Q May we have your opinion on the sitting rooms and television rooms along the corridors of nursing homes and rest homes? We find that usually the architect prefers 10 regard the sitting room as part of the corridor. These rooms are often 30 feet by 30 feet or larger, and they contain the television and several chairs which are usually overstuffed with leatherette-type covering. Our question is, are we in violation of the code in considering these areas as part of the corridor? Should they be separated from the corridor? If your answer is in the affirmative, would this be true regardless of the size of the room? A . In our opinion television rooms and sitting rooms . should not be considered part of the required exit cor- ridor. These rooms should be separated from the corridor in accor- dance with the requirements of Section 3303. The definition of exit contained in Section 3301 (b) considers it to be a continuous and unobstructed means of egress to a public way, including intervening doors, doorways, corridors, etc. Once the corridor is made an occupied room this definition is violated. Our opinion concerning an occupied space within the corridor would be true regardless of its size. Section 3305 (a), second paragraph emphasizes this opinion. Q . We have noticed that the code does not contain a defini. . tion for corridor. Could you explain what constitutes a corridor. What is the difference between a corridor and an interven- ing room? A ..s 'ou rave pointed out, the code does no: contain a definition of a 'corridor' and is silent r.cardin an dtstinctuon between a "room" and a 'corridor.' Rooms which are relatively long compared to their width and which serve as par: of an exit are oenerallv considered to be corridors. The i'ir,al decision as to whether or no: such an area isin be cassiiied as an interveninc room or as a corridor is judgmental and must be determined h he building official. On numerous occasions, attempts have beer. made to deveiop language which would serve as a definition for a "corridor." For ever' definition oroposed. a layout could be developed which would render the definition unsuitable. The desire to maintain the code as a performance document has resulted in requiring the use o' iudgment to the exiting scheme in each individual case. Q . Here are three drawings for which I need help in deter- u mining how to treat these exit schemes. All partitions are full height. The following question numbers correspond to the drawing numbers. A. May interoffice corridors serving an occupant load of less than 30 exit through adjoining areas? B. What if the occupant load is more than 30? May the corridor in Drawing 2 be called part of the general office area and not a corridor? A. If the corridor was 10 feet wide would it still be a corridor? B. If one or more desks were set in this corridor would it then become a room? A .Our answers are in the same order as your questions. . 1. The answer to both portions A and B is no. The second paragraph of Section 3305 (a) specifically prohibits exiting as suggested in your question. 6 r. xit ccannot Ldisch rge throu h ad'oinin office space before reachin an rQv means _o exit.... Webster defines a corridor as a passageway and it would appear that your Drawing 2 shows that this is exactly the case for the corridor in question. Therefore, regardless of what an architect or owner may wish to call it, it is still a corridor and should comply with the code as a corridor. Your.Drawing 3 gets to the point where judgment is required. Our opinion is that even though the corridors shown are 10 feet wide, they are still corridors and not part of the open office space. At some point, the width of the corridors would be such that they could rea..ori,iblv be considered to lx' part of the ripen utfi L e p,icc.'. Your judgment of ihr condition would lx' Iu%t as good .ts ,u. It desks are placed in the corridors, thesrt' still utrrriclurs and ,ik' space should 1w provided through there o that the required vxit wicllh would be maintained.
