Plumbing Code, Mechanical Code, Electrical Code and state laws regulating energy
conservation, noise attenuation and disabled access. This plan review is based o_n regulations
enforced by the Building Department. You may have other corrections based on laws and
ordinances enforced by the Planning Department, Engineering Department or other
departments.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. The approval of
the plans does not permit the violation of any state, county or city law.
A. To facilitate rechecking, please· identify, next to each item, the sheet of the plans upon
which each correction on this sheet has been made and return this sheet with the
revised plans.
B. The following items have not been resolved from the previous plan reviews. The original
correction number has been given for your reference. In case you did not keep a copy of

1. Please make all corrections, as requested in the correction list. Submit three new
complete sets of plans for commercial/industrial projects (two sets of plans for residential
projects). For expeditious processing, corrected sets can be submitted in one of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-2700.
The City will route the plans to EsGil Corporation and the Carlsbad Planning, Engineering
and Fire Departments.
2. Bring one corrected set of plans and calculations/reports to EsGil Corporation, 9320
Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all
remaining sets of plans and calculations/reports directly to the City of Carlsbad Building
Department for routing to their Planning, Engineering and Fire Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be reviewed by
the City Planning, Engineering and Fire Departments until review by EsGil Corporation is
complete.
8. Please provide an exit analysis plan (may be 8 1/2" x 11" or any convenient size). Show
in this analysis the occupant load of each area, the general exit flow patterns (by using
arrows), accumulated occupant loads and required exit widths. Section A 106.1.2. (Does
the existing exit system been interrupted by the new office area? Please clarify on ttie
plan. Where are the two exits from open office 233? Where the exits lead to? Stair D
new? Detail? Elevator B new?)
The accessible path of travel from the handicapped parking to office 202, 203
appears to go through office 233 and office 221. The elevator B become required
accessible path of travel. Elevator B must be accessible elevator or provide
pedestrian ramp. ·
16. Handrails (Sections 1012 and 1009.10):
Handrails and extensions shall be 34" to 38" above nosing of treads and be continuous.
The handgrip portion of all handrails shall be not less than 1-1/4 inches nor more than 2
inches in cross-sectional dimension. If the handrail is not circular, it shall have a
perimeter dimension of at least 4" and not greater than 6.25" with a maximum cross-
section dimension of 2.25 inches.(The handgrip portion dimension is not clearly
identified on sheet A9)

maximum temperature potential of 120 degrees. Detail how this temperature
limitation is achieved. Note: The water heater thermostat may not be used for

13. Provide gas line plans and calculations showing gas demands, pipe lengths, and
pipe sizing. UPC 1217.0 Please prqvide gas line riser or isometric drawings
showing the proposed changes.
14. Detail the gas regulator requirements: An accessible shut-off valve installed
upstream of the regulator itself and vent to the exterior. UPC 1211.10.
MECHANICAL (2006 UNIFORM MECHANICAL CODE)
15. Review with the architect the locations that require (fire/ceiling radiation/or
fire/smoke) damper and/or shaft protection and identify installations on the
mechanical plans themselves. See "Architectural PME," items above directly
below the PME list heading.
16. Buildings of more than 15' in height shall have an inside means of access that
meets the design requirements of UMC 904.10.3.3. Please provide. City
approval for use of an outside ladder is required.
17. The fire rated corridors are not to be used to convey air to or from rooms. UMC
602.1 Please correct the transfer ducts.
18. On the mechanical plans clearly show the limits of ceiling space used as duct or
plenum. Then address the follmying on the plans;
a) Specify that all combustible materials .exposed within the plenum space
must comply with UMC Section 602.2. Flame-spread index of not more
than 25 and a smoke-developed rating of not more than 50.
b) A combustion products vent, vent connector, chimney, or chimney
connector shall not extend into or through an air duct or plenum. UMC
Section 804.0.
c) Environmental and/or product-conveying duct systems shall not extend
into or through ducts or plenums. UMC Sections 504.1 (Environment) &
505.1 (Product conveying). Please correct.
d) Add the following three specifications to the mechanical and electrical
plans: "Electrical wiring methods to be installed in the plenum areas shall
comply with NEC 300,.22(c)1 '1, "Nonmetallic pneumatic tubing must be
listed and labeled for use in plenum areas", and "Recessed speaker
enclosures and light fixtures shall be listed and labeled for use in plenum
locations'1• UMC 602.2.
19. Provide smoke detection in the supply air duct of an "air-moving system" for
required shut-off of equipment for smoke control. UMC Section 609.0 An "air-
moving system" is a system designed to provide heating, cooling, or ventilation in
