Walls closer than 3 feet to property lines
shall be one-hour rated construction, have no
openings, and shall have 30 inch parapets when
the building floor area exceeds 1,000 square

SUBJECT: Limited Soil Investigation, Proposed Residential Building Site,
Located at 2094 Linda Lane, Carlsbad, California.
Dear Sir:
In accordance with your request, we have performed a limited investigation of
the near surface soils at the subject site. The purpose of this investigation
was to provide site preparation and foundation recommendations for the two
story wood frame residential dwelling proposed for the site. It is our under-
standing that a minimal amount of grading work is contemplated for the site.
In general, we found the site to be suitable for the proposed development pro-
vided the recommendations contained in this report are complied with.
SITE DESCRIPTION
The subject site is an irregular shaped parcel of land located at 2094 Linda
Lane, in the City of Carlsbad, California. No structures presently exist on
the parcel, and no evidence of previous structures was found during our investi-
gation. Site drainage is presently accomplished by sheetflow in southwesterly
direction along a general land slope of approximately five (5) percent. No well
defined drainage courses were noted. Onsite vegatation consists of a heavy

growth of high indigenious grasses. The site is bounded on the north, east
and south sides by existing residential developments, and on the west side
by Linda Lane. A fence located approximately on the property line exists on
the north, east and south sides of the site.
NEAR SURFACE SOILS
The near surface soils at the subject site consist of Quaternary terrace de-
posits which are in the Coastal Plains Physiographic Province of San Diego
County. These soils, which consist of reddish brown silty fine to medium
grained sands, generally extend to depths of many tens of feet below the sur-
face.
Two hand dug observation trenches were excavated in our investigation to
depths of three (3) feet below the existing contours. The sandy soils en-
countered were found to be dry and loose at the surface, becoming more dense
and moist with increasing depth.
Three in-place density tests were performed on the in-situ soils at depths
of five (5) inches, twelve (12) inches and fifteen (15) inches below the sur-
face. These tests indicated a relative compaction of 82.5%, 87.9% and 95.5%,
at moisture contents of 3.6%, 5.3% and 6.5%, respectively.
No oversized rock, groundwater, or artificial fills was found in our observa-
tion trenches.
SITE PREPARATION
Prior to grading operations, the existing vegatation should be cleared from
the site and legally disposed of. Existing loose surface soils underlying
areas to receive structural loads or fill should be removed to firm undistur-
bed soils. For the purpose of this report, firm soils is defined as possess-
ing an in-situ density of at least 85% of maximum dry density, as determined
by ASTM D-1557-78, Method A or C. The soils exposed at the bottom of these

ture treated to at least two (2) percent above the optimum moisture content
of 9.3 percent, and recompacted to at least 90 percent of maximum dry density
prior to the placement of fill. It is anticipated that the depth of loose
surface soil removal will extend to generally one foot below the natural con-
tour.
Fill Soils should be replaced in the excavation in compacted lifts not ex-
ceeding six (6) inches in thickness and should also contain moisture at least
two (2) percent over the optimum moisture content. All fills should be com-
pacted to at least 90% of the maximum dry density of 126.2 pounds per cubic
foot.
A representative of our firm should observe the prepared natural ground and
perform a sufficient number of in-place density tests during the grading op-
erations in order to confirm that the above stated recommendations are com-
plied with.
LABORATORY TESTS
Laboratory tests were performed on representative samples of the soils ob-
tained from the site. A maximum dry density and optimum moisture content
test was performed in accordance with A.S.T.M. D-1557-78, Method C. The re-
sults of this test is a maximum dry density of 109.4 pounds per cubic foot
with an optimum moisture content of 13.0 percent. Also, a three point direct
shear test was performed in order to obtain foundation design information.
FOUNDATIONS
Due to the non-detrimentally expansive nature of the native soils, it is our
opinion that no special foundation design considerations be made for expan-
sive soils. Our recommendations for minimum foundation design are as follows:
All interior and exterior continuous footings should be founded at least 18
inches below the lowest adjacent finished grade. Minimum width of the foot-
ings should be 12 inches. The footings should be reinforced with at least one

#4 bar located three inches clear above the bottom of the footing and one #4
bar located three inches clear below the finished floor. On-grade slabs
should have a nominal thickness of four inches.
BEARING VALUE
Provided that the recommendations contained in this report are complied with,
footings may be designed for an allowable soil bearing pressure of 1800
pounds per square foot. This bearing pressure may be increased by one-third
when considering wind and/or seismic loading.
