This Dlan review is limited to the technical requirements contained in the Uniform Building Code,
Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state laws
regulating energy conservation, noise attenuation and disabled access. This plan review is
based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinances enforced by the Planning Department, Engineering Department
or other departments.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3,
1997 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.
A. Please make all corrections on the original tracings and submit two new sets of prints to:
ESGIL CORPORATION.
B. To facilitate rechecking, please identify, next to each item, the sheet of the plans upon
which each correction on this sheet has been made and return this sheet with the

residential projects). For expeditious processing, corrected sets can be submitted in one of

Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-2700.
The City will route the plans to EsGil Corporation and the Carlsbad Planning, Engineering
and Fire Departments.
2. Bring one corrected set of plans and calculationslreports to EsGil Corporation, 9320
Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all

4. Show how penetrations of assemblies for piping, electrical devices, recessed cabinets,
bathtubs, soffits or heating, ventilating or exhaust ducts shall be sealed, lined or
insulated or treated to maintain the required sound ratings. No Response.
5. Show on the plans a wall receptacle adjacent to each lavatory in the bathroom. NEC Art.
210-52(d). No Response.
8. The plans indicate the handrails are to be replaced please provide details to show the
new handrails to comply with the following: (Section 1003.3.3.6). The site plans
indicate exterior handrails to be removed and replaced please provide complete
plans.

Provide mechanical ventilation capable of providing five air changes per hour in
bathrooms and water closet compartments if required openable windows are not
provided. Section 1203.3.
Please provide details on the plans showing all penetrations of fire-resistive
walls, floor-ceilings and roof-ceilings to be protected as required in UBC Sections
709 and 710. See new recessed lighting in the hallway for type A suites.
Show how penetrations of assemblies for piping, electrical devices, recessed
cabinets, bathtubs, soffits or heating, ventilating or exhaust ducts shall be
sealed, lined or insulated or treated to maintain the required sound ratings.

valves must be pressure balanced or thermostatic mixing valves. UPC Section

New water closets and associated flushometer valves, if any, shall use no more
than 1.6 gallons per flush and shall meet performance standards established by
the American National Standards Institute Standard AI 12.19.2. H & S Code,
Section 17921.3(b).

Show that passageways leading to sanitary facilities have required clear access
widths, per Section 11 158.4. Show that all doorways have:

New showers are proposed for the disabled accessible units,please show or note
compliance with the following requirements, per Section 11 158.6.2 and California
Plumbing Code:
a) Compartments are either:

(having an entrance opening 2 42"), or,
ii) 260 in width between wall surfaces, and 30 minimum in depth
(having a full opening width on the long side). As an alternate,
showers 60" minimum in width may be 36 minimum in depth as long
as the entrance opening width is a minimum of 36 inches.
b) Grab bars comply with Section 11 158.8 located:
i) On walls adjacent to and opposite the seat.
ii) Mounted 233" but S36" above the shower floor.
c) If a threshold or recessed drop is used, it shall be:
i) <%" in height.
ii) Be beveled or sloped <45O from the horizontal.
