Section 504.6.2. 11. Openings in area separation walls are limited to 25 percent of the length of the wall in each story. Section 504.6.2. 12. If area separation walls do not extend to the outer edge of horizontal projections, (balconies, roof overhangs, canopies, marquees and architectural projections), and the projecting elements contain concealed spaces, the wall shall extend through the concealed spaces to the outer edge of the projecting elements, the exterior walls, and projecting elements above (whether they contain concealed spaces or not) must be of one-hour construction on each side of the area separation wait for a distance equal to the depth of the projecting elements. All area separation walls must extend in a continuous straight vertical plane (no horizontal offsets) from the foundation to a point 30 inches above the roof, with the following exceptions: a) Any area separation wall may terminate at the underside of the roof sheathing if the roof/ceiling is two-hour construction. b) Two-hour area separation walls may terminate at the underside of noncombustible roof sheathing, deck or slab of roofs of noncombustible construction, provided: i) Openings in the roof are not located within 5 feet of the area separation wall, and ii) The entire building is provided with not less than a Class B roof covering. Carlsbad O1-1759 05/25/O1 c) Two-hour area separation walls may terminate at the roof sheathing, provided: i) Where the roof/ceiling framing elements are parallel to the walls, such framing and elements supporting such framing shall be of not less than one-hour fire-resistive construction for a width of not less than 5 feet on each side of the wall, ii) Where roof/ceiling framing elements are not parallel to the wall, the entire span of such framing and elements supporting such framing shall be of not less than one-hour fire-resistive construction, iii) Openings in the roof shall not be located within 5 feet of the area separation wall, iv) The entire building is provided with not less than a Class B roof covering. Section 504.6.4. 14. Area separation walls, which separate portions of buildings having different heights, may terminate 30 inches above the lower roof level, provided the exterior wall for a height of 10 feet above the lower roof is of one-hour fire-resistive construction with openings protected by three-fourths-hour assemblies. As an alternate, two-hour area separation walls may terminate at the sheathing of the lower roof, provided: a) Roof/ceiling elements, if parallel to the wall, are one-hour construction for a 10 foot width along the wall at the lower roof. b) Where the lower roof/ceiling elements are not parallel to the wall, the roof/ceiling elements shall be one-hour for the entire span. c) In each case, construction supporting the roof/ceiling shall also be one-hour construction. d) No openings in the lower roof are permitted within 10 feet of the area separation wall. Section 504.6.6. 15. Show the basis for the approved fire-resistive construction elements for the area separation wail, parapet, and ceiling assembly if used in lieu of parapet, i.e., Item Number in Table 7-A, B, C or U.L. Directory, etc. (Note: Trusses require two layers of 5/8 inch Type 'X' drywall, per Item 21-1.1 in Table 7-C.) 16. Parapets of area separation walls shall have noncombustible faces for the uppermost 18 inches, including counter-flashing and coping materials. Section 504.6.5. 17. See the attached article, "Area Separation Walls Revisited," and incorporate appropriate data and details on your plans. 18. Provide a note on the plans stating: "Penetrations of area separation walls shall be protected with through-penetration fire stops and membrane-penetration fire stops in accordance with UBC Section 709." Carlsbad O1-1759 O5/25/01 • FIRE-RESISTIVE CONSTRUCTION 19. Walls and floors separating dwelling units in the same building shall be of not less than one-hour fire-resistive construction. Section 310.2.2. 20. Group R, Division 1 occupancies more than two stories in height, or having more than 3,000 sq. ft. of floor area above the first story shall be not less than one-hour fire-resistive construction throughout except as provided in Section 601.5.2.2. Section 310.2.2. 21. Where one-hour fire-resistive construction is required, an approved automatic sprinkler system, when not otherwise required, may be substituted for the one-hour construction. However, the fire sprinkler system shall not waive or reduce fire-resistive requirements for: occupancy separation, exterior walls due to location on property, area separation walls, dwelling unit separations, shaft enclosures. Section 508. 