Use of the "lab" room 213: Section 3305(g), Exception 5 does not apply to common corridors where the corridor serves as an exit for non-office areas (manufacturing). The manufacturing exiting must be independent of the exception 5 corridor. If a tenant space utilizes Section 3305(g), Exception 5, then that tenant space shall be separated from adjacent spaces by a demising wall constructed as for a one-hour corridor wall. The demising wall separating lab room 213 from the rest of the space should be full height 1 hour with 20 minute self-closing, smoke and draft assemblies. All duct penetrations of the demising partition must have combination fire/smoke dampers. All plumbing and electrical penetrations must comply with 4304. C. Provide structural calculations to show the structure is adequate for the 75 psf live load for the manufacturing room 213. Include calculations for stress and deflection. Table 23-A. d. Provide California licensed engineer's or architect's signature and seal on the structural plans and calculations. 6. Sheet 1.1 should identify the existing main corridor as 1 hour and the existing stair enclosures as 1 hour. Indicate the required draft stop spacing on the plans (3,000 s.f. and no horizontal dimension exceeds 100 L.F.). Section 2516(f). Disabled access: The new sheet BD-1 does not indicate that the entire path of travel to the tenant space (including the elevator) complies with the current Title 24 disabled access requirements. Sheet BD-1 also does not indicate if the drinking fountains and telephones comply with the current Title 24 disabled access requirements. 12. Corridors must provide continuous protection to the exterior of the building. Interruptions by. an intervening room is not permitted. As shown, corridor 221 must pass through room 213. Section 3305. 17. Note on the electrical plan that all penetrations of the floor, ceiling, 1 hour corridor or demising wall require protection per 4304 and 4305. 20. Provide a statement on the Title Sheet of the plans that this project shall comply with Title 24 and 1991 UBC, UMC and UPC and 1990 NEC. Clarify the use of the "lab" room 213. Verify the use is a group B2 occupancy and no more hazardous than the surrounding offices (for exiting and occupancy separations). Show any existing fire rated area separation walls, occupancy separation walls, shafts or rated corridors. Note on the plans: "All interior finishes must comply with Chapter 42 of the UBC". Note that suspended ceilings shall comply with UBC Tables 47-A and 23-P. Draft stop the area between the ceiling and floor above so that no concealed space exceeds 3,000 s.f. and no horizontal dimension exceeds 100 L.F. Section 2516(f). Indicate the required spacing on the plans. 1.0. The tenant space and new and/or existing facilities serving the remodeled area must be accessible to and functional for the physically disabled. See the attached correction sheet. Title 24, Part 2. Note on the plans: "All exits are to be openable from inside without the use of a key or special knowledge". Section 3304(c). Carlsbad 95-1545 11/2/95 13. Corridors and exterior exit balconies serving 10 or more occupants must be a minimum 44 inches wide and 7 feet high to the lowest projection. Section 3305(b). 14. Corridors serving 30 or more occupants shall have walls and ceilings of one-hour construction. Show corridors 221 and 228 comply or clearly show on plans which of the following exceptions has been satisfied: Corridor walls and ceilings need not be of fire-resistive construction within office spaces having an occupant load of 100 or less When the entire story in which the space is located is equipped with an automatic sprinkler system throughout and smoke detectors are installed within the corridor in accordance with their listing. Within office spaces occupied by a single tenant, partial height partitions which form corridors and which do not exceed 6 feet in height need not be fire resistive, provided they are constructed in accordance with Section 1705 and are not more than three fourths of the floor-to-ceiling height. Section 3305 (g). 15. If non-rated corridors are used per Section 3305(g), Exc. 5, provide a reference to the corridors on the floor plan, noting: Corridors are non-rated per Section 3305(g), Exception 5. Smoke detectors shall be maximum 30' on center. Power supply shall be dedicated branch circuit.
