If the corridor is nonconforming, and you wish to rely on the occupant to
limit the occupant load, I recommend you require the following:
1. A letter from the owner which states that he understands occupancy
limitations and why they must be imposed. The letter should also
indicate owner's intent to maintain occupant load.
2. Post the suites affected with a permanent occupant load sign.
I would prefer that we not rely solely on fire department inspectors to
police this matter.

We have reviewed the plans enclosed with your letter of January
16, 1986, and it is our opinion that the corridor system interconnecting
areas 1, 2 and 3 designated on the plans must comply with the require-
ments of Sections 3305 (g) and (h).
You stated in your letter that ea·ch of areas 1, 2 and 3 depicted on
the office plan enclosed has ari"-occupant load of less than 30. Further-
more, each of the three portions is provided with an exit. You ques-
. tioned whether a nonprotected corridor for each of the three sections
would be ·considered acceptable. Our answer is no. The corridor
system is serving the total of.areas 1, 2 and 3. Accordingly, the
total occupant load of areas 1, 2 and 3 should be considered in deter-
mining whether or not the corridor system by which they are served
must be of fire-resistive construction or not. The aggregate area
representing a total occupant load of 85 as you stated in your letter
would require the corridor system to be of one-hour construction
with openings protected as required·by Section 3305 (h). Please
note that in the 1985 code an exception was added to Section 3305 (g)·
to allow up to 100 occupants within an office space before corridor
protection is required. This exception applies when the entire story
in which the space is locatep is equipped with an automatic sprinkler
system throughout and smoke detectors are installed within the corridor
in accordance with their listing.
You also asked whether a 20-minute assembly across the corridor
where it crosses from Section I to Section 2 anc again where it crosses
from Section 2 to Section 3 would satisfactorily divide the portions
being served so that each section could-be considered separately
· and thereby_permitting the corridors to be nonrated. We feel that
this would not m.eet .the intent of the code. If, however, horizontal
exits complying with Section 3308 are provided at the locations where

the ceilings shall be not less than that required for a one-hour fire-
resistive floor or roof system.
EXCEPTIONS: I. One-story buildings housing Group B, Division
4 Occupancies.
2. Corridors more than 30 feet in width where occupancies served by
such corridors have at least one exit independent from the corridor. (See
Appendix Chapter 7. P-drt I, for covered malls.)
3. Exterior sides of exterior exit balconies.
4. In Group I, Division 3 Occupancies such as jails, prisons, refor-
matories and similar buildings with open-barred cells forming corridor
walls, the corridors and cell doors need not be fire resistive.
When the ceiling of the entire story is an element of a one-hour fire-
resistive floor or roof system, the corridor walls may terminate at the
ceiling. When the room-side fire-resistive membrane of the corridor
wall is carried through to the underside of a fire-resistive floor or roof
above, the corridor side of the ceiling may be protected by the use of
ceiling materials as required for one-hour floor or roof system con-
struction or the corridor ceiling may be of the same construction as the
corridor walls.
Ceilings of noncombustible construction may be suspended below
the fire-resistive ceiling.
For wall and ceiling finish requirements, see Table No. 42-B.
(h) Openings. I. Doors. When corridor walls ae required to be of
one-hour fire-resistive construction by Subsection (g) above, every
door opening shall be protected by a tight-fitting smoke-and draft-
control assembly having a fire-protection rating of not less than 20
minutes when tested in accordance with U.B.C. Standard No. 43-2
without the hose stream test. The door and frame shall bear an approved
label or other identificaton showing the rating thereof, the name of the
manufacturer and the identification of the service conducting the
inspection of materials and workmanship at the factory during fabrica-
tion and assembly. Doors shall be maintained self-closing or shall be
automatic closing by actuation of a smoke detector in accordance with
Section 4306 (b). Smoke-and draft-control door assemblies shall be
provided with a gasket so installed as to provide a seal where the door
meets the stop on both sides and cross the top.
EXCEPTIONS: 1. Viewports may be installed if they require a hole
not larger than 1 inch in diameter through the door, have at least a ¼-
inch-thick glass disc and the holder is of metal which will not melt out
when subject to temperatures of l 700°F.
2. Protection of openings in the interior walls of exterior exit bal-
conies is not required.
2. Openings other than doors. Interior openings for other than
doors or ducts shall be protected by fixed, approved ¼-inch-thick wired
glass installed in steel frames. The total area of all openings, other than
doors. in any portion of an interior corridor shall not exceed 25 percent
of the area of the corridor wall of the room which it is separating from
the corridor. For duct openings, sec Section 4306.

