SUBJECT Soils and Foundation Investigation
Proposed Adjacent Second Floor House Addition
2075 Linda Lane
Carlsbad California
Dear Mr &Mrs Wortman
In response to your request we have performed a Preliminary Soils Investigation for the subject
project
The purpose of our investigation was to evaluate the suitability of the site for the proposed
development and make recommendations with regard to foundation design
Briefly our investigation revealed that the existing house to receive the proposed addition is
beanng upon loose surficial top soils to a depth of 4 feet below existing grade Therefore it will
be necessary to underpin the existing house footing along the wall to receive additional loading
Furthermore the proposed column footings that will support the south wall of the overhead
addition will also require deepened footings to protrude through loose compressible top soils and
bear into firm native ground to reduce the possibility of settlement
If you have any questions please do not hesitate to contact us This opportunity to be of service
is sincerely appreciated

1 PURPOSE AND SCOPE
The purpose of the investigation was to determine if the site is suitable for the proposed second
floor house addition
The scope of the investigation was to
A Determine the physical properties and engineering characteristics of the
surface and subsurface soils
B Provide design information with regard to the new and existing foundation
systems
2 LOCATION AND DESCRIPTION OF SITE
The site is located at 2075 Linda Lane in the City of Carlsbad California
The existing 2 story split level single family dwelling is approximately 35 years old and is
supported upon both raised floor and slab on grade foundation systems The area to receive the
second floor addition will be adjacent to the south wall of the existing second floor spanning
over a ground level patio area supported upon columns and beams The portion of the house that
will receive the addition is supported upon a slab on grade foundation system The exterior
continuous footing of the house was measured as being founded 18 inches below lowest adjacent
grade
An inspection of the existing residence revealed numerous light exterior stucco cracks
Cracking in slab floorings and exterior footings was not apparent
3 FIELD INVESTIGATION
The field investigation was performed on July 25 2000 and August 10 2000 and included an
inspection of the site and the excavation of 3 hand dug exploratory trenches to depths of 4'/2 feet
below existing grade Location of test pits are shown on the attached Plate No One entitled
Test Pit Location Plan"
As excavation proceeded representative bulk samples were collected In place natural densities
and moisture contents were determined at different depths in the excavations and are included
on Plate No s Two through Four Subsequent to obtaining soil samples our exploratory
excavations were backfilled

4 SOIL CONDITIONS
Loose surficial top soils (silty-sands) consisting of loose alluvium were found to be 3l/2 feet 3
feet and 4 feet m depth in Test Pit No s One through Three respectively Underlying native
soils to depths explored were dense clayey-sands
On-site soils (clayey-sands) were found to have an expansion index of 85 and are classified as
being moderate in expansion potential
Groundwater was not encountered at the time of our investigation nor did caving of exploratory
trenches occur In addition due to the dense nature of the underlying formation at the site it is
our opinion soil liquefaction is unlikely if underpin footings and newly planned column footings
are deepened to protrude through loose surficial top soils and bear into competent native ground
5 LABORATORY SOIL TESTING
All laboratory test were performed on typical soils in accordance with accepted test methods of
the American Society for Testing and Materials (ASTM)
Tests conducted include
A) Optimum Moisture & Maximum Density (ASTM D-1557)
B) Direct Shear (Remold) (ASTM D-3080)
C) Sieve Analysis (ASTM D-421)
D) Field Density & Moisture (ASTM D-1556)
E) Expansion Potential (FHA Standard)
Test results are tabulated on the attached Plate No s Two through Five entitled Exploration
Log and Tabulation of Test Results
6 RECOMMENDATIONS AND CONCLUSIONS
General
It is our understanding the proposed 10 foot X 24 foot house addition will be constructed
adjacent to the south wall of the existing second floor spanning over the ground level patio The
extreme south wall of the proposed addition will be supported from beneath by columns and
beams
NORTH COUNTY
COMPACTION
ENGINEERING, INC
Project No CE 6147
Page 3
The south wall of the existing residence is supported on an 18 inch deep continuous footing that
will receive additional loading from the proposed addition The existing footing is presently
bearing upon loose alluvial soils that are susceptible to settlement if additional loading is
applied Therefore it will be necessary to underpin the existing house footing 18 inches into
firm native soils before applying additional loading Furthermore the newly planned exterior
column footings will need to be deepened through loose compressible top soils and bear a
minimum of 18 inches into firm native ground The proper soil bearing stratum is delineated on
attached Plate No s Two through Four entitled Exploration Log
In our opinion the site is suitable for the proposed house addition Recommendations presented
in this report should be incorporated into the planning design and construction phases of the
subject project
6A Foundations
General
Underpin and column footings having a minimum width of 18 inches and founded a minimum
depth of 18 inches into firm native ground will have an allowable soil bearing pressure of 1240
pounds per square foot increasing 150 pounds per square foot per foot of depth
We should be contacted to inspect all footing excavations pnor to pouring of concrete to assure
footings will bear into the proper soil bearing stratum
Footing steel reinforcement should be designed by the project structural engineer The project
structural engineer may choose to interlock isolated column footings with a continuous footing
to reduce footing rotation Minimum steel reinforcement for continuous footings (if required)
should be two #4 bars top and bottom (total of 4 bars) Steel should be positioned 3 inches
above bottom of footing and 3 inches below top of footing
6B Seismic Design Considerations (Soil Parameters)
A) Soil Profile = SD (Table 16 J of the 1997 Uniform Building Code)
B ) Type B Fault (Newport Inglewood Fault)
C) Distance = 9 km (California Department of Conservation Division
of Mines and Geology [maps] in conjunction with Tables 16-S
and 16-T of the 1997 Uniform Building Code)

6C Review of Foundation Plans
Preliminary Foundation Plans were prepared by Oscar Robinson AIA of Fallbrook California
Upon completion of final foundation plans we would like to review them to assure compliance
to the recommendations presented in this report
7 UNCERTAINTY AND LIMITATIONS
Surface and subsurface soils are assumed to be uniform Therefore should soils encountered
during construction differ from those presented in this report we should be contacted to provide
their engineering properties
It is the responsibility of the owner and contractor to carry out recommendations set forth in this
report
During our investigation of the subject site evidence of faulting was not encountered
Subsequent to review of available geologic literature we feel any faulting in the vicinity of the
site may be classified as inactive However it should be noted that San Diego County is located
in a high seismic area with regard to earthquake Earthquake proof projects are economically
unfeasible Therefore damage as a result of earthquake is probable and we assume no liability
We assume the on-site safety of our personnel only We cannot assume liability of personnel
other than our own It is the responsibility of the owner and contractor to insure construction
operations are conducted in a safe manner and in conformance with regulations governed by
CAL-OSHA and/or local agencies

service is sincerely appreciated
