Please make all corrections on the original tracings, as requested in the correction list. Submit three sets of plans for commercial/industrial projects (two sets of plans for residential projects). For expeditious processing, corrected sets can be submitted in one of two ways: 1. Deliver all corrected sets of plans and calculations/reports directly to the City of Carlsbad Building Department, 2075 Las Palmas Drive, Carlsbad, CA 92009, (619) 438-1161. The City will route the plans to EsGil Corporation and the Carlsbad Planning, Engineering and Fire Departments. 2. Bring one corrected set of plans and calculations/reports to EsGil Corporation, 9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (619) 560- 1468. Provide a statement on the Title Sheet of the plans that this project shall comply with Title 24 and 1994 UBC, UMC and UPC and 1993 NEC. 3. Provide a fully dimensioned floor plan showing the size and use of all rooms or areas within the space being improved or altered. Draw the plans to scale and indicate the scale on the plan. Section 106.3.3. 4. In Groups B, F, H, M and S Occupancies, if the number of employees exceeds four, provide separate toilet facilities for men and women. If "the total number of employees will not exceed four", and only one restroom is provided, note the words in quotation above on the floor plan. Section 2902.3. Please designate Mens and Womens on plans and show the appropriate disabled accessible signage. 5. Exits shall not pass through kitchens, store rooms, or spaces used for similar purposes. Section 1003.5. Office 117 cannot exit through warehouse. Please show exit through an adjoining room or directly to the public way to the outside of the building. 6. Exit signs are required whenever two exits are required. Show all required exit sign locations. Section 1013.1. 7. Are existing demising walls full height? If not show how adjoining spaces if their open spaces exceed 3,000 sf are effectively draftstopped. Carlsbad 98-375 2/23/98 ELECTRICAL 8. Submit plan showing location of all panels. Pleas show the required working clearances per NEC Art. 110-16. 9. Provide multiple switch lighting controls per Title 24, Part 6. Provide a reflective ceiling plan showing the switching and the separate switching for the daylight areas. 10. Show exit signs on the electrical lighting plan( s ). As per Sections 1012 and 1013 of the 1994 USC, provide two sources of power to exit signs and exit illumination. MECHANICAL 11. Show the size, location and type of all heating and cooling appliances or systems. 12. Provide mechanical ventilation in all rooms capable of supplying outside air at a minimum rate of 15 cubic feet per minute per occupant. USC, Section 1202.2.1 13. Detail ladder access to roof mounted HVAC equipment. 14. Detail disposal of main condensate drainage from air conditioning units. (UMC Section 310) ENERGY 15. Provide plans, calculations and worksheets to show compliance with current energy standards. 16. Per Section 101.17.11, all publicly and privately funded public accommodations and commercial facilities shall be accessible to persons with disabilities as follows: • Any building, structure, facility, complex, or improved area, or portions thereof, which are used by the general public. • Any sanitary facilities which are made available for the public, clients, or employees in such accommodations or facilities. • Any curb or sidewalk intended for public use that is constructed with private funds. • All existing accommodations when alterations, structural repairs or additions are made to such accommodations. NOTE: All Figures and Tables referenced in this checklist are printed in the California Building Code, Title 24. Carlsbad 98-375 2/23/98 REMODELS, ADDITIONS AND REPAIRS 18. When alterations, structural repairs or modifications or additions are made to an existing building, that building, or portion of the building affected is required to comply with all of the requirements for new buildings, per Section 11348.2. These requirements apply only to the area of specific alteration, repair or addition and shall include: 19. A primary entrance to the building and the primary path of travel to the area in question, and include the following items which serve the area in question: • Sanitary facilities. • Drinking fountains. • Public telephones. 20. If an unreasonable hardship finding is granted, priority should be given to those elements that will provide the greatest access, per Section 11348.2.1 Exception #1. The order of priority shown below should be followed: • An accessible entrance. • An accessible route of travel. • At least one accessible restroom for each sex. • Accessible telephones. • Accessible drinking fountains. • When possible, additional accessible elements such as parking, storage and alarms. • Please show the required inscribed 60" circle in the accessible restrooms. 21. Note that the doorways leading to sanitary facilities shall be identified, per Section 11158.5, as follows: · ' • An equilateral triangle ¼" thick with edges 12" long and a vortex pointing upward at men's rest rooms. • A circle ¼" thick, 12" in diameter at women's rest rooms. • A 12" diameter circle with a triangle superimposed on the circle and within the 12" diameter at unisex rest rooms. • The required symbols shall be centered on the door at a height of 60". • Braille signage shall also be located on the wall adjacent to the latch outside of the doorways leading to the sanitary facilities, per Section 11178.5.9. 22.
