1 monument sign. However,it has been the practice of the ARC in the past to make case by case interpretations regarding lots with multiple street frontages or corner lots with unique circumstances. In this case, the building is at a lower grade than Aston Avenue, and the future tenant wall sign will be placed on a location that is not visible from the street because there is existing landscaping screening it from view. The sign will also be placed on a different elevation than the proposed Zimmer Biomet sign. The future wall sign will be a maximum of 25 SF in area. Thus the proposed future wall sign will be acceptable in the location proposed on the plans. Note: Before the future monument/directory sign and the future tenant wall sign are to be installed, you must submit afull set ofplans for review by the ARC showing dimensions, materials, lettering, lettering heights,etc. The portion of the existing ADA ramp that is to be removed will be re-landscaped with turf to match the adjacent area. The grey colored composite wood material that will be used to screen the area was found to be adequate by the ARC. The proposed improvements are consistent with the Design Guidelines of the CRC. Therefore the Architectural Review Committee considers the proposed plans APPROVED. Once the City of Carlsbad issue the appropriate building permits you may begin construction. The proposed Zimmer Biomet wall sign is considered APPROVED. You may proceed with the construction and installation of your sign once a sign permit is obtained from the City of Carlsbad.
