This plan review is limited to the technical requirements contained in the Uniform Building Code,
Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state laws
regulating energy conservation, noise attenuation and disabled access. This plan review is
based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinances enforced by the Planning Department, Engineering Department
or other departments.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3,
1997 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.
A. Please make all corrections on the original tracings and submit three new sets of prints to:

Please make all corrections on the original tracings, as requested in the correction
list. Submit three sets of plans for commerciaVindustriaI projects (two sets of plans
for residential projects). For expeditious processing, corrected sets can be
submitted in one of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760)
602-2700. The City will route the plans to EsGil Corporation and the Carlsbad
Planning, Engineering and Fire Departments.
2. Bring one corrected set of plans and calculations/reports to EsGil Corporation,
9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468.
Deliver all remaining sets of plans and calculations/reports directly to the City of
Carlsbad Building Department for routing to their Planning, Engineering and Fire
Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be
reviewed by the City Planning, Engineering and Fire Departments until review by
EsGil Corporation is complete.
Each sheet of the plans must be signed by the person responsible for their
preparation, even though there are no structural changes. Business and
Professions Code. All sheets must be signed.
Please revise the plans to show the door numbers on the floor plan consistent
with the door schedule on sheet A5.1. The door schedule is still inconsistent
with the floor plan.
Please provide plans and calculations signed by the California State licensed
engineer or architect for the structural support of the 1230# rooftop air handler
units and the new oven hood. Include all calculations and finding on the plans.
Please include the California license number, seal, date of license expiration and
date plans are signed. Business and Professions Code. No Response.
Provide complete plumbing plans, including:
a) Please provide a drain, waste and vent plan consistent with the
floor plan (no basement, auto washer, number of fixtures on grease
line etc.). please revise the plans to show the additional
employee restroom.
Show 114" per 12" slope on drain and waste lines. UPC Section 708.0. Please
revise the plans to clearly indicate all waste and drain piping to have a 2%
slope.
Food service establishments with an occupant load of 100 or more shall be
provided with separate facilities for employees and customers. Customer and
employee facilities may be combined for occupant loads less than 100. UPC,
Section 41 3.6 Food Service Establishments. No Response.

Provide complete energy designs for the proposed changes in envelope and
mechanical systems. Provide the completed ENV- and MECH- forms showing
energy compliance. Please provide the entire energy design package.
On the plans clearly show the wall and roof insulation locations, thickness, and
R-values, as per the energy design. Not clearly indicated on the plans.
The completed and signed ENV-1 and MECH-I forms must be imprinted on the
plans. Please have the author of the energy documentation sign the MECH-
1 form.
Show the grab bars in detail 8 consistent with typical detail A7.2 comply with the
following, per Section 11 158.8: The elevations on A4.1 are in conflict with
typical details on sheet A7.2
They shall be securely attached 33” above the floor, and parallel.
NOTE: Where a tank-type toilet is used which obstructs placement of the
rear grab bar at 33”, the rear grab bar only may be installed as high as 36”.
Please revise the plans to show a disabled accessible transaction counter located
at a section of counter that is at least 36” long and no more than 28” to 34” high.

FOREWORD (PLEASE READ):
This plan review is limited to the technical requirements contained in the Uniform Building Code,
Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state laws
regulating energy conservation, noise attenuation and access for the disabled. This plan review
is based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinances enforced by the Planning Department, Engineering Department,
Fire Department or other departments. Clearance from those departments may be required
prior to the issuance of a building permit.
Code sections cited are based on the 1997 UBC.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3,
1997 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.
To speed UP the recheck process. please note on this list (or a COPV) where each
correction item has been addressed, i.e., plan sheet number. specification section. etc.

Please make all corrections on the original tracings, as requested in the correction
list. Submit three sets of plans for commerciaVindustria1 projects (two sets of plans
for residential projects). For expeditious processing, corrected sets can be
submitted in one of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760)
602-2700. The City will route the plans to EsGil Corporation and the Carlsbad
Planning, Engineering and Fire Departments.
2. Bring one corrected set of plans and calculations/reports to EsGil Corporation,
9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468.
Deliver all remaining sets of plans and calculations/reports directly to the City of
Carlsbad Building Department for routing to their Planning, Engineering and Fire
Departments.

Each sheet of the plans must be signed by the person responsible for their
preparation, even though there are no structural changes. Business and

Provide evidence of Health Department approval (for restaurants), where
regulated by the local Health Department.
Please revise the plans to show the door numbers on the floor plan consistent
with the door schedule on sheet A5.1.
Specify lever-type hardware for passage doors on floors accessible to the
disabled. Title 24.
Please clarify sheet detail 15 on sheet SD-I to show the correct address,
indicate on the plans the appropriate note and there location.
Please attach the City of Carlsbad Policies and Procedures for Roof Mounted
Equipment to the plans.
Please provide plans and calculations signed by the California State licensed
engineer or architect for the structural support of the 1230# rooftop air handler
units and the new oven hood. Include all calculations and finding on the plans.
Please include the California license number, seal, date of license expiration and
date plans are signed. Business and Professions Code.
Provide complete plumbing plans, including:
a) Please provide a drain, waste and vent plan consistent with the floor plan
(no basement, auto washer, number of fixtures on grease line etc.).

a) They shall be securely attached 33” above the floor, and parallel.
NOTE: Where a tank-type toilet is used which obstructs placement of the rear grab
bar at 33”, the rear grab bar only may be installed as high as 36“.
Please revise the plans to show a disabled accessible transaction counter located
at a section of counter that is at least 36” long and no more than 28” to 34” high.

Maintain roof integrity.
Prevent'hazardous condition to firemen who must fight fire on the roof.
Provide an installation that is aesthetically sensitive to the building and the
adjoining properties..
All equipment shall be concealed from view and the design* shall meet the
approval of the Planning Department.
All equipment shall be specifically designed and approved for exterior use and
shall be approved by the City of Carlsbad Building Department.
All roof mounted equipment shall be on a platform which shall be an integral
part of the roof--flashed and waterproofed. When a screen is approved, it shall
have as few roof connections as possible and be structurally adequste.
All electrical, plumbing, mechanical duct work and related piping shall be inside
the building'and not on the roof. All connections related to equipment shall be
made in the same roof opening on the platform or have the prior approval from
the building official.
Sewer vents shall be brought to one main vent below the roof and have one
penetration where restrooms or other plumbing fixtures are back to back or in
the general proximity.
Air exhaust fans and other equipment shall be within the building and use the
same roof opening where restrooms and other equipment are back to back or in
general proximity.
Existing buildings and equipment, remodel or replacement, shall meet the above
regulations or shall have the prior approval from the building official.
Where new equipment is installed, unused or abandoned equipment, including
all roof mounted piping, electrical, mechanical, duct, and other related
appurtenances shall be removed from roof and unused openings properly sealed

The architect should, through design, conceal the heating/AC unit and other equipment whether
they are on the roof or elsewhere.
