Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state laws
regulating energy conservation, noise attenuation and disabled access. This plan review is
based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinances enforced by the Planning Department, Engineering Department
or other departments.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3,
1997 Uniform Building Code, the approval of the plans does not permit the violation of any state,

residential projects). For expeditious processing, corrected sets can be submitted in one of
two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-2700.
The City will route the plans to EsGil Corporation and the Carlsbad Planning, Engineering
and Fire Departments.
2. Bring one corrected set of plans and calculationdreports to EsGil Corporation, 9320
Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all
remaining sets of plans and calculations/reports directly to the City of Carlsbad Building
Department for routing to their Planning, Engineering and Fire Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be reviewed by
the City Planning, Engineering and Fire Departments until review by EsGil Corporation is
complete.

FOREWORD (PLEASE READ):
This plan review is limited to the technical requirements contained in the Uniform Building Code,
Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state laws
regulating energy conservation, noise attenuation and access for the disabled. This plan review
is based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinances enforced by the Planning Department, Engineering Department,
Fire Department or other departments. Clearance from those departments may be required
prior to the issuance of a building permit.
Code sections cited are based on the 1997 UBC.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3,
1997 Uniform Building Code, the approval of the plans does not permit the violation of any state,
county or city law.

Please make all corrections on the original tracings, as requested in the
correction list. Submit three sets of plans for commerciallindustrial projects
(two sets of plans for residential projects). For expeditious processing,
corrected sets can be submitted in one of two ways:
1. Deliver all corrected sets of plans and calculationsheports directly to the
City of Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA
92008, (760) 602-2700. The City will route the plans to EsGil Corporation
and the Carlsbad Planning, Engineering and Fire Departments.
2. Bring one corrected set of plans and calculationsheports to EsGil
Corporation, 9320 Chesapeake Drive, Suite 208. San Diego, CA 92123,
(858) 560-1468. Deliver all remaining sets of plans and calculations/reports
directly to the City of Carlsbad Building Department for routing to their
Planning, Engineering and Fire Departments,
NOTE: Plans that are submitted directly to EsGil Corporation only will not
be reviewed by the City Planning, Engineering and Fire Departments until
review by EsGil Corporation is complete.
All sheets of plans must be signed by the person responsible for their
preparation. (California Business and Professions Code).
Provide mechanical ventilation capable of providing five air changes per
hour in bathrooms and water closet compartments if required openable
windows are not provided. Section 1203.3.
Please provide details on the plans showing all penetrations of
fire-resistive walls, floor-ceilings and roof-ceilings to be protected as
required in UBC Sections 709 and 710. See new recessed lighting in the
hallway for type A suites.
Show how penetrations of assemblies for piping, electrical devices,
recessed cabinets, bathtubs, soffits or heating, ventilating or exhaust
ducts shall be sealed, lined or insulated or treated to maintain the required
sound ratings.
Show on the plans a wall receptacle adjacent to each lavatory in the
bathroom. NEC Art. 210-52(d).
Provide a note on the plans: In showers and tub-shower combinations,
control valves must be pressure balanced or thermostatic mixing valves.
UPC Section 420.0.
New water closets and associated flushometer valves, if any, shall use no
more than 1.6 gallons per flush and shall meet performance standards
established by the American National Standards Institute Standard
A112.19.2. H & S Code, Section 17921.3(b).

The plans indicate the handrails are to be replaced please provide details
to show the new handrails to comply with the following: (Section
1003.3.3.6).
Show that handrails are provided on & side of the stairs, per Section
1003.3.3.6a. Exception: Private stairways 30 or less in height may
have handrails on one side only.
Provide sections, details or notes to show that handrails are to be
located 234" but g38" above nosing of treads, per Section 1133B.4.2.1.
Show that handrails extend a 212" beyond top nosing, and >_IT-plus-
tread-width beyond the bottom nosing, per Section 11 338.4.2.2.
Per Section 1006.9.2.6a, provide details, sections or notes to show that
handgrip portions of handrails are:

The handgrip portion shall have a smooth surface, without

Show that passageways leading to sanitary facilities have required clear

the wall.
New showers are proposed for the disabled accessible units,please show
or note compliance with the following requirements, per Section 11 158.6.2
and California Plumbing Code:

42" in width between wall surfaces, and 48" minimum in depth
(having an entrance opening t 42), or,
260" in width between wall surfaces, and 30 minimum in
depth (having a full opening width on the long side). As an
alternate, showers 60 minimum in width may be 36
minimum in depth as long as the entrance opening width is a
minimum of 36 inches.

b) Grab bars comply with Section 1 11 5B.8 located:
