1. NOTE: The project originally provided for mechanical ventilation in the new work area. This has
now been eliminated. However, the code requires natural ventilation for work area. The source
of the natural ventilation must be within 20 ft of the work area. See Title 24 Section 121 (b )1. The
existing overhead door may be used but it is not within 20 ft of the all work areas. The expanded
work area must have mechanical ventilation.

new HVAC unit extend between existing 4X14 purlins as shown on S3 ( entire

• Provide the following notes cm the plans to show compliance with the
current disabled accessible parking:
3. Show that accessible parking spaces comply with Section 11298.3.1 as follows:
a) Single spaces shall be 14' wide and outlined to provide a 9' parking area
and a 5' loading and unloading area on the passenger side of the vehicle.
b) When more .than· one space is provided, in lieu of providing a 14' space for
each space, two spaces can be .provided within a 23' area with a 5' loading
z:one between each 9'0" wide space.
c) Each space is to be a minimum of 18' in depth.
4. At least one in every 8 accessible parking spaces shall be served by an access
aisle ~96" in width arid design9ted as VAN ACCESSIBLE, per Section 11298.3.2.

outside of the doorways leading to the sanitary facilities, per Section

e) The diameter, or width, of the grab bar gripping surface is ~1¼" but :51½",
or the shape shall proVide an equivalent gripping surface.
f) If mounted adjacent to a wall, the spabe between the wall and the grab bar
shall be 1½".
• RECEPTION COUNTERS
13. The tops of counters shall be 28" to 34" from the floor. The disabled accessible
section of counter shall be located at a section of counter that is at least 36" wide
and no more than 28" to 34" high. Section 1122B.4.
• ENERGY CONSERVATION
14. · Complete lighting energy form L TG-2-C. The lighting listed on this form on sheet
M3 is the allowed lighting. List on this form the actual lighting based on the
fixtures you intend to install.
15. Note on the plans that the roll up door at the receiving area must be completely
weather stripped to meet the ef}ergy standards for air infiltration.

When existing buildings are remodeled and, when the valuation of the modifications is less than approximately
93,000 dollars, the California State Building Code allows relief from some accessibility requirements when the
cost of compliance with those regulations is disproP9rtionate. Disproportionate cost is defined as when the cost of
all compliance requirements except mandatory me.asures exceeds 20% of the cost of the project. Where the cost
of alterations necessary to fully comply is dispropo.rtionate, access shall be provided to the extent that it can
without incurring disproportionate costs. In other words, accessible elements must be provided or upgraded to a
maximum cost of 20 % of the project valuation. Priority for providing access should be given in the following
order:
A. An accessible entrance,
B. An accessible route to the aitered area,
C. At least one accessible restroom for each sex,
D. Accessible telephones,
E. Accessible drinking fountains, and
F. When possible, additional accessible elements such as parking storage and alarms.
