Re La Costa Resort & Spa, Gatehouse building
Dear Pat
We have submitted plans for a gatehouse at the entrance to La Costa Resort in the median of
Costa del Mar The attached plans show the location and the relative size As you can see it is
very small, only 235 sf, and contains a restroom that will be used only by the security attendants
One of the plan check corrections is to provide accessibility to the toilet facilities
We have classified the occupancy as U-1 since it functions as a carport or shed Based upon that
occupancy, there is no requirement for accessibility according to Section 1113B of the CBC
If you classify it as a B occupancy since there will be 2 employees in the facility, it still doesn't
seem to require accessibility based upon Sections 1105B 3 1 to 1105B 3 6 These all seem to
imply areas that the public has access Employee areas require 36" aisles
Since this is a security gate, able-bodied personnel will man it If an employee assigned to this
facility becomes wheelchair bound, they can be transferred to another job location within the resort
and within the security department In addition, we have made the toilet facility accessible to
employees with other disabilities such as crutches, walkers, or missing extremities by providing
grab bars, pipe protection, accessible accessories, and accessible signage The only item short of
compliance is wheelchair-turning radius
We feel that the facility is not required to provide accessibility in this location and occupancy But
beyond that, we feel that the facility is designed to provide accessibility for all disabled employees,
except those wheelchair bound These employees will not be discriminated since the hotel can
provide an equivalent facilitation to wheelchair workers within their security depart which is the
department that will operate the gatehouse facility

provided and allow the facility be permitted as submitted If you have any further questions, please