22. Provide details of the one-hour fire-resistive construction. Include roof/ceiling assemblies, floor/ceiling assemblies, wall assemblies, column and beam assemblies, etc. 23. Detail and reference I.C.B.O. number or other approval for horizontal fire assembly using trusses. Item 21-1.1 in Table 7-C requires 2 layers of 5/8" Type X gypsum walfboard at the bottom chords of trusses. Section 704.2.8. 24. Fire-resistive exterior wall construction shall be maintained through attic areas or other areas containing concealed spaces. Section 709.3.1. 25. Detail how one-hour fire-resistive wall construction is maintained at built-in wall fixtures and behind mailboxes, fire extinguisher cabinets, electric panels exceeding 16 square inches in area, etc. Section 709.7. 26. Detail how fire-resistive wall and ceiling protection will be maintained at all duct penetrations such as at bathroom and kitchen hood fans, laundry room fans and dryer vents. Also detail recessed light fixtures. Sections 709, 710. 27. Fire dampers shall be installed per Section 713.11 at all ducted or unducted air openings at penetrations of: a) Ceilings of fire-resistive floor-ceiling assemblies or roof-ceiling assemblies. b) Area or occupancy separation walls. 28. If smoke dampers are required, the plans shall show the locations of the smoke detectors (installed in accordance with the Fire Code) listed in the options of Section 713.10 of the UBC. 30. Provisions in Chapter 7 require special treatment of penetrations at fire-resistive assemblies. Provide typical details on the plans showing how the fire-resistive integrity will be maintained at the following conditions (Include the manufacturers' names and ICBO numbers (or equal) for any sealant): THROUGH-PENETRATIONS (through the entire assembly): Fire-resistive bearing walls shall have penetrations protected with through- penetration fire stops having an F-rating, T-rating or complying with UBC Standard 7-1, depending on their locations, sizes and combustibility. Fire resistive floor/ceiling assemblies shall have penetrations protected with through-penetration fire stops having and F-rating, T-rating or complying with UBC Standard 7-1, depending on their sizes, combustibility and whether the penetrations are in walls above. MEMBRANE-PENETRATIONS (through only one side of an assembly): Fire-resistive walls shall have penetrations protected with membrane-penetration fire stops having an F-rating or complying with UBC Standard 7-1, depending on their size and combustibility. Limited steel electrical outlet boxes (not exceeding 16 sq. in., nor more than 100 sq. in. for any 100 sq. ft. of wall) require no protection. Fire-resistive floors or ceilings having penetrations shall comply with Section 710. NOTE: The plans should indicate the various fire-stop ratings required for all penetrations. 31. Provide a note on the plans stating: "Penetrations of fire-resistive walls, floor- ceilings and roof-ceilings shall be protected as required in UBC Sections 709 and 710." 32. Clearly specify minimum thickness of walls to provide 1 -hour fire-resistive rating per Table 7-B and C. 33. Detail all furred ceilings as required in Section 803. Section 106.3.3. OCCUPANCY SEPARATION Carlsbad 01-1759 05/25/01 35. Provide a full one-hour occupancy separation between R-1 and LM or S1 (U-1 up to 3,000 sq. ft.) occupancies. Fire protection limited to the garage side applies only to R-3/U1 occupancy separations, not R1/U1 occupancy separations. Table 3-B and Section 302.4. 36. Provide one-hour fire-resistive door assemblies in the one-hour occupancy separation. Section 302.3. 37. Structural members supporting an occupancy separation must have the same fire-resistive rating as the separation. Section 302.2. 38. Steel electrical outlet boxes at occupancy separation walls shall not exceed sixteen square inches, shall not exceed one hundred square inches per one hundred square feet of wall, and shall be separated by a horizontal distance of twenty-four inches when on opposite sides of a wall. Section 709.7. 39. Ducts penetrating occupancy separations must have smoke and fire dampers. Sections 713.10 and 713.11. • SOUND TRANSMISSION 40. Wall and floor/ceiling assemblies separating dwelling units from each other and from common space (such as corridors, laundry rooms, common garages, service areas, etc.) must have a listed rating of STC 50 and IIC 50. Show the location of and provide details of the listed wall and floor/ceiling assemblies, and indicate the listing agency and listing number for the tested ratings. 41. Show how penetrations of assemblies for piping, electrical devices, recessed cabinets, bathtubs, soffits or heating, ventilating or exhaust ducts shall be sealed, lined or insulated or treated to maintain the required sound ratings. 42.
