The Assessors Parcel No. of the lot is 205-330-27 and has an areaof 6.66 acres. The sit& has a trending slope in the direction towards 1 Vine Project Soils Report, Cont'd... Monroe Street which it is fronting. Plate 1 shows the Vicinity Map. Donna Drive terminates at the northerly and southerly boundary lines of the property. A plant nursery exists at the project site currently and will be removed to give way for the proposed development. The San Diego County Soils Survey mapped the project site as part of the Marina Series Soils which consist of somewhat excessively drained, very deep loamy coarse Sands derived from weakly consolidated to non-coherent ferruginous eolian Sand. RegSEjption of 91 The proposed project is for the construction of residential houses at site, the number of which is to conform to the City of Carlsbad regulatory conditions. Interior road system will be constructed and Donna Drive which is cut by the property is expected to be completed. Preliminary 92119 The purpose of this preliminary soils investigation is to determine the physical characteristics of the existing site surface and subsurface soils and to sake a foundation recommendation for the proposed structure to be constructed thereat. The Soils Investigation Progrg! The soils investigation program consists of an ocular observation of the site surface and near surface soils and the conduction of a subsurface exploration drilling. The purpose of the observation of surface and near surface soils is to detect any obvious surface soils instability caused by erosion or tension cracking of the existing soils or landslides. The subsurface soils exploration program aims to determine the characteristics of the subsurface soils especially at the founding elevations. Surface and Near Surface Soils Observation No surface cracks or failures were detected at site. Likewise, no major erosion problems were obserVed. Superficially, the site appears to be stable. 3 Vine Project Soils Report, Cont'd Subsurface Soils Seven (7) exploratory test borings were drilled at the site at the approximate locations indicated on Plate 2 and are marked as B-I. to B-7, inclusive. A continuous flight auger mounted on a 2-ton truck was used for the exploratory drilling. The rig was also equipped with Standard Penetration test equipment. B-I. to B-6, inclusive, were drilled to 20 feet deep while B-7 was drilled to -30 feet deep. The exploratory soils drilling was made under the supervision of a soils engineer. The site soils encountered during the exploratory drilling were identified and described in accordance with the Unified Soils Classification System which is shown in Appendix £ of this report. The identification and description of the soils samples encountered were logged together with the standard penetration blow counts as core samples were procured. The soils log are shown on Plates 3 to 9, inclusive. The generalized soils profile of the subsurface soils which can be inferred from the boring logs is described as about 6 to 12 feet of Brown to Yellowish-Orange S Brown, loose to dense Silty Sand (SN) overlying Orange Brown to Grayish Brown Silty to Clayey Sand. Tannish 4 Vine Project Soils Report, Cont'd... white Clayey Sand was encountered at B-3 S -12'deep and at about -15 feet deep in borings B-4 and B-7. Generally, the existing top 1 to 2 feet of the ground surface soils appear to be loose. Within the fenced area of the existing nursery shelters, the ground was found to be generally wet and saturated due to the constant watering of the plants. B-i, B-6 & B-7 indicate these conditions as shown in the low blow counts of the standard penetration teats. Except for B-7, no water was encountered in all the other borings. At B-7, the soils appear to have been saturated due to the constant watering of the plants in that area. Soils starting from a depth of -5 feet below surface at B-7 are very wet. Seismicity Review of existing geological literature indicates no fault in the immediate area of the project site. The nearest known ma jor active fault zones are the Elsinore and San Jacinto Fault Zones located approximately 22 and 46 miles northeast of the project site, respectively. No grading plans are available it this time, but it is anticipated that no major deep cuts or high fill& are planned due to the existing mildly sloping terrain. The existing 1 to 2 feet thick of the existing ground surface should be scarified, proper moisture placed and recompacted to at least 90 relative density prior to receiving fill or utilized as founding soils. The earthwork specifications found in Appendix A of this report forms part of these specifications. The allowable soils bearing capacity of the existing soils as processed per the above recommendation in paragraph 3 is recommended to be 1800 piE. Bottom of footings should be at least 15" below adjacent finish grade or natural grade surface for 1-story structures. Foundation footing trench soils are recommended to be inspected likewise by a soils engineer prior to pouring of foundation concrete to see to it that the soils are satisfactory for the intended use. 13. If during the grading operations, soils different from the soils described in this report are found at site, it is recommended that this firm be notified of such conditions so that the proper evaluations and recommendations can be made.
