SUBJECT: Site Preparation and Foundation Recommendations, Proposed Three
Lot Subdlvlslop, 2190 Chestnut Avenue, Carlsbad, California.
Dear Mr. MuTHns:
In accordance with your request, we are providing herein site preparation
and foundation recommendations for the subject project.
PROJECT DESCRIPTION
It is our understanding that the site will be developed to receive three
residential structures of wood-frame construction. Shallow foundations and
conventional slab-on-grade floor systems are anticipated. Grading will
consist of cuts and fills less than five feet deep.
SITE DESCRIPTION
The project site is located at 2190 Chestnut Avenue in the City of Carlsbad
(see attached Plate Number 1). The site is bounded on the east and north
by residential property, on the south by Chestnut Avenue and on the west by
Sea view Way. The two parcels adjacent to Seavlew Way are vacant.

Improvements on the third parcel consist of a four foot high masonry
retaining wall and a portion of an existing garage encroaching its northern
boundary. The site slopes gently towards the southwest.
SOIL DESCRIPTION
As exposed in three shallow test pits, the site is covered by up to 0.5
foot of loose humid, brown silty sandy topsoil. Terrace deposits
consisting of medium dense, slightly porous, moist, red-brown, silty sand
underlie the surflcial soils to the maximum exploration depth of 1.5 feet.
An expansion Index test was performed on a representative sample of the
terrace deposits. The test results are presented on Plate Number 2 and
Indicate a nonexpansive foundation soil condition.
CONCLUSIONS AND RECOMMENDATIONS
GENERAL
No geotechnlcal conditions were found which will preclude site development
as presently proposed. The site 1s underlain by up to 0.5 foot of
compressible soils. This material will require densification or special
foundation consideration. The underlying terrace deposits are typically
low to moderately compressible. This condition will require additional
reinforcement. Recommendations for both alternatives are provided herein.
The prevailing foundation soils were found to be nonexpansive. The
following recommendations reflect this condition.
SITE PREPARATION
Site preparation should consist of the removal of any vegeration and
deleterious matter from areas to receive settlement sensitive improvements
(exterior slabs and driveways included). Existing topsoils should be
scarified to a depth of 12 Inches, watered thoroughly and recompacted to
at least 901 as determined in accordance to ASTM D-1557-78 Method A or C.

ORAIMASE: The site should be graded and maintained such that surface
drainage 1s directed away from the structures into swales or other
controlled drainage devices.
EARTHWORK: All earthwork and! grading contemplated for site preparation
should be accomplished 1n accordance with the attached Recommended Grading
Specifications and Special Provisions. All special site preparation
recommendations presented in the sections above will supersede those in the
standard Recommended Grading Specifications. All embankments, structural
fill and fill should be compacted to at least 901 relative compaction at or
slightly over optimum moisture content. Utility trench backfill within
five feet of the proposed structures and beneath asphalt pavements should
be compacted to minimum of 90%, of its naxinum dry density. The maximum dry
density of each soil type should be determined in accordance with A.S.T.M.
Test Method D-1557-78, Method A or C.

A) EXISTING SURFICIAL SOILS DENSIFIED
GENERAL: Shallow foundations may be utilized for the support of the
proposed structure. The footings should have a minimum depth of 12 inches.
A minimum width of 12 inches land 24 inches is recommended for continuous
and isolated footings, respectively. A bearing capacity of 1000 psf may be
assumed for said footings. ;This bearing capacity may be increased by
one-third when considering wincl and/or seisalc forces.

REINFORCEMENT: Both exterior land interior continuous footings should be
reinforced with one #5 bars positioned near the bottom of the footing and
one #5 bars positioned near the top of the footing. This reinforcement is
based on soil characteristics and is not intended to be in lieu of
reinforcement necessary to satisfy structural considerations.
CONCRETE SLABS-ON-GRADE: Concrete slabs-on-grade should have a minimum,
actual thickness of four Inches and be underlain by a four-inch blanket of

clean poorly graded coarse sand or crushed rock. The slab should be
reinforced with No. 3 reinforcing bars placed at 36 Inches on center each
way. A 6"x6"-W1.4xW1.4 welded wire mesh may be used in lieu of the rebars.
Special care should be exercised during concrete placement so that the mesh
1s placed approximately at the middle of the slab. Where moisture
sensitive floor coverings are planned, a vlsqueen barrier should be placed
on top of the sand layer. A two-inch-thick layer of clean sand should be
placed over the vlsqueen to allow for proper concrete curing.
B) EXISTING SURFICIAL SOILS TO REMAIN UNDISTURBED
GENERAL: Shallow foundations may be utilized for the support of the
proposed structure. The footings should have a minimum depth of 12 Inches
below lowest adjacent finish grade and extend at least six Inches Into
firm natural ground. Based on our findings, maximum footing depth will be
18 Inches. A minimum width of 12 Inches and 24 Inches Is recommended for
continuous and Isolated footings, respectively. A bearing capacity of 1000
psf may be assumed for said footings. This bearing capacity may be
Increased by one-third when considering wind and/or seismic forces.
REINFORCEMENT: Both exterior and Interior continuous footings should be
reinforced with one #5 bars positioned near the bottom of the footing and
one #5 bars positioned near the top of the footing. This reinforcement is
based on soil characteristics and 1s not intended to be 1n lieu of
reinforcement necessary to satisfy structural considerations.