Q • Theacco'"nipanying plan is of the third floor of a building
• that is being entirely remodeled for a suite of law
offices. The shaded area (corridor) is the portion of the plan on
hich a code interpretation is needed.
It is the contention of this department that the corridor (shaded
area) must be of one-hour fire-resistive construction. The lawyers
are contending that the corridor is not a corridor and does not have
to be of one-hour fire-resistive construction. They also feel a sprin-
kler system should alleviate any concerns we have for exiting.
Furthermore, it is their contention that the code allows exiting at
distances up to 200 feet without requiring a fire-resistive corridor.
Those reasons, coupled with their interpretation that the shaded
area is an adjoining or intervening room, provides their rationale
that the corridor does not need to be rated. Would you please sort
out the facts and give us your opinion?
A • We concur that the shaded area does constitute an exit
• corridor as contemplated by the code and as such would
be required to conform with the provisions of Subsections 3305 (g)
and (h).
The installation of the automatic system is certainly desirabl~;
however, corridors are intended to serve as egress routes which
provide protection not only from fire but also from smoke con-
tamination. Although an automatic sprinkler system may provide
protection from fire, it provides no protection from smoke and
should not be considered as a substitute for the protection required
by Sections 3305 (g) and (h~
The provisions of Section 3303 (d) dealing with maximum dis-
tance of exit travel establish separate and distinct limitations on the
total exit system, regardless of the elements which make up the exit
system, and are not germane to corridor protection.
Application of the provisions of Section 3303 (e) permitting
exiting through an adjoining or intervening room would be appro-
priate only when such an area is reasonably judged to be an
intervening room. In the case in question, it is our opinion that the
classification of the corridor as an adjoining or intervening room is
inappropriate .

EXCEPTI0:'-1S: I. One-story buildings housing Group B. Division
4 Occupancies.
2. Corridors more than 30 feet in width where occupancies served by
such corridors have at least one exit independent from the corridor. (See
Appendix Chapter 7. Part l, for covered malls.)
3. Exterior sides of exterior exit balconies.
4. In Group l, Divbion 3 Occupancies such as jails, prisons, refor-
matories and similar buildings with open-barred cells forming corridor
walls. the corridors and cell doors need not be fire resistive.
When the ceiling of the entire story is an element of a one-hour fire-
resistive floor or roof system, the corridor walls may terminate at the
ceiling. When the room-side fire-resistive membrane of the corridor
wall is carried through to the underside of a fire-resistive floor or roof
above, the corridor side of the ceiling may be protected by the use of
ceiling materials as required for one-hour floor or roof system con-
struction or the corridor ceiling may be of the same construction as the
corridor walls.
Ceilings of noncombustible construction may be suspended below
the fire-resistive ceiling.
For wall and ceiling finish requirements, see Table No. 42-B.
(h) Openings. 1. Doors. When corridor walls ae required to be of
one-hour fire-resistive construction by Subsection (g) above, every
door opening shall be protected by a tight-fitting smoke-and draft-
control assembly having a fire-protection rating of not less than 20
minutes when tested in accordance with U.B.C. Standard No. 43-2
without the hose stream test. The door and frame shall bear an approved
label or other identificaton showing the rating thereof, the name of the
manufacturer and the identification of the service conducting the
inspection of materials and workmanship at the factory during fabrica-
tion and assembly. Doors shall be maintained self-closing or shall be
automatic closing by actuation of a smoke detector in accordance with
Section 4306 (b). Smoke-and draft-control door assemblies shall be
provided with a gasket so installed as to provide a seal where the door
meets the stop on both sides and cross the top.
EXCEPTIONS: 1. Viewports may be installed if they require a hole
not larger than 1 inch in diameter through the door, have at least a ¼-
inch-thick glass disc and the holder is of metal which will not melt out
when subject to temperatures of l 700°F.
2. Protection of openings in the interior walls of exterior exit bal-
conies is not required.
2. Openings other than doors. Interior openings for other than
doors or ducts shall be protected by fixed, approved 1/4-inch-thick wired
glass installed in steel frames. The total area of all openings, other than

doors. in any portion of an interior corridor shall not exceed 25 percent
of the area of the corridor wall of the room which it is separating from
the corridor. For duct openings. sec Section -D06.

• that is being entirely remodeled for a suite of law
offices. The shaded area (corridor) is the portion of the plan on
hich a code interpretation is needed.
It is the contention of this department that the corridor (shaded
area) must be of one-hour fire-resistive construction. The lawyers
are contending that the corridor is not a corridor and does not have
to be of one-hour fire-resistive construction. They also feel a sprin-
kler system should alleviate any concerns we have for exiting.
Furthermore, it is their contention that the code allows exiting at
distances up to 200 feet without requiring a fire-resistive corridor.
Those reasons, coupled with their interpretation that the shaded
area is an adjoining or intervening room, provides their rationale
that the corridor does not need to be rated. Wouldyou please sort
out the facts and give us your opinion?
A • We concur that the shaded area does constitute an exit
• corridor as contemplated by the code and as such would
be required to conform with the provisions of Subsections 3305 (g)
and (h).
The installation of the automatic system is certainly desirabki;
however, corridors are intended to serve as egress routes which
provide protection not only from fire but also from smoke con-
tamination. Although an automatic sprinkler system may provide
protection from fire, it provides no protection from smoke and
should not be considered as a substitute for the protection required
by Sections 3305 (g) and (h).
The provisions of Section 3303 (d) dealing with maximum dis-
tance of exit travel establish separate and distinct limitations on the
totc:il exit system, regardless of the elements which make up the exit
system, and are not germane to corridor protection.
Application of the provisions of Section 3303 (e) permitting
exiting through an adjoining or intervening room would be appro-
priate only when such an area is reasonably judged to be an
intervening room. In the case in question, it is our opinion that the·
classification of the corridor as an adjoining or intervening room is
inappropriate.
