Re: Structural Review of the As-Built Free-Standing Deck at 2030 Gayle Way, Carlsbad,
CA 90008.
Mr. Vang,
In accordance with your request, I reviewed photos and the plans for an as-built free-standing
deck at the above referenced address. After reviewing the plans we asked that code compliant
pickets at the stair guardrail as well as knee braces running perpendicular to the already installed
knee braces be installed. After those items were completed I performed a structural observation of
the deck on July 19, 2019 to determine if there were any more issues, and to evaluate the overall
structure for code compliance and safety. During that observation I noticed three deficiencies I
wanted corrected:
The guard rail posts at the stairs were not to be notched at the base.
-Blocking needed to be added between the joists above the support beams.
A connection for the stair treads to the stringers that didn't involve screws into the end
grain of the wood needed to be installed.
These items were subsequently addressed.
Therefore it is my professional opinion that this deck is acceptable from a structural standpoint
and does not pose a life safety issue if adequately maintained.
It should be noted that because the structure was not built with pressure treated wood and is
exposed to the weather maintenance will be required to provide continued protection against
termites, dry rot, UV damage, and weather.
