FOREWORD (PLEASE READ):
This plan review is limited to the technical requirements contained in the International Building
Code, Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state
laws regulating energy conservation, noise attenuation and access for the disabled. This plan
review is based on regulations enforced by the Building Department. You may have other
corrections based on laws and ordinance by the Planning Department, Engineering
Department, Fire Department or other departments. Clearance from those departments may be
required prior to the issuance of a building permit.
Present California law mandates that construction comply with the 2007 edition of the California
Building Code (Title 24), which adopts the following model codes: 2006 IBC, 2006 UPC, 2006
UMC and 2005 NEC.
The above regulations apply, regardless of the code editions adopted by ordinance.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 105.4 of
the 2006 International Building Code, the approval of the plans does not permit the violation of
any state, county or city law.
To speed up the recheck process, please note on this list (or a copy) where each
correction item has been addressed, i.e.. plan sheet number, specification section, etc.
Be sure to enclose the marked up list when you submit the revised plans.

1. The following note should be given with each correction list:
Please make all corrections, as requested in the correction list. Submit four
new complete sets of plans for commercial/industrial projects (three sets of plans
for residential projects). For expeditious processing, corrected sets can be
submitted in one of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760)
602-2700. The City will route the plans to EsGil Corporation and the Carlsbad
Planning, Engineering and Fire Departments.
2. Bring one corrected set of plans and calculations/reports to EsGil Corporation,
9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468.
Deliver all remaining sets of plans and calculations/reports directly to the City of
Carlsbad Building Department for routing to their Planning, Engineering and Fire
Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be
reviewed by the City Planning, Engineering and Fire Departments until review by
EsGil Corporation is complete.
2. Verfiy that the final sets of plans and any new calculations will be stamped and
signed by engineer of record also. Plans were not signed.
3. All sheets of plans must be signed by the person responsible for their
preparation. (California Business and Professions Code).
4. Cover sheet to note if proposed deck is 30" or greater above grade (lowest point
within 5 ft). If so then will need to add to scope of work on cover sheet and on
permit application and provide details to complying include guards, handrails
etc. If less than 30" then note this on the plans.
5. Wood framing members at balconies, decks, etc. that are exposed to the
weather shall be preservative-treated wood (or naturally durable). This includes
the beams and columns supporting such framing members. IBC Section
2304.11.5
6. The drainage grade shall fall a minimum of 5% within the first 10 feet (2% for
impervious surfaces). Section 1803.3
7. The existing master bedroom on sheet 3 is being enlarged and as such must be
provided with a complying egress window. A 3040 DH provides 19" vertical and
4.5 openable.
a) Windows must have an openable area of at least 5.7 square feet with the
minimum openable width 20" and the minimum openable height 24".
b) The bottom of the clear opening shall not exceed 44" above the floor.

8. Adjust any affected energy and structural calculations required to meet minimum
requirements listed above or could change one of the windows to a 3040
casement.
9. At least 1/2 of the common wall must be open and have an opening not less than
25 sq. ft., nor 10% of the floor area of the interior room (8% for ventilation), if
light and ventilation is being supplied from an adjacent room. Sections
1203.4.1.1 and 1205.2.1. With removal of existing 3050 windows do not see
how existing family room complies.
10. Per the new T-24 requirements the required new installed exhaust fans at
bathrooms are now required to note the minimum CFM (50) and maximum
noise level ( 3 "Sone" for intermittent use or maximum 1 "Sone" for the
continuous use) and be noted to be ducted to the exterior.
11. Notes in ink and changes in ink to be on vellums or CAD drawings so as to be a
permanent part of the plans. Sheet 3 has added a bar sink, ceiling fans, hanging
lights etc. Bar sink requires GFCI and additional lighting must be shown how
complies with T-24.
12. Plans to reflect a exterior GFCI at back of dwelling if none existing or was
removed due to addition.
13. Is existing electrical panel location unaffected by proposed addition(s) and is it
adequate for the additional sq footage proposing?
14. Provide truss details and truss calculations for this project. Drag truss
calculations to reflect required axial loads.
15. Please provide evidence that the engineer-of-record has reviewed the truss
calculation package prepared by others (i.e., a "review" stamp on the truss
calculations or a letter). Section 106.3.4.1.
16. If applies: On the cover sheet of the plans provide the following note on the
plans, per Sec. 106.3.4.2: "Submittal documents for deferred submittal items
(trusses) shall be submitted to the architect or engineer of record, who shall
review them and forward them to the building official with a notation indicating
that the deferred submittal documents have been reviewed and that they have
been found to be in general conformance with the design of the building. The
deferred submittal items shall NOT be installed until their design and submittal
documents have been approved by the building official.".
17. The foundation plan does not comply with the soils report recommendations for
this project. Please review the report and modify design, notes and details as
required to show compliance i.e. 2 #4's required T&B -4- total, minimum 10 mil
visqueen etc.

18. Provide a letter from the soils engineer confirming that the foundation plan, and
specifications have been reviewed and that it has been determined that the
recommendations in the soils report are properly incorporated into the
construction (required per pages 9 and 10 of the soils report).
19. Could not determine why detail 2/6 is being referenced to existing footings/slab
as shown on sheet 4 as this detail reflects new slab to existing footings?
20. Detail and reference how beams will be supported where they intersect over
post(s) i.e. some type of hanger ? See where assume Flush beam 2 intersects
with existing flush 1 %" x 11 7/8?
21. Notes in ink and changes in ink to be on vellums or CAD drawings so as to be
a permanent part of the plans. Noting 3'6" of type 8 shear at right corner of
addition and 11'6" at existing family room on foundation plan.
22. Detail and reference retro fit anchor bolts required to be added for new shear
walls at existing foundation. If using redheads, then note size, type and length. If
epoxied then note size of all thread, depth of embedment and epoxy type and
ICBO/NER number.
23. No lateral calculations provided. If intent is to comply with conventional framing
for lateral then the 3'6" panel will required holddowns .

All single family dwelling units receive "standard" 1" service with 5/8
service.
• owner/developer proposes a size other than the "standard", then
owner/developer must provide potable water demand calculations,
which include total fixture counts and maximum water demand in gallons
per minute (gpm). A typical fixture count and water demand worksheet is
attached. Once the gpm is provided, check against the "meter sizing
schedule" to verify the anticipated meter size for the unit.
• Maximum service and meter size is a 2" service with a 2" meter.

All irrigation meters must be sized via irrigation calculations (in gpm) prior
to approval. The developer must provide these calculations. Please follow
these guidelines:
1. If the improvement plans do not list the irrigation meter and the
service/meter will be installed via another instrument such as the
building plans or grading plans then the applicant must provide
irrigation calculations for estimated worst-case irrigation demand
(largest zone with the farthest reach). Typically the Planning Dept.
Landscape Consultant has already reviewed this if landscape plans
have been prepared, but the applicant must provide the calculations to
you for your use. Once you have received a good example of irrigation
calculations, keep a set for your reference. In general the calculations
will include:

In accordance with your request, we have performed a limited geotechnical investigation at the
subject site to discuss the geotechnical aspects of the project and provide recommendations for the
proposed residential remodel.
Our subsurface investigation has found that the main area of the proposed remodel is underlain by
topsoil and fill soils to a depth of approximately 4.0 feet below existing grade. Dense sandstone of
the Scripps Formation was underlying these soils. It is our opinion that the proposed residential
remodel is geotechnically feasible provided the recommendations herein are implemented in the
design and construction.
