FOREWORD (PLEASE READ):
This plan review is limited to the technical requirements contained in the Uniform Building Code,
Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state laws
regulating energy conservation, noise attenuation and access for the disabled. This plan review
is based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinances enforced by the Planning Department, Engineering Department,
Fire Department or other departments. Clearance from those departments may be required
prior to the issuance of a building permit.
Code sections cited are based on the 1997 UBC,
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3,
1997 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.
To speed up the recheck process, please note on this list (or a COPV> where each
correction item has been addressed, i.e., plan sheet number, specification section, etc.
Be sure to enclose the marked up list when you submit the revised plans.

1. Please make all corrections on the originals and submit two new complete sets
of prints, to: Esgil Corporation, 9320 Chesapeake Drive, Suite #208, San Diego,
CA92123, (858)560-1468.
2. Specify on the plans the use and type of proposed studio.
3. Each sheet of the plans must be signed by the person responsible for their
preparation, even though there are no structural changes. Business and
Professions Code.
4. Provide a statement on the Title Sheet of the plans stating that this project shall
comply with the 2001 edition of the California Building Code (Title 24), which
adopts the 1997 UBC, 2000 UMC, 2000 UPC and the 2002 NEC.
5. On the first sheet of the plans indicate:
• Type of construction of the existing building,
• Sprinklers: Yes or No
• Present and proposed occupancy classifications of the remodel area,
6. It appears from the site plan that the tenant space will be located within the
building and not on an exterior wall. However, construction plan on sheet C-2
shows exterior doors and windows. Please clarify.
7. The electrical plan on sheet C-2 shows "Panic Hardware" notation at each of the
doors. What does this mean? Do you intend to install panic hardware at all doors
or is the panic hardware existing? Please clarify.
8. If you intend to install panic hardware on all doors the doors must swing in the
direction of exit travel.
9. Specify in detail A/ C-3 the spacing of the diagonal brace (6'-0" OC max). Detail
the connection of the soffit framing to the existing roof framing members.
10. Reference the new interior partition detail shown on sheet C-3 to the floor plan
where the new wall occurs. Include as part of the new wall construction detail the
method of anchoring the wall to the foundation.
11. The electrical single line found on sheet C-3 is not clear. Clarify the size of the
feeder serving the A/C unit listed on 40 amp circuit.
12. In Groups B, Occupancies, if the number of employees exceeds four, provide
separate toilet facilities for men and women. If "the total number of employees
will not exceed four", and only one restroom is provided, note the words in
quotation above on the floor plan. Section 2902.3.

MECHANICAL
13. Show on the plans that HVAC unit is capable of supplying outside air at a
minimum rate of 15 cubic feet per minute per occupant. UBC, Section 1202.2.1.
14. Provide smoke detection in the supply air duct of an "air-moving system" for
required shut-off of equipment for smoke control. UMC Section 609.2.
ENERGY
15. Include with the plans the complete energy documents listed on sheet M-2 as 24
pages.
16. The LTG, ENV and MECH sections of the energy form PERF-1 must be signed
by the designer assuming responsibility.
17. Imprint on the lighting plans the energy for LTG-1.
DISABLED ACCESS REVIEW LIST

• REMODELS. ADDITIONS AND REPAIRS
• When alterations, structural repairs or modifications or additions are made to an
existing building, that building, or portion of the building affected, is required to
comply with all of the requirements for new buildings, per Section 1134B.2. These
requirements apply as follows:
a) The area of specific alteration, repair or addition must comply as "new"
construction.
b) A primary entrance to the building and the primary path of travel to the
altered area, must be shown to comply with all accessibility features.
c) Existing sanitary facilities that serve the remodeled area must be shown to
comply with all accessibility features.
Show on the plans the location of the disabled accessible parking that serves
this tenant, the path of travel from the parking to the tenant space and the
location f the disabled accessible rest room serving this tenant. Provide notes
and details on the plans to show compliance with the following:
ACCESSIBLE PARKING
18. Show that accessible parking spaces comply with Section 1129B.4.1 as follows:

