Identify bearing walls, non-bearing walls, and shear walls. Provide a section view of all new interior partitions. Show: (a) Type, size and spacing of studs. Indicate gauge for metal studs. Specify manufacturer and approval number or indicate 11to be ICBO approved". Method of attaching top and bottom plates to structure. (NOTE: Top of partition must be secured to roof or floor framing, unless suspended ceiling has been designed for partition lateral load). Wall sheathing material and details of attachment (size and spacing of fasteners). (if space has sprinklers, then 9,000 s.f. and 100 L.F.). The tenant space and new and/or existing facilities serving the remodeled area must be accessible to and functional for the physically disabled. See the attached correction sheet. Title 24, Part 2. The width of the required level area on the side into which doors swing shall extend 24 inches past the strike edge for exterior doors and 18 inches past the strike edge for interior doors. Smoke detection system must be listed by the State Fire Marshall and be a supervised low voltage system with combination audible and visual signals with battery backup. 3. Smoke detectors shall be maximum 301 on center and installed at each exit door from the corridor and to be visible from any location in the corridor. 4. When 1985 1lBC Section 3305{g), Exceptions, is applied for corridors on one floor, the corridors on the lower level(s) must be rated if these lower corridors serve more than 100 occupants. The tributary load from the upper level{s) shall be the total occupant load from the above level(s). Clearly show where the non-rated corridor system terminates and a rated corridor system commences. One-hour fire-rated corridors shall have door openings protected by tight-fitting smoke and draft control assemblies rated 20 minutes, except openings in interior walls of exterior exit balconies. Doors shall be maintained self-closing or be automatic-closing by action of a smoke detector per Section 4306(b). Doors shall be gasketed to provide a smoke and draft seal where the door meets the stop on sides and top. Cooling coils or cooling units located in attic or furred space, where damage may result from condensate overflow, shall be provided with an additional water tight pan of corrosion resistant material to catch overflow if primary condensate drain becomes clogged. SUPERINTENDENT OF BUILDING AND SAFETY LONG BEACH, CALIFORNIA SUBJECT: Corridor Construction Requirements · Sections 3305 (g) and (h) 1982 Uniform Building Code Dear Mike: We have reviewed the plans enclosed with your letter of January 16, 1986, and it is our opinion that the corridor system interconnecting areas 1, 2 and 3 designated on the plans must comply with the require- ments of Sections .3305 (g). and .(h). You stated in your letter that ea·ch of areas 1, 2 and 3 depicted on the office plan enclosed has an·· occupant load of less than 30. Further- more, each of the three portions is provided with an exit. You ques- tioned whether a nonprotected corridor for each of the three sections would be considered acceptable. Our answer is no. The corridor system is serving the total of.areas 1, 2 and 3. Accordingly, the total occupant load of areas 1, 2 and 3 should be considered in deter- mining whether or not the corridor system by which they are served must be of fire-resistive construction or not. The aggregate area r~presenting a total occupant load of 85 as you stated in your letter would require the corridor system to be of one-hour construction wi.th openings protected as required by Section 3305 {h). Please note that in the 1985 code an exception was added to Section 3305 (g) to allow up to 100 occupants within an office space before corridor protection is required. This exception applies when the entire story in which the space is located is equipped with an automatic sprinkler system throughout and smoke detectors are installed within the corridor in accordance with their listing. You also asked whether a 20-minute assembly across the corridor where it crosses from Section 1 to Section 2 anc ggain where it crosses from Section 2 to Section 3 would satisfactorily divide the portions . being served so that each section could be considered separately and thereby permitting the corridors to be nonrated. We feel that this would not meet .the intent of the code. If, however, horizontal exits complying with Section 3308 are provided at the locations where Regional Offices: 6738 N.W. At that time you informed Mr. Darnell that the tenant felt the improvement would be too difficult and would not proceed with the job. However, on December 7, 1988 I performed an inspection of the above-referenced address and determined that the tenant improvement had been constructed some time ago without the proper approval and permits. You are hereby notified that you are in violation of Carlsbad's Municipal Code Section 18.04.010, the Uniform Building Code Section 30l(a), the construction of a tenant improvement without first obtaining proper approval and permits. You are hereby ordered to be in full compliance with the provisions of the Carlsbad Municipal Code no later than December 28, 1988. This matter will be referred to the City Attorney's Office for legal action if you fail to comply by the above-referenced date. A copy of this notice will be forwarded to the Fire Marshal's Office.
