Submit three sets of plans for commercial/industrial projects (two sets of plans for
residential projects) For expeditious processing, corrected sets can be submitted in one of
two ways
1 Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave , Carlsbad, CA 92009, (760) 602-2700
The City will route the plans to EsGil Corporation and the Carlsbad Planning, Engineering
and Fire Departments
2 Bring one corrected set of plans and calculations/reports to EsGil Corporation,
9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468 Deliver all
remaining sets of plans and calculations/reports directly to the City of Carlsbad Building
Department for routing to their Planning, Engineering and Fire Departments
NOTE Plans that are submitted directly to EsGil Corporation only will not be
reviewed by the City Planning, Engineering and Fire Departments until review by EsGil
Corporation is complete

3 Could not locate where width and depth of footings was noted as well as steel
reinforcing Still could not see how this was resolved It appears that existing
footings are to be underpinned with 24" x 24" footings What is unclear is the
number of bars of steel and placement The left side states 3 #'5'S T&B to extend 7
ft past hold downs Which hold downs- the left side does allow new footings to
extend 7 ft past epoxy anchors9 Does this apply to other walls i e Hardy Frame9 If
3 #5's T&B required at rear -why only 1 #5 T&B at the front As shown this is
confusing and could cause potential problems in the field at foundation
inspection
6 Please provide evidence that the engmeer-of-record (or architect) has reviewed the truss
calculation package prepared by others (i e , a "review" stamp on the truss calculations

• If owner/developer proposes a size other than the "standard", then
owner/developer must provide potable water demand calculations,
which include total fixture counts and maximum water demand in gallons
per minute (gpm) A typical fixture count and water demand worksheet is
attached Once the gpm is provided, check against the "meter sizing
schedule" to verify the anticipated meter size for the unit
• Maximum service and meter size is a 2" service with a 2" meter
• If a developer is proposing a meter greater than 2", suggest the
installation of multiple 2" services as needed to provide the anticipated
demand (manifolds are considered on case by case basis to limit
multiple trenching into the street)
Irrigation Use (where recycled water is not available)
All irrigation meters must be sized via irrigation calculations (in gom) prior
to approval The developer must provide these calculations Please follow
these guidelines
1 If the project is a newer development (newer than 1998), check the recent
improvement plans and observe if the new irrigation service is reflected on
the improvement sheets If so, at the water meter station, the demand in
gpm may be listed there Irrigation services are listed with a circled "I",
and potable water is typically a circled "W" The irrigation service should
look like
STA 1+00 Install 2" service and
5 meter (estimated 100 gpm)
2 If the improvement plans do not list the irrigation meter and the
service/meter will be installed via another instrument such as the building
plans or grading plans (w/ a right of way permit of course), then the
applicant must provide irrigation calculations for estimated worst-case
irrigation demand (largest zone with the farthest reach) Typically, Larry
Black has already reviewed this if landscape plans have been prepared,
but the applicant must provide the calculations to you for your use Once
you have received a good example of irrigation calculations, keep a set for
your reference In general the calculations will include
• Hydraulic grade line
• Elevation at point of connection (POC)
• Pressure at POC in pounds per square inch (PSI)
• Worse case zone (largest, farthest away from valve
• Total Sprinkler heads listed (with gpm use per head)
• Include a 10% residual pressure at point of connection
3 In general, all major sloped areas of a subdivision/project are to be
irrigated via separate irrigation meters (unless the project is only SFD with

charged with recycled water by CMWD, then the applicant can apply for a

prepared this update geotechmcal repoit foi the subject lots We undei stand that second-stoiy
additions will be constiucted on existing single-family residences at Lots 261, 273 and 279
Furthermore, you have indicated that a single-story foyei addition will be constructed to the existing
residence at Lot 295
The recommendations presented in the referenced reports are still applicable to the additions at the
subject lots Seismic design parameters and foundation recommendations are summarized herein
SEISMIC DESIGN
The site is located within Seismic Zone 4 according to UBC Figure 16-J The lots consist of
compacted fill soils and formational Torrey Sandstone For seismic design, the site is characterized

as soil types Sc and SD Table 1 summarizes site design criteria The values listed on Table 1 are for
the Rose Canyon Fault, which is identified as a Type B fault The Rose Canyon Fault is located

The following foundation recommendations are for one- or two-story residential structures and are
separated into categories dependent on the thickness and geometry of the underlying fill soils as well
as the Expansion Index of the prevailing subgrade soils of a particular building pad (or lot) The
recommended minimum foundation and intenor concrete slab design criteria for each category is
presented on Table 3 Table 4 and 5 presents a Summary of the As-Graded Building Pad Conditions
and a Summary of the Recommended Foundation Category for each lot, respectively

Foundations for Category I, II or ID may be designed for an allowable soil bearing pressure of 2,000
pounds per square foot (psf) (dead plus live load) This bearing pressure may be increased by
one-third for transient loads due to wind or seismic forces Consideration should be given to
connecting patio slabs that exceed 5 feet m width to the building foundation to reduce the potential
for future separation to occur
No special subgrade presaturation is deemed necessary prior to placing concrete, however, the
exposed foundation and slab subgrade soils should be sprinkled, as necessary, to maintain a moist
condition as would be expected in any such concrete placement

Where buildings or other improvements are planned near the top of a slope steeper than 3 1
(horizontal vertical), special foundations and/or design considerations are recommended due to the
tendency for lateral soil movement to occur
• For fill slopes less than 20 feet high, building footings should be deepened such that the
bottom outside edge of the footing is at least 7 feet horizontally from the face of the slope
• When located next to a descending 3 1 (horizontal vertical) fill slope or steeper, the
foundations should be extended to a depth where the minimum horizontal distance is equal
to H73 (where H equals the vertical distance from the top of the fill slope to the base of the
fill soils) with a minimum of 7 feet but need not exceed 40 feet The horizontal distance is
measured from the outer, deepest edge of the footing to the face of the slope
• If swimming pools are planned, Geocon Incorporated should be contacted for a review of
specific site conditions
• Although other improvements that are relatively rigid or brittle (such as concrete flatwork or
masonry walls) may experience some distress if located near the top of a slope, it is generally
not economical to mitigate this potential It may be possible, however, to incorporate design
measures that would permit some lateral soil movement without causing extensive distress
Geocon Incorporated should be consulted for specific recommendations
The recommendations of this report are intended to reduce the potential for slabs to crack due to
expansive soils (if present), differential settlement of deep fills, or fills of varying thicknesses
However, even with the incorporation of the recommendations presented herein, foundations, stucco
walls, and slabs-on-grade placed on such conditions may still exhibit some cracking due to soil
movement and/or shrinkage The occurrence of concrete shimkage cracks is independent of the
supporting soil characteristics Their occurrence may be reduced and/or controlled by limiting the
slump of the concrete, proper concrete placement and curing, and the placement of crack-control
joints at periodic intervals, particulaily where re-entrant slab cornels occur
