1. Please make all corrections on the original tracings, as requested in the correction list.
Submit three sets of plans for commercial/industrial projects (two sets of plans for residential
projects). For expeditious processing, corrected sets can be submitted in one of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of Carlsbad

3. Provide disabled access (elevator or ramp) to the mezzanine office area or show that similar office
functions are accessible on the first floor. THE RESPONSE TO THIS ITEM WAS 1st HAS OFFICES.
THERE ARE NO OFFICES DESIGNATED FOR THE FIRST FLOOR. SEE SHEET TI-2 OF THE
PLANS.
7. Provide an exit analysis plan (may be 8 1/2" x 11" or any convenient size). Show how the
occupants of the occupants of the shipping and receiving enclosures exit. Note that these
areas appear to have an occupant load greater than 10 which will require a swinging exit door
rather than a sliding gate as shown. Show the locations of existing exits from the building and show
the path of travel from the remodel area to the existing exits. SHEET E-2 AND TI-4 OF THE PLANS
SHOW WORK STATIONS WITHIN THE SHIPPING & RECEIVING AREA. THE OCCUPANT LOAD
OF 500 SQ FT PER PERSON IS ONLY APPROPRIATE FOR STRICTLY WAREHOUSE FACILITY.
THE SHIPPING AND RECEIVING IS A GENERAL WORK LOCATION. THE OCCUPANT LOAD
FACTOR IS MORE APPROPRIATELY 100 SQ FT PER PERSON. PROVIDE CODE COMPLYING
EXITS FROM THIS AREA.
12. Show exit signs on the electrical lighting plan(s). As per Sections 1012 and 1013 of the 1994
UBC, provide two sources of power to exit signs and exit illumination. THE RESPONSE TO THIS
ITEM WAS E-4. THERE IS NOTHING ON E-4 INDICATING TWO SOURCES OF POWER FOR THE

This plan review is limited to the technical requirements contained in the Uniform Building
Code, Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state
laws regulating energy conservation, noise attenuation and access for the disabled. This plan
review is based on regulations enforced by the Building Department. You may have other
corrections based on laws and ordinances enforced by the Planning Department, Engineering
Department, Fire Department or other departments. Clearance from those departments may be
required prior to the issuance of a building permit.
Code sections cited are based on the 1994 UBC.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3,
1994 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.
To speed up the recheck process, please note on this list (or a copy) where each
correction item has been addressed, i.e.. plan sheet number, specification section, etc.
Be sure to enclose the marked up list when you submit the revised plans.

2. UBC Section 107.2 requires the Building Official to determine the total value of
all construction work proposed under this permit. The value shall include all
finish work, painting, roofing, electrical, plumbing, heating, air conditioning,
elevator, fire extinguishing systems and any other permanent equipment. Please
provide a signed copy of the designer's or contractor's construction cost
estimate of all work proposed.
3. Provide disabled access (elevator or ramp) to the mezzanine office area or show
that similar office functions are accessible on the first floor.
4. Identify proposed new walls. Identify bearing walls, non-bearing walls, and shear
walls, Are the walls shown for the mezzanine existing? See 14/TI-5 of the
plans.
5. A complete description of the activities and processes that will occur in this
tenant space should be provided. A listing of all hazardous materials should be
included. The materials listing should be stated in a form that would make
classification in Tables 3-D and 3-E possible. The building official may require a
technical report to identify and develop methods of protection from hazardous
materials. Section 307.1.6. The building is listed as an S-1 occupancy on the
cover sheet. It appears that the facility is more than just warehouse.
Specify the use and appropriate occupancy on the plans.
6. Sheet TI-2 shows the mezzanine rooms to be conference rooms but 12/TI-5
shows these to be offices. The occupant load for a conference room would
require the occupants to exit directly outside from the open office without
passing through the lower floor before exiting. Please clarify the intended use.
See UBC 1003.5.

conductor and note that it will be connected to the nearest building steel of water
pipe.
11. Indicate wiring method, i.e. EMT, metal flex.
12. Show exit signs on the electrical lighting plan(s). As per Sections 1012 and 1013

detailing for the screening.
