John - Carrier Design Group
Principal Building Inspector, City of Carlsbad
This FAX is in response to the above dated FAX. As I read the request, you are
asking that systems furniture be allowed in a non-rated exit area so long as the
required exit width is maintained. This is allowed as long as the furniture does not
exceed 59 and the exit path is clearly defined. This is not to say that systems
furniture would be allowable to define the exit path in every case. There ought to be
a very clear path of exit travel. This appears to be the case in this instance.
In this case also, the coffee and closet may remain unenclosed in that the rooms
are so shallow.
Sorry for the slight delay in answering the query. I did want to talk to Sergio @
EsGil. He is aware of my decision.

RE: ROOF SCREEN - 1900 ASTON WAY - CB 97-3881
Dear Mr. Banning:
This letter is to follow-up on the telephone conversation we had this morning relating to
the roof screening requirements for the building located at 1900 Aston Way in Carlsbad.
As we discussed, only the complete southern and eastern portions of the equipment
screening will need to be installed as this is the only portion is visible from any lot and
will adequately screen the roof equipment.
If you have any questions regarding the above, please call me at 760 438-1 161 extension

RE: ROOF SCREEN - 1900 ASTON WAY - CB 97-3881
Dear Mr. Banning:
This letter is in response to your request to eliminate the roof screening requirement for
the building located at 1900 Aston Way in Carlsbad. The roof equipment is visible from
Darwin Court and per the Specific Plan, "Exterior components of ... heating, cooling, and
ventilation systems ... shall not be directly visible from a height of five feet above any
ground or ground floor elevation at a distance closer than 500 feet from the closest
building wall on any lot." It is understood that Darwin Court is above the elevation of the
site, but the equipment is visible from within 500 feet. There have been other cases
similar that did require, and have provided, roof screening. These include Taylor Made at
College Boulevard and Salk Avenue and Isis at Faraday and Rutherford Road, for
example.
Staff request that the proposed roof screening materials as shown on the building plans be
installed per the plans.
If you have any questions regarding the above, please call me at (760) 438-1161
extension 4447.

Re:
Dear Mr. Lynch
I am writing to you today to discuss the roof screen for the above mentioned property.
We have placed all of our air conditioning units as indicated on the tenant improvement
plan approved and permitted by the City of Carlsbad. The air conditioning units are not
visible from the streets around the facility as indicated by the enclosed photos. We
therefore request that the requirement for roof screen be eliminated so that we are able to
receive our final inspection. For your information, pages S3 and detailed on S4, 16 & 20
are where you will find the reference to the roof screen.
Please call me at 619-449-7881 at your earliest convenience.
