To The Carlsbad Community Development Director:
This letter is to request an allowance for a temporary modular building. This building
will be used as a outside cold storage building for a new product that has ingredients that
require them to remain frozen until used. We are requesting to have this building for a
term of 1 year to evaluate the viability of the new product. This building does not fit
inside the building and is against pohcy ofthe cold storage unit. The site plan is attached
showing the proposed location. We will remove the building on or before the time we
are asking for. Thank you for your consideration.

SUBJECT: POLICY FOR INTERPRETATION OF CMC
2L42.010(S), 21.53.090, AND 21.53.110
SECTION: COMMUNITY DEVELOPMENT
1. The business shall apply to the Community Development Director in writing for the allowance of
the temporary modular buildings. The request shall contain the following infonnation:
a. The proposed use of the modular buildings.
b. The term of the use of the buildings.
c. The reason the use cannot otherwise be accommodated within the permanent buildings on
the site.
d. A site pian showing the proposed location of the modular buildings.
e. A statement agreeing to completely remove the temporary modular buildings on or before
the agreed upon date.
2. The request must be unanimously approved by the Community Development Director,
Planning Director, Buiiding Official, and the Fire Marshal. The Community Development
management team reserves the right to deny an application for cause.
/. The request will be reviewed with respect to the following general criteria:
a. The modular buildings must be architecturally compatible with the surroimding
permanent buildings.
b. Parking shall not be negatively affected by the use ofthe temporary modular buildings.
c. Temporary landscaping may be required to screen the temporary modular buildings
from public views and/or adjacent properties.
d. The modular buildings shall be listed with the State as approved for commercial uses.
e. They shall be installed with listed earthquake bracing systems and shall be accessible
to the disabled.
f. The temporaiy electrical and plumbing systems shall be installed as for new
permanent construction.
g. The buildings shall be placed so as not to restrict Fire Department access to either the
permanent buildings or the temporary modular buildings.
h. The temporary permanent buildings shall not be placed within 20 feet of any fire hydrant
or other fire protection equipment.
