Each sheet of the plans must be signed by the person responsible for their preparation, even though there are no structural changes. Business and Professions Code. Provide a statement on the Title Sheet of the plans that this project shall comply with Title 24 and 1994 UBC, UMC and UPC and 1993 NEC. On the first sheet of the plans indicate: Type of construction of the existing building, Present and proposed occupancy classifications of the remodel area, The occupant load of the remodel area(s). Glazing in the following locations should be of safety glazing material in accordance with Section 2406.4 (see exceptions): Fixed or operable panels adjacent to a door where the nearest exposed edge of the glazing is within a 24-inch arc of either vertical edge of the door in a closed position and where the bottom exposed edge of the glazing is less than 60 inches above the walking surface. This applies to the new window adjacent to the door in the new exit corridor. Note on the plans: "All interior finishes must comply with Chapter 8 of the U BC". Specify "Class Ill flame spread rating (minimum) for all areas." The tenant space and new and/or existing facilities serving the remodeled area must be accessible to and functional for the physically disabled. See the attached correction sheet. Title 24, Part 2. Specify lever-type hardware for passage doors on floors accessible to the disabled. Section 2-3304, Title 24. Note on the plans: "All exits are to be openable from inside withoiJ't the use of a key or special knowledge." In lieu of the above, in a Group B, F, M or S occupancies, you may note "Provide a sign on or near the exit door, reading THIS DOOR TO REMAIN UNLOCKED DURING BUSINESS HOURS." This signage is only allowed at the main exit. Section 1004.3.- Corridors serving 30 or more occupants shall have walls and ceilings of one-hour construction. Show compliance on the plan for the new corridor (Hall) leading to the exterior exit door. Carlsbad 96-911 5/31/96 ii. The exit corridor between the TI and the existing Lunch Rm must be separated from the remaining part of the hall that is joined to the existing Rest Rm foyer. The separation must be 1 Hr construction with a 20 Mm , self closing door. Clearly show where the non-rated corridor system terminates and a rated corridor system commences. One-hour fire-rated corridors shall have interior door openings protected by tight- fitting smoke and draft control assemblies rated-20 minutes; except openings in interior walls of exterior exit balconies. Doors shall be maintained self-closing or be automatic closing by action of a smoke detector per Section 713.2. Doors shall be gasketed to provide a smoke and draft seal where the door meets the stop on sides and top. Section 1005.8.1. This appliesto the door and window opening into the exit hall. Provide a detailed cross section of the 1 H construction of the corridor. . ELECTRICAL Indicate wiring method, i.e. EMT, metal flex. As per Sections 1012 and 1013 of the 1994 UBC, provide two sources of power to the new exit signs exit signs and exit illumination. Provide multiple switch lighting controls per Title 24, Part 6. ENERGY Provide energy form MECH-1. Although you are not changing the HVAC equipment the performance design used to justify compliance with the building envelope requirements included input information on the existing HVAC. This information must be documented on the MECH-1 form. Provide bilevel switch controls to show that the lighting within the new office space can be reduced by 1/2 in a uniform pattern. In addition the lighting within the daylight areas (within 15' of the new windows) must have separate dual switch controls (daylighting controls). . MISCELLANEOUS The tenant improvement includes structural change to the exterior bearing wall of the building. The plans must be stamped and signed by a Calif. Licensed engineer and architect. Carlsbad 96-911 5/31/96 22. Include with the plans design calculations to show that existing bearing wall with the new window openings will be adequate to support vertical and lateral loads. DEPARTMENT OF STATE ARCHITECT NON RESIDENTIAL TITLE 24 DISABLED ACCESS REQUIREMENTS The following disabled access items are taken from the 1995 edition of California Building Code, Title 24. Per Section 101.17.11, all publicly and privately funded public accommodations and commercial facilities shall be accessible to persons with disabilities as follows: Any building, structure, facility, complex, or improved area, or portions thereof, which are used by the general public. Any sanitary facilities which are made available for the public, clients, or employees in such accommodations or facilities. Any curb or sidewalk intended for public use that is constructed with private funds. All existing accommodations when alterations, structural