Since the soil report by Eberhart & Stone, Inc. requires that new foo- tings be set on competent terrace deposits, all excavations have reach an average depth of 71 below the natural grade. In order to provide a sound base, we recommend that slurry mix of two sacks of cement be poured to the bottom of all footings. In addition, vertical dowels of #3 x 2' long at 18" on centers shall be provided to connect footings and the slurry mix base. Since yours Wan K. Geologic and Seismic Investigation, La Costa Resort Expansion, Carlsbad, California, by this firm, dated April 24, 1984 (W.O. 1308). Gentlemen: Pursuant to your request, this firm has reviewed the referenced foundation plan and details to compare the geotechnical aspects with the intentions of the referenced reports. In addition, a response to the referenced correction list is included herein. Proposed Retaining Wall The following geotechnical parameters may be utilized in the preliminary design of the proposed retaining wall foundation and are based on embedment of the foundation at least 18 inches into competent terrace deposits: 0 An allowable vertical soil bearing pressure of 1,500 pounds per square foot. 0 An allowable lateral soil pressure of 200 pounds per square foot, per foot of embedment, for computing resistance to lateral loads. 0 A friction factor of 0.3 for computing resistance to sliding. -f Esgil Corporation -2- W.O. 1308 It has been brought to this firm's attention that an imported granular material is to be utilized as backfill behind the proposed restrained retaining wall. The following parameters may be utilized in the preliminary design of the wall for backfill consisting of one of the compacted granular materials (compacted onsite soil should be placed within the upper one foot below top-of-wall ) : Equivalent Fluid Backfill Material Backfill Condition Pressure (pcf) Class 2 permeable filter material Level 50 3/8-inch pea gravel Level 55 Clean sand, S.E.=30 mm. A backdram system is also considered necessary and should consist of a 4-mch-diameter perforated P.V.C. pipe encased in either Class 2 permeable filter material or 1/2-inch to 3/4-inch gravel wrapped in approved filter fabric. The filter material should extend a minimum of one horizontal foot behind the base of the wall and upward at least one foot. The footing excavation and backcut for the proposed retaining wall should be reviewed by the geotechnical consultant to verify the anticipated conditions. When the actual backfill material to be utilized is known, representative samples should be submitted to this firm's laboratory for testing and analysis. Subsequent to the laboratory testing and engineering analysis, specific recommendations for the material selected would be provided. The proposed retaining wall is to be tied into an existing retaining wall. The construction parameters of the existing retaining wall are not known by this firm (type of bearing soil, footing embedment, backfill parameters, drainage conditions, etc.). If records of the existing wall exist, they should be reviewed by the concerned parties. Concrete Slabs -On -Grade Due to a potential expansion of Medium for the onsite near -surf ace soil, concrete slabs-on-grade should be reinforced with minimum 6"X6", #6X#6 welded wire fabric, or with No. 3 bars at 24" on center each way. The recommended presaturation moisture of the subgrade soil should penetrate to a depth of 24". The moisture content should be tested by the geotechnical con- sultant within 24 hours prior to the placement of concrete. The base course beneath concrete slabs-on-grade should be a minimum of 4" thick (including the visqueen-type moisture barrier). (The above recommendations are based on site soil expansion and should not preclude more restrictive structural or agency requirements). EBERHART & STONE, INC. La Costa -1- W.O. 1308 REPORT ON INVESTIGATION PURPOSE AND SCOPE Presented herein is a report on this firm's geotechnical investigation for the proposed addition to the Tennis Clubhouse at the La Costa resort. The purpose of this investigation was to determine the nature of the earth materials underlying the site in consideration of the nroposed construction. The scope of the investigation included the following: 0 Review of this firm's geologic and seismic investigation for the La Costa resort expansion 0 Exploratory trenching 0 Selective samoling 0 Laboratory testing 0 Geotechnical evaluation 0 Preparation of this report This report is to be utilized by the project architect and structural engineer in conjunction with the Geologic and Seismic Investigation for the resort expan- sion, prepared by this firm, dated April 24, 1984. PROPOSED CONSTRUCTION No grading is indicated for the proposed addition to the Tennis Clubhouse. A two-story, wood-framed, slab-on-grade structure is proposed. Light structural loading is anticipated. SITE