Second Story Residential Addition

Dear Mr. Funkhouser:
Pursuant to your request, S. C. E. Soils has completed a soil investigation
at the subject address. The purpose of the investigation was to classify
and analyze the bearing soils, determine safe soil bearing pressures,
identify potential soil hazards, and develop foundation recommendations
for the proposed addition
The soil investigation consisted of surface inspection, probe-
penetrometer testing, and research of available soil survey literature
pertaining to the site. The existing structure was inspected for stress
cracking in the foundations and superstructure. Level, plumb and overall
condition were also evaluated. Floor, wall and ceiling coverings were not
disturbed.
FINDINGS
1. Site/Project Description:
The site is a residential subdivision lot located on the northerly side of
Janis Way in the the City of Carlsbad. The property includes a single
story, wood framed residential structure constructed on continuous
exterior concrete block foundation walls with a raised wood floor
diaphragm. A second story addition is to be constructed over portions of
the existing structure and out into the yard area totaling about 1000
square feet.

Findings Continued:
Bearing Soils:
The site was developed on a portion of the Marina (MIC) soil series. The
landscape has been altered through cut and fill operations and leveling for
the building site. In a representative natural profile the surface layer is
brown and dark yellowish-brown loamy coarse sand about 10 inches thick.
The subsoil is brown and strong-brown loamy coarse sand about 47 inches
thick. The substratum is yellow coarse sand. These soils are gritty,
nonpiastic and nonexpansive: The Unified Classification is (SM). Probe
tests performed on the site indicate that the bearing soils are compact
very stable.
Soil Hazards:
No evidence of potential landslide, subsidence, faulting liquefaction or
other soil related hazard was detected on the site.
Structural Integrity:
Existing buildings and foundations are sound, level and plumb. No evidence
of structural distress was found affecting the property.
RECOMMENDATIONS
1. Safe Soil Bearing Pressures:
Penetrometer tests made on the site indicate a maximum soil bearing
pressure of 6.8 tons/sq.ft. With appropriate safety factors, continuous
foundations may be designed for a safe soil bearing pressure of 2500
psf and square spread footings for 3000 psf.
