Plan check is limited to technical requirements
contained in the Uniform Building Code, Uniform
Plumbing Code, Uniform Mechanical Code, National
Electrical Code and state la¥o'S regulating energy
conservation, noise attenuation and access for the
handicapped. The plan check is based on
regulations enforced by the Building Inspection
Department. You may have other corrections based
on laws and ordinances by the Planning Department,
Engineering Department or other departments.
Present California law mandates that residential
construction comply with Title 24 and the follo...,·ing
model codes:
1991 UBC (eff. 8/14/92)
1991 UPC (eff. 8/14/92)
1990 NEC (eff. 7/1/91)
1991 \JMC (eff. 8/14/92)
The above regulations apply to residential
construction, regardless of the code editions
adopted by ordinance.
The circled items listed need clarification,
modification or change. All items have to be
satisfied before the plans will be in conformance
,d th the cited codes and regulations. Per Sec.
303(c), 1991 Unifom Building Code, the approval of
the plans does not permit the violation of any
state, county or city law.
lo speed up the recheck process, note on this list
(or a copy) where each correction item has been
addressed i.e., plan sheet, specification, etc. Be
sure to enclose the marked up list when you submit
the revised plans.

Site Inspection of Existing Residence
. -----.. ---------------
at 2025 Karren Lane. Carlsbad. California
In accordance with your request, we have reviewed the proposed
remodeling plans for the existing residence located at 2025 Karren
Lane in Carlsbad. The proposed changes are both single and two-
story additions, and it is our understanding that all structural
design used a maximum bearing strength of 1,000 psf.
We also reviewed the Ketchum Engineering, Inc. report dated
June 29, 1990 for a nearby parcel that you provided.
In general, we concur with the Ketchum Engineering, Inc. report
that the area is relatively flat lying and underlain by massive
sanqstone units. However, we do require that our firm inspect,
test, and evaluate all foundations and excavations prior to the
placement of forms or steel reinforcement. We will require that
all foundations are founded a minimum of 18 inches into competent
bedrock material.
When we complete this phase of service, we will write a letter that
confirms the proposed design criteria and adequacy of the founda-
tion soils for support of the proposed structure.
