At the request of Diversified Properties, Kasai Consulting performed an asbestos survey and
sampling at the above referenced site on March 5, 2019. The survey and sampling event was
conducted to determine if any suspect asbestos containing materials are present within the
planned new tenant space inside the existing building located at 1900 Aston Ave. in Carlsbad.
Survey and Sampling Process
Mr. Rob Timmons, CMC ACAC Board Certified Microbial Consultant, conducted a visual
inspection for suspect asbestos containing materials that may be disturbed during the
construction process. During the survey and subsequent sampling the following was observed
and recorded:
The materials being impacted during the planned tenant improvement are limited to
interior features and minor roof modifications for mechanical systems.
Observed interior suspect asbestos containing materials include acoustic ceiling panels,
multiple types of floor coverings, cove base mastic at base of walls, floor mastic, and
drywall systems.
During the survey process representative bulk samples were collected from random
selected locations representing potential variations in each material type.
Samples were submitted to EMiLab P&K in San Diego for PLM analysis on a 48 hour
turn-around time.
Laboratory PLM analysis of the bulk building material samples indicated there was no
asbestos detected (ND) within any of the representative collected samples from the
interior and roof.
Based on the visual inspection of the site, identification of the homogeneous sampled
building material and laboratory analysis, the materials being impacted during the retrofit
process within the interior of the structure and roof are not going to disturb asbestos
containing materials during the process.

If additional materials are identified that were not visible during the inspection the
construction process T&T should be notified so that representative samples can be
collected and analyzed.
A copy of the laboratory analytical results, sample chain or custody and sample location
map are attached for reference purposes.
Limitations:
Kasai provided these services consistent with the level and skill exercised by members of the
profession currently practicing under similar conditions. This report is intended for the sole use
of designated representatives of General Atomics in conjunction with this specific project. The
intent of the report is to aid the construction planners in identification of potential asbestos
containing materials. The scope of services performed in execution of this evaluation may not be
appropriate to satisfy the needs of other users, and use or re-use of this document, the findings,
conclusions, or recommendations is at the risk of said user.
Although every attempt has been made to identify all areas of potential asbestos containing
materials, the inspection techniques used are inherently limited in the sense that only full
demolition procedures will reveal all building materials of a structure and therefore all areas of
potential variable conditions and materials.
The passage of time may result in a change in the environmental characteristics at this site. This
report does not warrant against future operations or conditions that could affect the results,
findings, conclusions and recommendations expressed in this report that are based only on
conditions that were observed during Kasai's inspection of the site on March 5, 2019.

The test report shall not be reproduced except in full, without written approval of the laboratory. The report must not be used by the client to
claim product certification, approval, or endorsement by any agency of the federal government. EMLab P&K reserves the right to dispose of all
samples after a period of thirty (30) days, according to all state and federal guidelines, unless otherwise specified.
Inhomogeneous samples are separated into homogeneous subsamples and analyzed individually. ND means no fibers were detected. When
detected, the minimum detection and reporting limit is less than 1% unless point counting is performed. Floor tile samples may contain large
amounts of interference material and it is recommended that the sample be analyzed by gravimetric point count analysis to lower the detection
limit and to aid in asbestos identification.
A "Version" indicated by -"x" after the Lab ID# with a value greater than 1 indicates a sample with amended data. The revision number is
reflected by the value of "x".

Kimberly Krenek has asked me to provide the City of Carlsbad with some background on bur
building at 1900 Aston Avenue with respect to the creation of suite 120.
For many years the subject building has been occupied by Zimmer Dental. A few years ago
Zimmer renewed their lease but only for half of the building leaving the remainder of the
building (approximately 22,000 square feet) for a second tenant.
Through our marketing efforts we came to an agreement for 18,500 square feet of the available
space which was permitted as suite 100 and leased to M2 Ingredients. This left approximately
4,000 square feet of vacant space that was identified as suite 120.
I hope this provides the information you need to complete the processing of our building permit
request for suite 120.
