Please make all corrections, as requested in the correction list. Submit three new
complete sets of plans for commercial/industrial projects (two sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted
in one of two ways:
Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760)
602-2700. The City will route the plans to EsGil Corporation and the Carlsbad
Planning, Engineering and Fire Departments.
Bring one corrected set of plans and calculations/reports to EsGil Corporation,
9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468.
Deliver all remaining sets of plans and calculations/reports directly to the City of
Carlsbad Building Department for routing to their Planning, Engineering and Fire
Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be
reviewed by the City Planning, Engineering and Fire Departments until review by
EsGil Corporation is complete.
6. Specify on the plans the following information for the roof materials, per Section
A106.1.1:

FOREWORD (PLEASE READ):
This plan review is limited to the technical requirements contained in the International Building
Code, Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state
laws regulating energy conservation, noise attenuation and access for the disabled. This plan
review is based on regulations enforced by the Building Department. You may have other
corrections based on laws and ordinance by the Planning Department, Engineering
Department, Fire Department or other departments. Clearance from those departments may be
required prior to the issuance of a building permit.
Present California law mandates that construction comply with the 2007 edition of the California
Building Code (Title 24), which adopts the following model codes: 2006 IBC, 2006 UPC, 2006
UMC and 2005 NEC.
The above regulations apply, regardless of the code editions adopted by ordinance.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 105.4 of
the 2006 International Building Code, the approval of the plans does not permit the violation of
any state, county or city law.
To speed up the recheck process, please note on this list (or a copy) where each
correction item has been addressed, i.e., plan sheet number, specification section, etc.
Be sure to enclose the marked up list when you submit the revised plans.

Please make all corrections, as requested in the correction list. Submit three new
complete sets of plans for commercial/industrial projects (two sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted
in one of two ways:
Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760)
602-2700. The City will route the plans to EsGil Corporation and the Carlsbad
Planning, Engineering and Fire Departments.
Bring one corrected set of plans and calculations/reports to EsGil Corporation,
9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468.
Deliver all remaining sets of plans and calculations/reports directly to the City of
Carlsbad Building Department for routing to their Planning, Engineering and Fire
Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be
reviewed by the City Planning, Engineering and Fire Departments until review by
EsGil Corporation is complete.
. FIRE PROTECTION
Show locations of permanently wired smoke alarms with battery backup as
follows (Section 907.2.10.1.2):
a) Inside each existing bedroom.
2. Where an addition, alteration or repair to an individual dwelling unit or guestroom
in Group R requires a permit, battery-operated smoke alarms shall be installed in
the existing construction in accordance with the preceding item. Section
907.2.10.5.2.
. GENERAL RESIDENTIAL REQUIREMENTS
Glazing in the following locations should be of safety glazing material in
accordance with Section 2406.3 (see exceptions):
a) Fixed or operable panels adjacent to a door where the nearest exposed
edge of the glazing is within a 24-inch arc of either vertical edge of the door
in a closed position and where the bottom exposed edge of the glazing is

. ROOFING
5. Specify roof material and application. Chapter 15.(Class A mm. City policy)
6. Specify on the plans the following information for the roof materials, per Section
Al 06.1.1:
Manufacturer's name.
Product name/number.
ICC approval number, or equal.
7. Show the sizes/locations of roof drains and overflows. Size drains per IBC
Section 1503.4 and CPC Section 1105.
8. Provide skylight details to show compliance with Sections 2404 and 2606.5, or
specify on the plans the following information for the skylight(s):
Manufacturer's name.
Model name/number.
C) ICC approval number, or equal.
. FOUNDATION REQUIREMENTS
Concrete slabs shall have a 6-mil vapor retarder placed between the base
course and the slab. Section 1910.1.
Show minimum under floor access of 18 inches by 24 inches. IBC, Section
1209.1.
Show minimum under floor ventilation equal to a 1 sq. ft. for each 150 sq. ft. of
under floor area. Openings shall be placed so as to provide cross Ventilation of
under-floor space. IBC, Section 1203.3.
. FRAMING
Special Inspection for Seismic Resistance
Special inspection for seismic resistance shall be noted on the plans for the
following conditions in accordance with Section 1707.

* Special inspection is not required for wood where the fastener spacing of the sheathing is
more than 4" on center.
A Statement of Special Inspections, prepared by the registered design
professional in responsible charge, shall be submitted. This statement shall
include a complete list of materials and work requiring special inspection, the
inspections to be performed and an indication whether the special inspection will
be continuous or periodic. Section 1705.2.
14. Note on the plan to provide special inspection for Hardy Frame. (per ICC report)
The 14'-6" CMU wall on detail 10/SD-1 shall be referenced from the foundation
plan.
. MECHANICAL
The access opening to attics must be large enough to remove the largest piece
of mechanical equipment and be sized not less that 30" x 22". CIVIC Section
904.11.1.
Note that passageway to the mechanical equipment in the attic shall be
unobstructed, have continuous solid flooring not less than 24 inches wide, and
be not more than 20 feet in length from the access opening to the appliance.

. ELECTRICAL
Note on the plans that receptacle outlet locations will comply with CEO Article
210.52(A).
. PLUMBING
Dimension on the plans the 30" clear width required for the water closet
compartment and the 24" clearance required in front of the water closet. CPC
407.6.
Provide a note on the plans: The control valves in bathtubs, whirlpool bathtubs,
showers and tub-shower combinations must be pressure balanced or
thermostatic mixing valves. CPC Section 414.5 and 418.0.
Specify on the plans: Water conserving fixtures: New water closets shall use no
more than 1.6 gallons of water per flush, lavatories and kitchen faucets may not
exceed 2.2 GPM, and showers may not exceed 2.5 GPM of flow. CPC Section
402.0.

Sheet A2 keynote 1 shows "Tankless water heater". If the tankless water heater
is new, provide gas isometric (show all gas appliance size and location,
development length of the gas appliance, gas line sizing. .etc) The tankless water
heater requires big gas demand. (Energy analysis shows no water heater
change)
. ENERGY CONSERVATION
The regulations require a completed and signed Form CF-1 R (all pages) to be
either imprinted on the plans, included with the plans, taped to the plans, or
"sticky backed" on the plans.
Include all applicable sections of the ME-I R form with the plans.
Note on the plans that copies of the following Title 24 energy forms will be
available for Building Inspector use: CF-1 R, CF-4R, and CF-6R.
Specify on the plans: "The return air plenum serving the mechanical equipment
must be fully ducted from the equipment to the conditioned space. Drop ceilings,
wall cavities and equipment platforms may not be used as plenums."

before the plans will be in conformance with the cited codes and regulations. The approval of

Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-2700.
The City will route the plans to EsGil Corporation and the Carlsbad Planning, Engineering
and Fire Departments.
Bring one corrected set of plans and calculations/reports to EsGil Corporation, 9320
Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all
remaining sets of plans and calculations/reports directly to the City of Carlsbad Building
Department for routing to their Planning, Engineering and Fire Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be reviewed by
the City Planning, Engineering and Fire Departments until review by EsGil Corporation is
complete.
