These remaining items have not been adequately addressed. The notes in bold at the end of each item is to emphasize the remaining problem. 1. Please make all corrections on the original tracings, as requested in the correction list. Submit three sets of plans for commerciallindustrial projects (two sets of plans for residential projects). For expeditious processing, corrected sets can be submitted in one of two ways: 1. Deliver all corrected sets of plans and calculationsheports directly to the City of Carlsbad Building Department, 2075 Las Palmas Drive, Carlsbad. CA 92009, (760) 438-1 161. The City will route the plans to EsGil Corporation and the Carlsbad Planning, Engineering and Fire Departments. 2. Deliver all remaining sets of plans and calculationsheports directly to the City of Carlsbad Building Department for routing to their Planning, Engineering and Fire Departments. will not be reviewed by the City Planning, Engineering and Fire Departments until review by EsGil Corporation is complete. Provide a statement on the Title Sheet of the plans that this project shall comply with Title 24 and 1994 UBC, UMC and UPC and 1993 NEC. I have not received confirmation that the city will accept the exiting based on the 1997 UBC Provide construction details and design to show: Method of providing lateral support for the top of the free standing walls shown in details 5/D-4 and 6/D-4. Design calculations for the partial height walls must be signed and sealed by a licensed engineer or architect. The design of the partition support requires the footing to be 18” wide and 2.185 ft deep. Detail 7lD-4 does not reflect this. Specify in detail 71D-4 the spacing of the column footing used to support the freestanding walls. Also reference detail 71D-4 to details 5 & 61D-4. Provide an exit analysis plan (may be 8 112” x 11“ or any convenient size). Show in this analysis the occupant load of each area, the general exit flow patterns (by using arrows) & accumulated occupant loads. The exit analysis was not included. The exit analysis must indicate the code used and the code sections to justify exiting through halls rather than corridors. NOTE: Plans that are submitted directly to EsGil Corporation only 2. 4. 6. Carlsbad 99-430 3/26/99 7. Show on the electrical plans emergency exit lighting with at least one foot candle at floor level. Section 1012.1. Also show the exit signs. Note that the emergency lighting and exit signs must have two separate sources of power. The response was to see the electrical plans. I could not find the emergency lighting or exit signs on the electrical plans. Also, there was nothing indicating what the second source of power is for the emergency lighting and exit signs. Corridors must provide continuous protection to the exterior of the building. Interruptions by an intervening room is not permitted. Foyers, lobbies or reception rooms constructed as required for corridors are not considered intervening rooms. Section 1005.1. Clearly delineate the exit corridors on the plans and the path of travel to the exits. I have not received confirmation from the city that they will accept the '97 UBC for exiting. If they have accepted the '97 UBC only one of the two required exits may pass through an adjacent room. It appears that the stairway leading to the main lobby must be enclosed within a I HR enclosure at both floor levels. Provide structural details and design calculations for the elevated floor system. The design of the elevated floor must be stamped and signed by a licensed engineer or architect. The design must include a vertical analysis as well as lateral analysis. Detail on the plans the framing of the elevated floor. The lateral support for the floor assumes Redi-Mastic will resist the overturning. This is not acceptable unless you can provide an ICBO approval for the mastic system used to resist lateral loads. 8. 13. CITY OF CARLSBAD SUPPLEMENT 14. Roof mounted equipment must be screened and roof penetrations should be minimized (City Policy 80-6). Provide design calc's for the screening shown on sheet A-10. What is the spacing of the screening supports? How do you intend to maintain the moisture barrier at the roof if the screening is lag screwed into the roofing material as shown on A-IO? PLUMBING, MECHANICAL AND ENERGY CORRECTIONS PLAN REVIEWER: Eric Jensen PLUMBING (1994 UNIFORM PLUMBING CODE) 1. The water supply piping is undersized for the fixture units shown. Complete the isometrics showing all pipe sizing. Note: Sizes that are presently shown are undersized. It is still not clear whether the water closets are flush valve or tank type: If flush valve style, water line sizing is too small, however, the water calculations are for the flush valve style. If tank type of fixture is specified, water sizing is adequate. Show the water heater size, type, and location on the plans. UPC, Section 501 .O The water heater is shown on the floorplans above an office and is not shown on the referenced detail. Detail required ladder access to water heaters more than 8 feet above the floor. UPC section 51 1.2 See above. Detail the required shower pan, showing the shower pan up the walls and over the threshold or curb at entry to the shower stall. Show shower drain 48 inches from entry or door into showers, for wheel chair access, or detail curbs at entry to the shower stall. UPC Section 410.3 Be sure to include the 2” depression in the slab (Note on P-2) necessary for the shower enclosure. How is the 2” minimum ( height) distance from the shower drain to the threshold maintained? MECHANICAL (1994 UNIFORM MECHANICAL CODE) The fire rated corridors are not to be used to convey air to or from rooms. UMC 601 .I .I Pending resolution of structural plan check, “hall” VS “corridors”. Provide smoke detection in supply air duct of ‘air-moving system’ for required shut-off for smoke control as per UMC, Section 608. This is required for almost all HVAC units. An “Air-moving system (see definition in UMC 203) is a system designed to provide heating, cooling, or ventilation in which one air-handling units are used to suppry air to a common space or to draw air from a common plenum or space.” more ENERGY CONSERVATION Provide automatic shut-off controls for lighting as per Title 24, Part 6, Section 131(d). Controls are mandatory. The corrected, completed and signed PERF-I, ENV-1, LTG-1, and MECH-1 forms must be imprinted on the plans.
