Specify on the plans the following information for the roof materials, per Section R106.1.1: a) Manufacturer's name and product name/number. b) ICC approval number, or equal. 14. Show the required ventilation for attics (or enclosed rafter spaces formed where ceilings are applied directly to the underside of roof rafters). The minimum vent area is 1 /150 of attic area ( or 1 /300 of attic area if at least 40% (but not more than 50%) of the required vent is located no more than 3' below the ridge). Show on the plans the area required and area provided. Section R806.2. 15. Note on the plans: "Attic ventilation openings shall be covered with corrosion-resistant metal mesh with 1/16" minimum to Y." maximum openings. Section R806.1. 16. Show location of attic access with a minimum size of 22"x30", unless the maximum vertical headroom height in the attic is less than 30". Access must be provided to each separated attic area (if over 30 sq. ft.), shall be located in a hallway or other readily accessible location and 30" headroom clearance is required above the opening. Section R807.1. • CONCRETE AND MASONRY 17. Provide material specifications for: concrete, CMU, grout, mortar, and reinforcing steel. 18. Call out new slab thickness and reinfocement. 19. Specify nail size and spacing for the floor and roof diaphragms on the plans. Table R602.3(1 ). 23. Show double top plate with minimum 48" lap splice. Section R602.3.2. 24. Provide truss details and truss calculations for this project. Specify truss identification numbers on the plans. If deferred annotate on the cover sheet as outlined in item # 7 above. 25. Please note that per table R602.10.5 the 1 '-11" braced wall panel shown at the sitting room does not provide any of the required bracing. However the wall between the sitting room and stair can be applied to the same line as they are only 3' offset. Please provide a dimension for this wall, and there will be more than adequate bracing on the line. 26. Please include a gas pipe sizing design (isometric or pipe layout) for all gas loads. This is required based on the installation of a new water heater. See California Energy Code (ES) 150.0(n). For additions or improvements to a residence built before 1994, note on the plans that existing "noncompliant" fixtures (toilets that use more than 1.6 gallons of water per flush, urinals that use more than one gallon of water per flush, showerheads that have a flow capacity of more than 2.5 gallons of water per minute, and interior faucets that emit more than 2.2 gallons of water per minute) shall be replaced. Certification of compliance shall be given to the building inspector prior to final permit approval. California S8407. • RESIDENTIAL GREEN BUILDING STANDARDS The California Building Standards Commission has adopted the Green Building Standards Code which became effective January 1, 2011 and must be enforced by the local building official. The following mandatory requirements for residential construction must be included on your plans. CGC Section 101.3. The Standards apply to newly constructed residential buildings, along with additions/alterations that increase the building's conditioned area, volume or size. CGC Section 303.1.1. Please either add additional or revise provided notes as applicable. 32. Note on the plans that automatic irrigation system controllers shall comply with the CGC Section 4.304.2 as follows: A. Controllers shall be weather or soil moisture based that automatically adjust irrigation in response to changes in needs as weather conditions change. B. Weather based controllers shall have separate wired or wireless rain sensor which connects or communicates with the controller(s). Soil moisture based controllers are not required to have rain sensors. 33. Recycling. Note on the plans that a minimum of 50% of construction waste is to be recycled. CGC 4.408.1. Provided note indicates 30%. 34. Interior moisture control. Note on the plans that the moisture content of wood shall not exceed 19% before it is enclosed in construction. The moisture content needs to be certified by one of 3 methods specified in Section 4.505.3. Building materials with visible signs of water damage should not be used in construction.
