PLAN REVIEW CORRECTION LIST
Please make all corrections on the original tracings, as requested in the
correction list.
Submit three sets of plans for commerciallindustrial projects (two sets of
plans for residential projects). For expeditious processing, corrected sets
can be submitted in one of two ways:
1. Deliver all corrected sets of plans and calculationslreports directly
to the City of Carlsbad Building Department, 2075 Las Palmas Drive,
Carlsbad, CA 92009, (760) 438-1 161. The City will route the plans to EsGil
Corporation and the Carlsbad Planning, Engineering and Fire Departments.
2. Bring one corrected set of plans and calculationslreports to EsGil
Corporation, 9320 Chesapeake Drive, Suite 208, San Diego, CA 92123,
(619) 560-1468. Deliver all remaining sets of plans and calculationshepork
directly to the City of Carlsbad Building Department for routing to their
Planning, Engineering and Fire Departments.

Clearly show on the plans which stairs are existing and which are new. The
response indicates that both stairs are new. Is the mezzanine new?
Provide construction plans for the stairs. The plans must be signed
and sealed by an architect or engineer.
Provide design calculations for the support of the 12’-0 free standing wall
surrounding the assembly area and shown in details 5 & 6/A7. The design
must show that the top plate can span 12 between stiffner columns, the sizing of the stiffner columns and the depth of embedment of the columns.
See UBC 1610.2 for the design loading on the wall. The freestanding
wall must be designed for a min. 5 PSF per UBCX 1610.2. Design the
wall for the code required loading and specify the spacing of the
stiffner columns.
Exit signs are required whenever two exits are required. Show all required
exit sign locations. Section 1013.1. Exit signs are not shown on the
electrical plans.
If non-rated corridors are used per Section 1005.7, Exc. 8, provide a
reference to the corridors on the floor plan, noting that the corridors are
non-rated per Exc. 8. Also, Provide a full 1 HR fire resistive separation
between the Assembly area and the offices. Windows N 8 0 at the
second floor must be full one hour rated assemblies. Show in detail
4lA7 that the ceiling is finished with 518 type ‘X’ drywall and the top
of the ceiling has a double wood floor.

This plan review is limited to the technical requirements contained in the Uniform Building
Code, Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state
laws regulating energy conservation, noise attenuation and access for the disabled. This plan
review is based on regulations enforced by the Building Department. You may have other
corrections based on laws and ordinances enforced by the Planning Department, Engineering
Department, Fire Department or other departments. Clearance from those departments may be
required prior to the issuance of a building permit.
Code sections cited are based on the 1994 UBC.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3,
1994 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.
To speed UQ the recheck process, please note on this list (or a copvl where each

Provide a statement on the Title Sheet of the plans that this project shall comply
with Title 24 and 1994 UBC, UMC and UPC and 1993 NEC.
A complete description of the activities and processes that will occur in this
tenant space should be provided. A listing of all hazardous materials should be
included. The materials listing should be stated in a form that would make
classification in Tables 3-D and 3-E possible.
Provide design calculations for the support of the 12-0 free standing wall
surrounding the assembly area and shown in details 5 & 6/A7. The design must
show that the top plate can span 12 between stiffner columns, the sizing of the

Provide details to show that the floor and wall finish in toilet rooms are surfaced
with a smooth hard non-absorbent material extending five inches up the wall.
Similar surfacing shall be provided on the walls from the floor to a height of 4
feet around urinals and within water closet compartments. Section 807. The gyp
board finish shown on sheet a-6 does not qualify as a non-absorbent material.
Smoke dampers shall be installed per Section 713.10 at all ducted or unducted
air openings at penetrations of:
a) The fire-resistive construction of corridors, or horizontal exit walls.
Exit signs are required whenever two exits are required. Show all required exit
sign locations. Section 1013.1.

Note on the plans: "All exits are to be openable from inside without the use of a
key or special knowledge." In lieu of the above, in a Group B, F, M or S
occupancies, you may note "Provide a sign on or near the exit door, reading
THIS DOOR TO REMAIN UNLOCKED DURING BUSINESS HOURS." This
signage is only allowed at the main exit. Section 1004.3.
Exit doors should swing in the direction of exit travel when serving any
hazardous area or when the area served has an occupant load of 50 or more.
Section 1004.2. This applies to door 1 at the main entrance.
Corridors serving 30 or more occupants shall have walls and ceilings of
one-hour construction. This applies to Lobby 100, Hall 115, 114, 109 8 122.
If non-rated corridors are used per Section .I 005.7, Exc. 8, provide a reference
to the corridors on the floor plan, noting that the corridors are non-rated per Exc.
8. Also, Provide a full 1 HR fire resistive separation between the Assembly area
and the offices.
Lobby 100 is a required exit for the assembly area. It must be separated from the
office use by 1 HR construction in order to serve as a required exit corridor for
both the office and assembly areas.
Clearly show where the non-rated corridor system terminates and a rated
corridor system commences.
One-hour fire-rated corridors shall have interior door openings protected by
tight-fitting smoke and draft control assemblies rated 20 minutes, except
openings in interior walls of exterior exit balconies. Doors shall be maintained
self-closing or be automatic closing by action of a smoke detector per Section
713.2. Doors shall be gasketed to provide a smoke and draft seal where the
door meets the stop on sides and top. Section 1005.8.1.
Provide a complete architectural section of the corridor, or exterior exit balcony,
showing all fire-resistive materials and details of construction for all floors, Walls,
ceiling and all penetrations. Section 1005.7.
CITY OF CARLSBAD SUPPLEMENT
Roof mounted equipment must be screened and roof penetrations should be
minimized (City Policy 80-6).
No wiring is permitted on the roof of a building and wiring on the exterior of a
building requires approval by the Building Official. (City Policy)
All roof-mounted equipment shall be concealed from view. Provide strUCtUral
detailing for the screening.

sufficient to produce six air changes per hour. Such mechanical exhaust shall be

ENERGY CONSERVATION
Provide plans, calculations and worksheets to show compliance with current
energy standards. The energy calculations only list the conditioned area of the
building as 8,008 square feet. Provide calculation to show how this square
footage was calculated.(ls the assembly area included with the energy design?)
Revise forms and calculations, if necessary.
On the plans clearly show the wall and roof insulation locations, thickness, and
R-values, as per the energy design.
