S. INTRODUCTION
This report presents the results of our geotechnical engineering investigation on the
subject property. The purpose of this study is to evaluate the nature and characteristics
of the sedimentary units underlying the property, the engineering properties of the
surficial deposits and their influence on the construction of the proposed residential
addition. S
SITE CONDITIONS
The subject property is located east of Monroe Street, along the terminus of Karren Lane,
in the city of Carlsbad. The property includes a single-family residence with an attached
garage situated on a relatively level graded pad. A swimming pool and a property line
retaining wall are located in the northeastern portion of the rear yard area. The site is
bounded along the west by a 5.0± foot high wall which partially retains the adjacent
developed building pad. Gently sloping vacant land is located northeast of the site and
a developed residential lot is located to the east.
Residential landscaping includes grass, shrubs and trees in the front yard area. Lot
drainage is generally by sheet flow to the southwest. According to the owner, offsite
drainage from the vacant land to the northeast discharged onto the subject property
during periods of prolonged rainfall. It is our understanding that the construction of the
retaining wall adjacent to the swimming pool corrected the problem.

PROPOSED CONSTRUCTION
Plans for the second story addition were prepared by B Worthing Plan Service. The
proposed second story addition will be constructed over the western portion of the
existing structure. The existing foundation in the area of the proposed addition includes
a stem wall footing and a raised wood floor. The plans indicate that the existing
foundation will be underpinned with a continuous wall footing or column pads for the
support of additional loads. -
SITE INVESTIGATION
Two exploratory borings were drilled on the site with a 4.0 inch diameter auger to a
depth of 8.0 feet. Two test pits were excavated adjacent to the foundation to evaluate
footing embedment and the characteristics of the supporting soils. Earth materials
encountered were visually classified and logged by our field geologist. Undisturbed,
representative samples of earth materials were obtained at selected intervals. Samples
were obtained by driving a thin walled steel sampler into the desired strata. The samples
are retained in brass rings of 2.5 inches outside diameter and 1.0 inches in height. The
central portion of the sample is retained in close fitting, waterproof containers and
transported to our laboratory for testing and analysis.

LABORATORY TESTING
Classification
The field classification was verified through laboratory examination, in accordance with
the Unified Soil Classification System. The final classification is shown on the enclosed
exploratory Logs.
Moisture/Density
The field moisture content and dry unit weight were determined for each of the
undisturbed soil samples. The dry unit weight was determined in pounds per cubic foot.
The field moisture content was determined as a percentage of the dry unit weight.. Both
are shown on the enclosed Exploratory Logs. This information is useful in providing a
gross picture of the soil consistency between exploratory excavations and any local
variations.
GEOTECHNICAL CONDITIONS
The subject property is underlain at shallow depths by Pleistocene terrace deposits. A
thin veneer of soil and minor isolated fill deposits covers the sedimentary unit. A brief
description of the earth materials encountered on the site is discussed below.
Artificial Fill
Minor amounts of fill, up to 6.0 inches, are present along portions of the existing

structure. The minor fill deposits were probably generated during finish grading and
landscaping, and are composed of tan to brown silty and fine-grained slightly clayey sand.
Soil
" Approximately 6.0 to 9.0 inches of tan to brown silty sand blankets most of the site. The
soil is generally very moist and loose with numerous roots.

I Terrace Deposits
The site is underlain by Pleistocene terrace deposits composed of reddish grey brown silty
I and fine-grained sand with variable amounts of clay. Locally these sedimentary deposits

are moist and weathered. The weathered zone along the surface of the terrace deposits
varies in depth. A 1.0 foot thick clayey zone or lens is present at a depth of 3.5 feet.
Below this zone, the terrace deposits become increasingly dense with depth.
Expansive Soils
I The soil and terrace deposits encountered on the site are predominantly granular
deposits which exhibit a potential expansion in the low range
Existing Footing
Two test pits were excavated along the northwestern portion of the exterior foundation.
However, Test Pit No. 1, located alongthe rear of the residence encountered a 4.0 inch

I diameter footing subdrain. The base of the stem wall footing, as encountered in Test Pit
I
No. 2, is founded approximately 18 inches below the exterior grade and approximately
14 inches below the interior grade. However, the effective depth of embedment into
I terrace deposits is approximately 6.0 inches.
Groundwater
I Based on the exploratory borings drilled to a depth of 8.0 feet, no evidence of perched
.I
or shallow groundwater tables was encountered at the time of this study. However, it is
possible that minor seepage problems may occur after the proposed construction. These V
I are usually minor phenomena, often associated with over-irrigation and poor drainage
I
control. In the event that seepage or saturated ground does occur, it has been our
experience that they-are most effectively handled on an individual basis.

Faults/Seismicity
Based on a review of published geologic maps, no faults are located on or in the
I immediate vicinity of the site. The nearest active fault is the Rose Canyon Fault Zone
I located approximately 4 miles southwest of the site. Other active faults which could
I
affect the site include the Coronado Bank, Elsinore, San Jacinto and San Andreas Faults.
These faults are located 15 to 71 miles from the site.
Although the likelihood Of ground rupture on the site is remote, it is almost a certainty

the properly will be exposed to moderate to high levels of ground motion resulting from•
the release of energy, should an earthquake occur along the numerous known and
unknown faults in the region
CONCLUSIONS AND RECOMMENDATIONS
General -
From a geotechnical viewpoint the footings, where exposed, are not suitable for the
support of second story loads. The existing footings should be underpinned with a new
continuous wall footing or new loads transferred to column pads as recommended by the
project structural engineer, and as suggested on the plans prepared by B Worthing Plan
Service. -
Foundations -
The following parameters may be used in analysis of existing foundations and in the
design of new foundations.
New underpinned footings or column pads for the proposed two-story addition should
be a minimum of 12 inches wide and founded a minimum of 12 inches below the
existing footing into competent terrace deposits. - Proposed footings should extend below
weathered zones which maybe encountered. Additional depth may be required in this -
regard. New continuous footings designed as underpins may be constructed in alternate - - -

I sections. However, undermining of the existing footing should not exceed 5.0 lateral feet

, for each alternate underpinned section -constructed. If the existing footing is undermined
for greater than 5.0 lateral feet, the existing footing should be shored
Footings founded into competent terrace deposits, as recommended above, may be
I designed for a bearing value of 1500 pounds per square foot.
I The bearing value indicated above is for the total dead and frequently applied live loads.

This value may be increased by 33 percent for short durations of loading, including the
effects of wind and seismic forces.

Resistance to lateral load may be provided by friction acting at the base of foundations
I and by passive earth pressure. A coefficient of friction of 0.35 may be used with dead-
load forces. A passive earth pressure of 250 pounds per square foot, per foot of depth
of terrace deposits penetrated to a maximum of 1500 pounds may be used.

I Drainage - - --
Specific drainage patterns should be recommended by the project civil engineer or
architect. However, in general, pad water should be directed away from foundations and
I around the structure to the street or driveway. Roof water should be collected and
I
- conducted to the driveway or street, via non-erodible devices. Pad water should not be -
allowed to pond. -
