Re Doors for Bathrooms in Guest Suites
Dear Tom,
I have reviewed your request dated October 8th, 2002 and delivered to my office on
October 11th, and concur with the plan checker's determination that the sliding doors
into the bathrooms in the guest suites must provide a net clear 32"
I spoke directly with the plan checker to gather information and reviewed the California
Building Code Sections cited in the above transmittal The CBC Section 1111B contains
accessibility requirements for R Occupancies Specifically, Section 1111B 4 6 States
that bathrooms in required accessible units must comply with 7 various criteria, with an
exception
EXCEPTION Hotel and motel bathrooms beyond those specified in Section 111B4 need not comply with
the provisions of this section or other accessibility provision of the California Building, Electncal, and Plumbing Codes
if they provide the following features
1 All bathroom fixtures are in a location that allows a person using a wheelchair measuring 30 inches by
48 inches to touch the wheelchair to any lavatory, urinal, water closet, tub, sauna, shower stall and any
other similar sanitary installation if provided
2 All bathroom entrance doors have a clear opening width of 32 inches and shall be either sliding doors or
shall be hung to swing in the direction of egress from the bathroom
This means that the hotel is to provide the proportionate ratio of fully accessible rooms,
and other bathrooms have to meet these two criteria This notation on the approved
plans does not appear to be a mistake, it appears to be consistent with language in the
California Building Code requiring hotel guest room bathrooms to meet certain
accessibility standards Please advise the general contractor to install the doors noted
on the approved plans which provide the 32 inch clear space

We are submitting the attached items as a clarification to the permits for the above projects
Please review the modification and notify us of your acceptance or denial
We wish to use the standard 30" wide toilet compartment door width in both units A and B This is
a modification from the 2'-9" (or 32" minimum) that is shown on the permit plans to 29" wide This
modification is the same for all the guest rooms that are permitted under the above numbers
We feel we included this note on all the unit plans by mistake
Plan check correction Set I, date 7/8/02, page 3, item 8 states "Show that passageways leading
to sanitary facilities have required clear access widths, per Section 1115B 4 Show that all
doorways have >32" clear opening " Item 9 states "The water closet shall provide 18" from the
centerlme of the water closet to the wall"
Upon reviewing Section 1115B.4, we feel that it is referring to accessible units only and a part of
the overall Section 111 SB-Bathing and Toilet Facilities Section 1115B.1-Gerneral states that
the requirements shall be met for all accessible facilities In addition, Note 2 refers to Section
1111B4 6 and Chapter 11Afor bathrooms in residential occupancies Since this is a permit for
Resort R-3 Occupancy, Section 1111B 4 6 states "Required accessible bathrooms for places of
transient lodging shall comply with the following provisions "
In all of these cases the regulations are referring to "Required Accessible Units" Based upon
Table 11B-3, for the 460 total units at the resort, 9 units shall be fully accessible The Title Sheet
states and shows where these units are Five fully accessible units are in the golf buildings and
three are in the tennis buildings Five more are in the courtyard building The 18" dimension from
center of toilet is also a requirement for an accessible unit only
We put the 32" requirement on the typical toilet room door, however it is mistake We ask that you
review the revised plans and concur that the 32" wide door requirement is acceptable
