In accordance with your request, we have visited the project site, and have reviewed documenta-
tion regarding the previous mezzanine design and construction. It is our opinion that bearing
capacities for footing design of an extension of the mezzanine could use those as listed in the
1997 UBC Table 18-1-A. The soil conditions at the site are classified as Silty Sand, and have an
allowable foundation pressure of 1500 psffor footings founded a minimum of 12 inches into natu-
ral grade. This value may be increased by 20% for each additional foot of depth, to a maximum
value of 2500 ps£

architect where there are structural changes to existing buildings or structural additions.
Please include the California license number, seal, ·date of license expiration and date
plans are signed. Business ahd Professions Code. All sheets must be signed.
6. The tenant space and new and/or existing facilities serving the remodeled area must be
aGcessible to and functional for the physically disabled. See the attached correction
sheet. Title 24.
· 7. Provide an exit analysis plan (may be 8 1/2" x 11" or any convenient size). Show in this
analysis the occupant load of each area, the general exit flow patterns (by using arrows),
accumulated occupant toads and required exit widths. Include the existing mezzanine.
Sheet A3 of the plans shows conference room at grid B, while sheet A5 shows
office. Please clarify. Clearly show the location of the two stairways.
8. Exits should have a minimum separation of one-half the maximum overall diagonal
dimension of the building or area served. Section 1004.2.4.
9. The maximum number of required exits and their required separation must be maintained
until egress is provided from the strµcture. Section 1004.2.3.1.
10. Rooms with more than 10 occupants may have one exit through one adjoining room.
Revise exits to comply. Section 1004.2.2. The conference room at the mezzanine may
create a problem.
11. Exits shall not pass through kitchens, warehouses, or spaces used for similar purposes.

• SITE PLAN REQUIREMENTS
Clearly show that the site development and grading are designed to provide
access to all entrances and exterior ground floor exits, as well as access to normal
paths of travel, per Section 1127B.1. -Where necessary to provide access, shall
incorporate pedestrian ramps, curb ramps, stairways and handrails, etc.
Show, or note that at every primary public entrance, and at every major function
area along, or leading to, an accessible route of travel, there is to be a sign

• ACCESSIBLE PARKING
5. Show on the site plan the required number of accessible parking spaces for new
facilities. Per Table 11 B-7 the minimum number of spaces is:
a) 1 for each 25 spaces up to 100 total spaces.
6. Show that the accessible parking spaces are located, per Section 1129B.1 as
follows:
a) On the shortest possible route to an accessible entrance, when serving a
particular building.
b) On the shortest route of travel to an accessible entrance of a parking
facility.
c) Spaces are to be dispersed and located closest to accessible entrances
where buildings have multiple accessible entrances with adjacent parking.
7. Show that accessible parking spaces comply with Section 1129B.4.1 as follows:
a) Single spaces shall be 14'0" wide and outlined to provide a 9'0" parking
area and a 5'0" loading and unloading area on the passenger side of the

"Van-Accessible" mounted below the symbol of accessibility per Section

11. Show, or note, that an additional sign shall also be posted in a conspicuous place
at each entrance to off street parking facilities, or immediately adjacent to and
visible from each stall or space. The sign shall be 2':17" x 22" with lettering not :5:1"
in height. Per Section 1.1298.5 required wording is as follows. "Unauthorized
vehicles parked in designated accessible spaces not displaying distinguishing
placards or license plates issued for persons with disabilities may be towed away

• ENTRANCES AND CIRCULATION
12. Revise plans to show that all entrances, and exterior ground level exits, are
accessible, per Section 11338.1.
• DOORS
13. Revise plans, or door schedules, to show that every required passage door has
2':32" clear width, per Section 11338 .2.
14. Show, or note, that there is a level floor or landing on each side of all doors. The
floor or landing is to be :5:½" lower than the doorway threshold, per Section
1133.2.4.1.
15. Show or note that all hand-activated door opening hardware meets the following
requirements, per Section 11338.2,5.1:
a) Latching, or locking, doors in a path of travel are operated with a single
effort by lever type hardware, by panic bars, push-pull activating bars, or
other h~:irdware designed to provide passage without requiring the ability to
grasp the opening hardware.
b) Is to be centered 2':30" but :5:44" above floor.
16. Show or note that the maximum effort to operate doors shall not exceed 8-½
pounds for exterior doors and 5 pounds for interior doors, with such pull or push
effort being applied at right angles to hinged doors and at the center plane of
sliding or folding doors. When fire doors are utilized, the maximum effort to
operate the door may be increased to not exceed 15 pounds. Section 11338.2.5.
17. Show or note that the lower 10" of all doors comply with Section 11338.2.6, as
follows:
a) To be smooth and unin,~rrupted, to allow the door to be opened by a
wheelchair footrest, without creating a trap or hazardous condition.
b) Narrow frame. doors may use a 1 O" high smooth panel on the push side of
the door.

• STAIRWAYS AND HANDRAILS
18. Show that handrails are provided on each side of the stairs, per Section
1003.3.3.6a. Exception: Private stairways 30" or less in height may have
handrails on one side only.
19. Provide sections, details or notes to show that handrails are to be located :2:34" but
s38" above nosing of treads, per Section 11338.4.2.1.
20. Show that handrails extend a :2:12" beyond top nosing, and :2:12"-plus-tread-width

design LL 100 psi; estimate DL on stringer is 50 plf. Therefore the total design load on
stringer may estimate as 200 plf. The maximum compression load on post ( at end of
stringer) may be calculated as

Use 3"+ standard pipe as post. The minimum required footing size, Ap, shall be
