Tennant improvements required that the slab-on-grade be cut to install a variety of subsiab plumbing pipes and fixtures. The original Liquid Boot membrane installation has been neatly cut open and laid back for these installations. It is apparent that care had been taken by the plumbers to minimize any distortion of the membrane. There are 5 rooms Where this work has taken place. Advance Construction Technology (A.C.T.) was on site to restore the membrane. First, fiat' vent pipe was installed where shown on the plans and butt-connected to the existing flat vent piping. ACT took great care to install the membrane carrier fabric and to bring the original membrane as close to its original position as possible. Liquid Boot - 500 was applied. Great care and meticulous attention was given to the new membrane installation. The ACT crew demonstrated competence and high standards of workmanship. All activities were continuously under my observation. After the membranes were installed, ponded catalyst was carefully blotted up with rags. An 80z. non-woven geotextile was then installed over the membrane. The geotextile is being covered with washed plaster sand protection course, a minimum of 2 inch thick; often thicker to bring the sand layer to bottom of existing slab. The sand installation was performed by Jorge of ABC Concrete. Once the sand protection course is placed it is acceptable to install rebar and pour back slab. Geotechnical Investigation, Magellan Aviation Improvements, Palomar Airport, Carlsbad, California, prepared by Geocon Incorporated, dated October 12, 1999, revised June 23, 2005 :(Project no. 06383-22-01). 2. Structural Plans for: 2016 Palomar Airport Road, Carlsbad, California, prepared by Malek Engineers, Inc.,, reviewed May 8, 2019 (Number: 18.029). Dear Mr. Fox: In accordance with the request of Mr. James Honne, we prepared this letter to update the seismic design parameters for the proposed tenant improvements of the existing building at the subject site. We understand a new atrium is planned for the entrance to the existing 2-story office building utilizing existing foundations. New foundations are not currently planned for the proposed improvements. The geotechnical information presented herein is necessary to conform to the new 2016 California Building Code (CBC) design standards which were adopted by local agencies after January 1, 2016. The following criteria should be used in. design and construction of the project The recommendations presented in the referenced report remain applicable unless superseded herein. SEISMIC DESIGN CRITERIA We used the Structural Engineers Association of California (SEAOC) and Office of Statewide Health Planning and Development (OSHPD) web application Seismic Design Maps (https:llseismicmaps.org,) to evaluate site-specific seismic design parameters in accordance with the 2016 CBC/ASCE 7-10. Table 1 summarizes site-specific design criteria obtained from the 2016 California Building Code (CBC; Based on the 2015 International Building Code [IBCJ and ASCE 7-10), Chapter 16 Structural Design, Section 1613 Earthquake Loads. The short spectral response uses a period of 0.2 seconds. The values presented in Table 1 are for the risk-targeted maximum considered earthquake (MCER). Based on soil conditions, the building should be designed using a Site Class C. We evaluated the Site Class based on the discussion in Section 1613.3.2 of the 2016 CBC and Table 20.3-1 of ASCE 7-10. 6960 Flanders Drive • San Diego, California 92121.2974 • Telephone 858.558.6900 U Fax 858.558.6159 clac7allwolge, TABLE I 2016 CBC SEISMIC DESIGN PARAMETERS Parameter Value 2016 CBC Reference Site Class C Section 1613.3.2 MCER Ground Motion Spectral 1.075 g Figure 1613.3.1(1) Response Acceleration - Class B (short), Ss MCER Ground Motion Spectral 0.415g Figure 1613.3.1(2) Response Acceleration - Class B (1 sec), s1 Site Coefficient, FA 1.000 Table 1613.3.3(1) Site Coefficient, Fv 1.385 Table 16 13.3.3(2) Site Class Modified MCER Spectral 1.075 Section 1613.3.3 (Eqn 16-37) R Response Acceleration (short), SMS Site Class Modified MCER Spectral 0.575g Section 1613.3.3 (Eqn 16-38) Response Acceleration (1 sec), SMI 5% Damped Design Spectral Response Acceleration (short), SDS 0.717g Section 1613.3.4 (Eqn 16-39) 5% Damped Design Spectral Response Acceleration (1 sec), 01 O.383g Section 1613.3.4 (Eqn 16-40) Table 2 presents additional seismic design parameters for projects located in Seismic Design Categories of D through F in accordance with ASCE 7-10 for the mapped maximum considered geometric mean (MCE0). The primary goal of seismic design is to protect life and not to avoid all damage, since such design may be economically prohibitive. SITE DRAINAGE AND MOISTURE PROTECTION Adequate site drainage is critical to reduce the potential for differential soil movement, erosion and subsurface seepage. Under no circumstances should water be allowed to pond adjacent to footings. The site should be graded and maintained such that surface drainage is directed away from structures in accordance with 2016 CBC 1804.4 or other applicable standards. In addition, surface drainage should be directed away from the top of slopes into swales or other controlled drainage devices. It appears xl of the new exhaust fan terminations are located within 3' of the rooftop hatch. The outside air inlet locations for several fan coils are inconsistent between the mechanical floor plan on sheet M2.2 and the mechanical roof on sheet M2.3 (i.e. the location of the outside air intake for FC-3.0-2C in the floor plan is right next to the exhaust fans yet in the roof plan the intake location has a 10' clearance from the exhaust fans). Please address. Note: If you have any questions regarding this Plumbing and Mechanical plan review list please contact Connor Reuss at (858) 560-1468.
