4. Indicate the use of all spaces adjacent to the area being remodeled or improved.
5. Show any existing fire rated area separation walls, occupancy separation walls,
demising walls, shafts or rated corridors.

the proposed Tl space is an occupancy separation, please show it on
plans for walls and floor to ceiling.
6. Note on plan that suspended ceilings shall comply with UBC Tables 25-A, 16-0
and 16-B.
7. In buildings having floors and roofs of wood frame construction, other than
dwelling or hotel occupancies, draft stop the area between the ceiling and roof
above so that no concealed space exceeds 3,000 s.f. and no horizontal
dimension exceeds 60 L.F. (if space has sprinklers, then 9,000 s.f. and 100
L.F.). Section 708.
8. The tenant space and new and/or existing facilities serving the remodeled area
must be accessible to and functional for the physically disabled. See the
attached correction sheet. Title 24.

9. The width of the required level area on the side into which doors swing shall
extend 24 inches past the strike edge for exterior doors and 18 inches past the
strike edge for interior doors. Title 24.Clearly show it on plans for door 205.
10. If exit signs are required, provide the following notes on the plans, per Section
1003.2.8.2:
a) Exit signs shall be located as ne·cessary to clearly indicate the direction of
egress travel. No point shall be more than 100 feet from the nearest
visible sign.
b) Exit signs shall be readily visible from any direction of approach.
11. Show that exits are lighted with at least one foot candle at floor level. Section
1003.2.9.2.
12. Exit doors should swing in the direction of exit travel when serving any
hazardous area or when the area served has an occupant load of 50 or more.

44. Provide data on proposed hazardous material to be stored and used. UBC,
Section 307 and UFC.
a) Clearly show types of hazardous material is being stored or used. Provide
a list of the proposed hazardous materials as per the types in UBC,
Tables 3-D, and 3-E. Provide the material safety data sheets (MSDS).
b) Clearly show the amounts of each type of hazardous material to be stored
and in use. · ·
c) Clearly show where in the buildings each type of hazardous material is
being stored or used.
MECHANICAL (2000 UNIFORM MECHANICAL CODE)
45. The fire rated corridors are not to be used to convey air to or from rooms. UMC
Section 602.1. The amount of air supplied to the fire rated corridor must be
equal to the total amount of air being returned and exhausted from the same fire
rated corridor. Please correct.
46. Provide smoke detection in the supply air duct of an "air-moving system" for
required shut-off of equipment for smoke control. UMC Section 609.2. An "air-
moving system" is a system designed to provide heating, cooling, or ventilation in
which one or more air-handling units are used to supply air to a common space
or to draw air from a common plenum or space. UMC Section 203.0.
4 7. · On the mechanical plans clearly show the limits of ceiling space used as duct or
plenum. Then address the following:
a) Clearly note that all material exposed within the plenum complies with
UMC Section 604.2. "Materials shall have a mold-, humidity-, and
erosion-resistant face that meets the requirements of UL 181."
b) Clearly note that all combustibles material within the plenum space must
comply with UMC Section 601.3. Flame-spread index of not more than
25 and a smoke-developed rating of not more than 50.
c) Note: as per the 2000 UMC, Section 504.1 (Code Change) the
Environmental exhaust duct systems shall not extend into or
through ducts or plenums. (UMC, Section 602.1 does not allow ·
negative pressure ducts in the plenum. UMC, Section 602.1, states: "See
Chapter 5 for limitations on environmental air systems exhaust ducts
extending into or through ducts or plenums." And: "Exhaust ducts under
positive pressure and venting systems shall not extend into or pass
through ducts or plenums.")

The following disabled access items are taken from the 2001 edition of California Building
Code, Title 24. Per Section 101.17.11, all publicly and privately funded public
accommodations and commercial facilities shall be accessible to persons with disabilities.
NOTE: All Figures and Tables referenced in this checklist are printed in the California
Building Code, Title 24.
• REMODELS, ADDITIONS AND REPAIRS
1. When alterations, structural ·repairs or modifications or additions are made to an
existing building, that building, or portion of the building affected, is required to ·
comply with all of the requirements for new buildings, per Section 1134B.2. These
requirements apply as follows:
a) The area of specific alteration, repair or addition must comply as "new"
construction.
b) A primary entrance to the building and the primary path of travel to the
altered area, must be shown to comply with all accessibility features.
c) Existing sanitary facilities that serve the remodeled area must be shown to
comply with all accessibility features.
d) Existing drinking fountains (if any) must be shown to comply with all_
accessibility features.
• ACCESSIBLE PARKING
2. The words "NO PARKING" shall be painted on the ground within each loading and
unloading access aisle (in white letters no less than 12" high and located so that it
is visible to traffic enforcement officials). Section 1129B.4.2.
3. Ramps shall not encroach into any accessible parking space or the adjacent
access aisle. Section 1129B.4.3.

5. The tops of tables and counters shall be 28"-to 34" from the floor. Where a single
counter contains more than one transaction station, such as a bank coun_ter with
multiple teller window or a retail sales counter with multiple cash register stations,
at least 5% (but never less than one of each type of station) shall be located at a
section of counter that is at least 36" long and no more than 28" to 34" high.

1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-2700.
The City will route the plans to EsGil Corporation and the Carlsbad Planning, Engineering
and Fire Departments.
2. Bring one corrected set of plans and calculations/reports to EsGil Corporation, 9320
Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all
remaining sets of plans and calculations/reports directly to the City of Carlsbad Building
Department for routing to their Planning, Engine~ring and Fire Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be reviewed by
the City Planning, Engineering and Fire Departments until review by EsGil Corporation is
complete.
2. On the cover sheet of the plans, specify any items requiring special inspection, in a
format similar to that shown below. Section 106.3.2.
