In Groups B, F, H, M and S Occupancies, if the number of employees exceeds four, provide separate toilet facilities for men and women. If "the total number of employees will not exceed four", and only one restroom is provided, note the words in quotation above on the floor plan. Section 2902.3. No wiring is permitted on the roof of a building and wiring on the exterior of a building requires approval by the Building Official. (City Policy) All roof-mounted equipment shall be concealed from view. Provide structural detailing for the screening. Show the size, location and type of all heating and cooling appliances or systems. Provide mechanical plans showing proposed HVAC equipment, ducts and access to equipment. Detail disposal of main condensate drainage from air conditioning units. (UMC Section 310) Detail overflow (secondary) condensate discharge from air conditioning units that are in a ceiling space, to a readily observable location. (UMC Section 310.1.1.) The completed and signed ENV-1, LTG-1, and MECH-1 forms must be imprinted on the plans. Carlsbad 98-2502 8/28/98 DEPARTMENT OF STATE ARCHITECT NON RESIDENTIAL TITLE 24 DISABLED ACCESS REQUIREMENTS 16. The following disabled access items are taken from the 1995 edition of California Building Code, Title 24. Per Section 101.17.11, all publicly and privately funded public accommodations and commercial facilities shall be accessible to persons with disabilities as follows: Any building, structure, facility, complex, or improved area, or portions thereof, which are used by the general public. Any sanitary facilities which are made available for the public, clients, or employees in such accommodations or facilities. Any curb or sidewalk intended for public use that is constructed with private funds. All existing accommodations when alterations, structural repairs or additions are made to such accommodations. NOTE: All Figures and Tables referenced in this checklist are printed in the California Building Code, Title 24. REMODELS, ADDITIONS AND REPAIRS 17. When alterations, structural repairs or modifications or additions are made to an existing building, that building, or portion of the building affected is required to comply with all of the requirements for new buildings, per Section 1134B.2. Carlsbad 98-2502 8/28/98 APPLICATION FOR UNREASONABLE HARDSHIP EXCEPTION TO STATE OF CALIFORNIA DISABLED ACCESS REQUIREMENTS (EXISTING BUILDINGS; Section 1134B of Title 24) When existing buildings are remodels and, when the valuation of the modifications is less than approximately 86,000 dollars, the California State Building Code allows relief from some accessibility requirements when the cost of compliance with those regulations is disproportionate. Disproportionate cost is defined as when the cost of all compliance requirements except mandatory measures exceeds 20% of the cost of the project. Where the cost of alterations necessary to fully comply is disproportionate, access shall be provided to the extend that is can without incurring disproportionate costs. In other words, accessible elements must be provided or upgraded to a maximum cost of 20% of the project valuation. Priority for providing access should be given in the following order: An accessible entrance, An accessible route to the altered area, At least one accessible restroom for each sex, Accessible telephones, Accessible drinking fountains, and When possible, additional accessible elements such as parking, storage and alarms.