DESCRIPTION The site presently consists of a landscaped grass area westerly of the existing Tennis Clubhouse. An existing 2:1 (horizontal :vertical) fill slope, approxima- tely 7 feet in height, ascends north of the site. An existing S.D.G.E. line runs in a north-south direction and is located beneath and adjacent the western edge of the proposed structure. FIELD INVESTIGATION The subsurface geotechnical conditions were explored by this firm by excavating one backhoe trench in the area of the proposed addition on April 14, 1988. The location of the trench is indicated on the enclosed Preliminary Site Plan, Plate 1. EBERHART & STONE, INC. La Costa -2-W.O. 1308 SUBSURFACE CONDITIONS Exploration indicates that the materials underlyinq the proposed Tennis Clubhouse addition consist of artificial fill to a depth of 4i feet. The fill is underlain by non-marine terrace deposits to the depths explored. The artificial fill encountered consists of fine to medium grained reddish brown sandy clay/clayey sand, which was very moist and soft. The in situ relative these materials is about 80% of the laboratory standard. These considered to have a potential expansion of Medium. compaction of materials are The non-marine terrace deposits consist of fine silty sand that is moist and medium dense. The upper li feet of this deposit consist of silty clay with fine sand, which is very moist and soft to firm. Ground water was not encountered during the exploration for the proposed Tennis Clubhouse building addition. EBERHART & STONE, INC. La Costa -3- W.O. 1308 OPINIONS AND RECOMMENDATIONS Recommendations in this report are based upon this firm's field investigation, previous exploration and testing, and professional judgment. Opinions and recommendations are applicable to the proposed building addition under the pur- view of this report, and should be incorporated into project design and construction practice. GRADING Grass and existing landscape vegetation should be removed from the building area and wasted from the site. Based on the site plan, the existing drain pipes and Edison line should be located and removed from the proposed building area. FOUNDATIONS The following recommendations have been developed for the proposed two-story Tennis Clubhouse addition. Wood-framed, slab-on-grade construction yielding light structural loading is anticipated. Excavations for continuous or square pad footings are recommended to extend through the artificial fill and have a minimum IS-mch embedment into competent terrace deposits. Based upon the proposed construction, the embedment of footings into competent terrace deposits, and the anticipated light structural loading, post- construction settlement should be within generally accepted tolerable limits. Based on soluble sulfate content of the onsite materials, Type II and/or Type V cement should be utilized in concrete for foundations. The proposed structure should be designed to resist seismic forces in accordance with cnterra contained in the 1985 Uniform Building Code for seismic Zone 4. Bearing Value For preliminary design ourposes, an allowable bearing value of 1500 pounds per square foot, based on an embedment of 18 inches into competent terrace deposits, may be used for continuous footings and square pad foundations. This value is for dead-load plus live-load conditions and may be increased by one-third in consideration of wind or seismic loadings of short duration. In designing to resist horizontal soil loadings, a lateral bearing resistance of 200 pounds per square foot, per foot of embedment, and a friction factor of 0.3 may be.utilized for foundations embedded in competent terrace deposits. Expansive Soil Guidelines The potential expansion of the near-surface material at the building addition site is Medium. Guidelines for foundations based on soil expansion are pre- sented in Table II. EBERHART & STONE, INC. La Costa -4-W.O. 1308 Foundation Excavations Foundation excavations should be observed by the geotechnical consultant prior to the placement of forms, reinforcement, and concrete to verify the minimum embedment into competent terrace deposits. If uniform bearing materials are not encountered, sone excavations may require deepening. FOUNDATION PLAN REVIEW When the foundation and construction plans have been prepared, they should be provided to the geotechnical consultant for review and comment. Specific foun- dation recommendations and design parameters for retaining walls, if any, will be provided at that time. SUMMARY The opinions and recommendations presented in this report are based uoon site conditions as they existed at the time of this firm's current investigation and orevious reports. This firm's opinions and recommendations are further based upon laboratory testing, exoenence with similar projects, and professional judgment. No warranty is expressed nor implied.