repairs or additions are made to such accommodations. NOTE: All Figures and Tables referenced in this checklist are printed in the California Building Code, Title 24. . REMODELS. ADDITIONS AND REPAIRS 1. When alterations, structural repairs or modifications or additions are made to an existing building, that building, or portion of the building affected is required to comply with all of the requirements for new buildings, per Section 113413.2. These requirements apply only to the area of specific alteration, repair or addition and shall include: a) A primary entrance to the building and the primary path of travel to the area in question, and include the following items which serve the area in question: Sanitary facilities. Parking spaces and building access Path of travel to the TI SITE PLAN REQUIREMENTS 2. Clearly show that the site development and grading are designed to provide access to all entrances and exterior ground floor exits, as well as access to normal paths of travel, per Section 1127B. 1. Where necessary to provide access; shall incorporate pedestrian ramps, curb rathps, stairways and handrails, etc. . DISABLED ACCESS PARKING 3. Include on your plans the required number of accessible parking spaces for new facilities, (or at existing facilities where a change of occupancy occurs). Per Table 11 B-7 the minimum number of spaces is: A. one space for each 25 spaces up to 100 total spaces. Carlsbad 96-911 5/31/96 WALKS AND SIDEWALKS If any proposed walks slope ~1 :20 (5%) they must comply with ramp requirements of Section 11338.5, per Section 1133B.7.3. Revise plans to show or note requirements. Walks along an accessible route of travel are required to be ~!48" minimum in width and have slip resistant surfaces, per Section 113313.7.1. Revise plans to show compliance. The maximum permitted cross slope shall be :~%" per ft., per Section 11338.7.1.3. ENTRANCES AND CIRCULATION Floors of a given story shall be a common level throughout, or shall be connected by pedestrian ramps, elevators or lifts. Section 1120B. 1. Revise plans to show that all entrances, and exterior ground level exits, are accessible, per Section 1114B.1.3. 6. Show that an accessible route of travel is to be provided to all portions of the building, to accessible building entrances and between the building and the public way, per Section 11148.1.2. SANITARY FACILITIES T. Sanitary facilities are required to be accessible, unless the enforcing agency determines that compliance with these standards would create an unreasonable hardship. Provide a completed HARDSHIP WAIVER REQUEST FORM if equivalent facilitation is requested to be permitted, per Section 11158.1. 8. Note that the doorways leading to sanitary facilities shall be identified, per Section 11 15B.5, as follows: An equilateral triangle Y4"thick with edges 12" long and a vortex pointing upward at men's rest rooms. A circle 1/4 thick, 12" in diameter at women's rest rooms. C) A 12" diameter circle with a triangle superimposed on.the circle.and within the 12" diameter at unisex rest rooms. The required symbols shall be centered on the door at a height of 60". Braille signage shall also be located on the wall adjacent to the latch outside of the doorways leading to the sanitary facilities, per Section 1117B.5.9. . MULTIPLE ACCOMMODATION SANITARY FACILITIES 9. Show that the accessible rest room is to be provided with either: A 60" minimum diameter clear space measured from the floor to a height of 27" A clear space 56" x 63" in size. NOTE: Doors shall not encroach, per Section 11158.7.1.1. Carlsbad 96-911 5/31/96 10. Revise plans to show that at least one water closet fixture, located in a compartment, shall provide the following, per Section 1115B.7.1.2: ~!28" dear space from 'a fixture (or ~!32" clear space from a wall) at one side. Clear space in front of the water closet shall be: ~:48" if the compartment has a end opening door. ~:60" is required for side opening doors. C) Grab bars shall not project more than 3" into the clear spaces indicated. 11. Show or note, per Section 1115B.7.1.3 that the doors to the accessible water closet compartment will be equipped with a self closing device with: ~!32" clearance when located at the end of the compartment. ~!34" clearance when located at the side of the compartment. 12. When-more than 6 water closets are provided, show the additional requirements given in Section 1115B. 7.1.4. . RESTROOM FIXTURES AND ACCESSORIES 14. Show, or note, on the plans that the accessible water closets meet the following requirements,. California Plumbing Code: The seat is to be ~!17" but !~19" in height. The controls are: Operable with one hand. Does not require tight grasping, pinching or twisting of the wrist. C) The controls for flush valves shall be: Mounted on the side of the toilet area.