a) Single spaces shall be 14' wide and outlined to provide a 9' parking area
and a 5' loading and unloading area on the passenger side of the vehicle.
b) When more than one space is provided, in lieu of providing a 14' space for
each space, two spaces can be provided within a 23' area with a 5' loading
zone between each 9'0" wide space.
c) Each space is to be a minimum of 18' in depth.
19. At least one in every 8 accessible parking spaces shall be served by an access
aisle >96" in width and designated as VAN ACCESSIBLE, per Section 1129B.4.2.
20. The words "NO PARKING" shall be painted on the ground within each loading and
unloading access aisle (in white letters no less than 12" high and located so that it
is visible to traffic enforcement officials). Section 1129B.4.2.
21. Ramps shall not encroach into any accessible parking space or the adjacent
access aisle. Section1129B,4.3.
22. Show or note on the plans that the accessible parking spaces are to be identified
by a reflectorized sign, permanently posted immediately adjacent to and visible
from each space, consisting of:
a) A profile view of a wheelchair with occupant in white on dark blue
background.
b) The sign shall >70 in.2 in area..
c) When in the path of travel, they shall be posted >80" from the bottom of the
sign to parking space finished grade.
d) Signs may also be centered on the wall of the interior end of the parking
space >36" from the parking space finished grade, ground or sidewalk.
e) Spaces complying with Section 1129B.4.2 shall have an additional sign
"Van-Accessible" mounted below the symbol of accessibility per Section
1129B.5.
f) In addition, the surface of each accessible space is required to be marked
with the international symbol of accessibility.
• DOORS
23. Show or note that all hand-activated door opening hardware meets the following
requirements, per Section 1133B.2.5.2:
a) Latching, or locking, doors in a path of travel are operated with a single
effort by lever type hardware, by panic bars, push-pull activating bars, or
other hardware designed to provide passage without requiring the ability to
grasp the opening hardware.
b) Is to be centered >30" but <44" above floor.

24. Note that the doorways leading to sanitary facilities shall be identified, per Section
1115B.5, as follows:
a) An equilateral triangle %" thick with edges 12" long and a vortex pointing
upward at men's rest rooms.
b) A circle 14" thick, 12" in diameter at women's rest rooms.
c) A 12" diameter circle with a triangle superimposed on the circle and within
the 12" diameter at unisex rest rooms.
d) The required symbols shall be centered on the door at a height of 60".
e) Braille signage shall also be located on the wall adjacent to the latch
outside of the doorways leading to the sanitary facilities, per Section
1117B.5.7.
• REST ROOMS
25. Show a sufficient space in the toilet room for a wheelchair to enter the room and
close the door, per Section 1115B.7.2. The space is required to be;
a) >60" diameter.
b) A T-shaped space as shown in Figure 11B-12(a) and (b).
c) Doors are not permitted to encroach into this space by more than 12
inches.
26. Show that the water closet is located in a space, per Section 1115B7.2, which
provides:
a) A minimum side clearance of either:
i) >28" from a fixture.
ii) >32" from a wall on one side.
b) >48" clear space in front of the water closet.
• RESTROOM FIXTURES AND ACCESSORIES
27. Show, or note, on the plans that the accessible water closets meet the following
requirements, per Section 1115B.2.1:
a) The seat is to be >17" but <19" in height.
b) The controls for flush valves shall be:
i) Mounted on the side of the toilet area.
ii) Be 544" above the floor.
28. Show, or note, on the plans that accessible urinals meet the following
requirements, per Section 1115B.2.1.1:

a) The rim of at least one urinal shall:
i) Project at least 14" from the wall,
ii) Be <17" above the floor.
b) The control mechanism is be located £44" above the floor.
c) >30" x 48" clear floor space is provided in front of the accessible urinal.
29. Show that accessible lavatories comply with the following, per Sections
1115B.2.1.2:
a) >30" x 48" clear space is provided in front for forward approach. The clear
space may include knee and toe space beneath the fixture.
b) When lavatories are adjacent to a side wall or partition, there shall be a
minimum of 18" to the center line of the fixture to the wall.
c) The counter top is <34" maximum above the floor.
d) >29" high, reducing to 27" at a point located 8" back from the front edge.
e) >9" high x 30" wide and 17" deep at the bottom.
f) Hot water pipes and drain lines are insulated.
30. Show that grab bars comply with the following, per Section 1115B.8:
a) Grab bars shall be located on each side or one side and the back of the
water closet stall or compartment.
