WHEREAS, a verified application for a certain property,
to wit:
Lot 56 and that portion of Lot 55 of La Costa Valley Unit No. 1, in the County of San Diego, State of California, according to Map thereof No. 5434, filed in the office of the County Assessor of said County, July 29, 1964, and more particularly described in the files bf of the Planning Department C

WHEREAS, said'verified application constitutes a request

"EREAS, at said public hearing, upon hearing and con-
sidering the testimony and arguments', if any, of all persohs
who desired to be heard, said Commission consibered all factors
relating to the Variance and found the following facts and rea-
sons to exist:
1) There are exceptional or extraordinary circumstances .; or conditions applicable to the property or to the intended use that do not apply generally to the other property or class of use in the same vicinity and zone because:
a) The subject property is one-of the few remaining undeveloped lots that abut the golf course.
b) The subject property does not have a rear property line that forms a strai.ght line with the adjoining lots' rear property lines.
c) There are existing houses on both si'd'es of the subject property with predetermTned setbacks from the property lines and golf course. '
d) There are no near neighbors to the rear of ihe subject property because of .the golf course.
2) The variance is' necessary for the preservation and enjoyment of a substantial property right possessed by other property in the same vicinity and zone but which is.denied to the property in question because:

Dear Mr. Green:
This is to report the results of a limited soils investigation conducted at the subject site in
Carlsbad, California. The objectives of the investigation were to determine the existing soil
conditions, particularly with regard to the expansive characteristics of the soils that might
affect the proposed residence to be constructed on this site.
The Investigation consisted of excavating three exploration pits, logging the soils encoun-
tered in the pits, and obtaining both undisturbed and loose bag samples for laboratory testing.
The soils were classified using the field identification procedures of the Unified Soil Classifi-
cation Chart. The approximate locations of the exploration pits and the log of the soil
conditions are presented as follows:

Expansion tests were performed on representative samples of the clayey fine sand soils to deter-

expanston tests that the clayey fine sand soils encountered
on the site would be considered as "marginally expansive". Therefare, in order to minhize
possible detrimental effects caused by these potentially expansive soils, the following special
design and precautions are recommended:
1. Use continuous interconnected reinforced concrete footings and place
these at' a minimum depth of 1.5 feet below the lowest adjacent
exterior final ground surface, if Isolated interior colmn footings are
required, these should be placed at a depth of 1.5 feet below the
lowest adiacent ground surface.

4. Separate the garage slab from perimeter footings by a 1/2 inch thickness
of construction felt or equivalent, to allow independent movement of the
garage slab relative to the perimeter footings. Assure complete separa-
tion by extending the felt over the full depth of the front thickened edge
of the garage slab. Also, cut off the garage door stops at least 1/2 inch
above the slab.
Provide positive drainage away from all perimeter footings with a vertical
fall of at least 5 inches in a horizontal distance of 5 feet outside the
perimeter of the house.

Due to the relatively slow percolation rotos of the clayey fine sand soils existing on the site,
itis recommended that the proposed drywells should be eliminated and that the roof and surface
drainage on the lot be conducted into catch basins and drain lines sloped to carry the water
around the house and be discharged at the toe of the slope on the east side of the property.
Consideration might be given to raising the floor elevations and lot grade in order to provide
better lot drainage.
It is recommended that the subdrain adjacent to the guest house footing be placed approximately
2 to 3 feet outside the footing in order to intercept any subsurface water approaching the footing.

Dear Ms. Green:
Mr. Donald Cromley of New York City has requested that we give you information on Alberene soapstone for use as specified fireplace liners. This is an excellent choice of materials for this purpose since we supply fire bricks for refractory furnaces, baking ovens and other high heat environments. The fusion point of ReRular Grade Alberene is in excess of 22000, The hardness is (Ha) 4,5 and any thickness can be mitered or shaped to any dimension per your shop drawings up to 6Onx48". After the liners are installed and the fire- place is complete, an electric heater should be placed in the fire- place for 24 hours to cure the mortor and stone before high heat is applied. This will insure that no problems will occur when high heat is later applied. We recommend approximately 2". thickness for this application.
Brochures are enclosed which describe other grades and uses of Alberene products. For instance, our Serpentine grade is polished to a jet black durable surface and is used as hearths, mantels and fireplace facing materials.
