1. This plan check is limited to .technical requirements contained in the Uniform
Building Code, Uniform Plumbing Code, Uniform Mechanical Code, National
Electrical Code and state laws reguJating energy conservation, noise attenuation
. and access for the handicapped. The plan check is based on regulations enforced
by the Building Inspection Department.
2. You may have other corrections based on laws and ordinances enforced by the
Planning Department, Engineering Department or other departments. For
in formation regarding those departments, please contact those departments.
3. The items Jisted below require plan clarification, modification or change. AU
items have to be satisfied before the plans will be in conformance with the cited
codes and regulations. Per Sec. 303(c), 1979 Uniform Building Code, the approval
of the plans does not permit the violation of any state, county or city law.
4. Please submit two sets of corrected plans and enclose a copy of this list with

A State-licensed Architect or Engineer is required where there are
structural changes or exiting problems. Sign all plan sheets.
Provide correct address and suite number of tenant space on application
and on plans.

spacing of fasteners).
(d) Height of partition and suspended ceiling.

Lateral bracing for suspended ceiling must be provided. (UBC Table
23-J Where ceiling loads are Jess than 5PSF and not supporting interior
partitions, ceiling bracing shall be provided by four No. 12 gauge
wires secured to the main runner within 2 inches of the cross runner
intersection and splayed 90° from each other at an angle not exceeding
45° from the plane of the ceiling. These horizontal restraint points
shall be placed 12 feet OC in both directions with the first point within
4 feet of each wall. Attachment of restraint wires to the structure
above shall be adequate for the load imposed.
Draft stop suspended ceiling in wood frame floor construction every
1,000 sq.ft. ( Section 2517-F}; in attics of combustible construction
every 3,000 sq. ft. (Section 3205-b)
The tenant spece and facilities must be accessible to and functional
for the physically handicapped. See the attached correction sheet.
Show exit sign locations; show directional exit signs (see Section 3312).
Two means of egress required from _____________ (Sec. 3302).
Note on plans "All exits to be openable from inside without use of a
key". (Section 3303 (c)) or NOTE: "Provide a sign on or near door
reading: THIS DOOR TO REMAIN UNLOCKED DURING BUSINESS

Required exit doorways shall be not less than 36" in width and not
less than 61-811 in height. (Section 3303 (d)).
Show exit corridors as 44" wide minimum. Dead-end corridors are
limited to 20 ft. when more than one exit is required from corridor.
(Section 3304 (b), 3304 (e).
Provide one-hour construction details for all corridor walls and ceiling
serving an occupant load of 30 or more. (Section 3304 (g)) Identify
rated corridors.
Protect all interior openings in corridor walls and ceilings. Door
and frame must be labeled 20-minute fire assembly with self-closers
or automatic closers with smoke detectors. (Section 3304 (h)) 7-Show location of fire dampers. Note on plans that fire damper
assemblies, including sleeves, and installation procedures shall be
approved by the Building Inspector prior to installation. I

T-20-1455. If the existing building was not constructed to comply with
Title 24 Energy Regulafions show how you comply with the following:
(a) When the cost of additions, alterations, renovations, or repairs
within any 12-month period exceeds 50 percent of the replacement
value of the existing building, the entire building shall be made
to comply with these regulations.
(b) When the cost of an addition, does not exceed 50 percent of
the replacement value of the existing building, the new construction
shall comply for the new construction only.
T20-1457. Provide the following statement on the plans, signed by
an architect, professional engineer or contractor responsible for the
preparation of the plans for each applicable division.

A 6 hour by-pass switch shall allow operation of any AC unit
from normal scheduled hours.

10° F between full heating and cooling. Adjustable temperature
differential shall be 1 l/2°F.
(c) All thermostat control limits shall be from 55°F to 85°F.
(d) Control shall have the capability of terminating all heating
at a temperature no more than 70°F and of terminating all
cooling at a temperature not less than 78°F.
(e) At least one automatic space temperature control device shall
be provided for: (1) each zone (not more than one floor of
building shall be included in a zone), and (2) each separate
HY AC system.

SUBJECT: ROOF MOUNTED EQUIPMENT RECEIVED

PURPOSE: PROVIDE INSTALLATION STANDARDS FOR ALL ROOF MOUNTED EQUIPMENT AND
PENETRATIONS ON COMMERCIAL AND INDUSTRIAL BUILDINGS.
INTENT: A. Maintain roof integrity.
B. Prevent hazardous condition to firemen who must fight fire on
the roof.
C. Provide an installation that is aesthetically sensitive to the
building and the adjoining properties.
POLICY: 1. All equipment shall be concealed from view and the design* shall
meet the approval of the Planning Department.
2. All equipment shall be specifically designed and approved for
·exterior use and shall be approved by the City of Carlsbad Building
Department~
3. All roof mounted equipment shall be on a platform which shall be
an integral part of the ro.of--flashed and· waterproofed. When a
screen is approved, it shall have as few roof connections as
possible and be structurally adequate.
4. All electrical, plumbing, mechanical duct work and related piping
shall be inside the building and not on the roof. All connections
related to equipment shall be made in the same roof opening on the
platform or meet the approval of. the City of Carlsbad Building
Department.
5. Sewer vents shall be brought to one main vent below the roof and
have one penetration where restrooms or other plumbing fixtures are
ba_ck to bac·k or in the genera 1 proximity.
Air exhaust fans and other equipment shall be within the building
and use the same roof opening where restrooms and other equipment
are back to back or in general proximity.
6. Existing buildings and equipment, remodel or replacement, shall meet
the above regulations or shall have the approval .of the City of
Carlsbad Building Department.
7. Where new equipment is installed, unused or abandoned equipment,
including all roof mounted piping, electrical, mechanical, duct,
and other related appurtenances shall be removed from roof and
unused openings properly sealed to maintain roof integrity.
*The architect should, through design, conceal the heating/AC unit and other
equipment whether they are on the roof or elsewhere.
